hinde ba parang talo ka sa monthly dues ng mga condo? kasing isip ko parang nagrerent ka pa rin dahil sa cashout mo every month though hinde naman ganun kalaki, pero kahit na hehe.
pero i still want to own one in the future, pwede ko pa rent ifever haha

Yes. You pay for the actual maintenance of the condo especially the common areas and also the personnel running the condo, so you have to pay.

^ A lot of those who rent out, dapat yung nagrerent ang magbabayad ng monthly dues coz technically, sila yung "nakikinabang" sa pinupuntahan ng monthly dues mo.  Monthly dues are actually per square meter, so not really expensive especially if hindi naman masyadong mataas yung singil ng association.

I'm planning to buy a condo unit dito sa may vito cruz kasi maganda ang location from a seller kaya lang medyo natatakot ako kasi hindi ko alam kung paano ang process.  Good deal na yung binibigay niya kasi 2M+ lang samantalang selling price from agents is 3.4M ata

Worth it din if you have applicable plans. Pwede mo ipa rent yan pero iba pa rin kasi talaga yung house and lot. Ang lot kasi nag-a-appreciate talaga ang value as time goes by.

^^ in most condos, carpark spaces are being sold separately, and covered by separate titles. One space of 12 sq. meter usually sells for P600,000 up in makati condos.

For me, house & lot is a better investment than a condo. We owned a condo before but we sold it, hindi namin natirhan man lang. The space is very small, pag gusto mong magpa-modify kahit sa loob ng unit mo, you'll have to pay construction bond of 100K. The association dues are expensive. Yes, there's security but there's still no assurance that you are 100% safe. (There's this news I heard before na this one condo nagkaroon ng barilan bcoz yung security guard mismo ang nambaril, parang nawala ata sa sarili coz nalipasan ng gutom!). Also, maganda nga ang condo coz you have a swimming pool within reach, bababa ka lang sa unit mo. Kaso, just imagine lang yung mga nauuso ngayon na condos na "in clusters" or community-type na several towers in one compound. What if all the unit owners gusto magswimming or gumamit ng gym or any other facilities all at the same time, just imagine how jampacked the pool or gym will be. Yes there's a garden, pero it's not just yours, it's for all the unit owners.
So, after selling our condo, hubby and I settled for a house & lot in an executive village. What more could we ask for? There's security 24/7, there's garbage collection, we have our very own garden and carport, we have a 2-storey house which we can enhance/modify with just 20K contruction bond, we have olympic-sized swimming pool inside the village. The village is very clean and quiet. The monthly dues is just 500k a month.

sa amin, base namin sa mga ads sa internet and sa admin sa condo..

condo vs house and lot syempre house and lot tayo lahat.. it depends on your purpose kasi.. tulad namin, binili namin ang condo for 2 reasons: 1) for business reasons.. In 5yrs mababayaran na ang condo unit dahil sa pinaparent namin ito.. In short, nag cash out lang kami ng 20% for the downpayment (plus transfer fees) and that's it.. If we will not use the condo unit after 5yrs, the rental fee will become our added monthly income.. plus the parking space..  2) we want to have a place to stay within CBD area.. nahirapan kami maghanap ng place within makati/ortigas na maganda ang subdivision na within our budget.. Then we realized we cannot afford to acquire a house and lot within the heart of Makati.. Our house is located at paranaque at grabe ang traffic..

by the way, we're working abroad kaya ang condo unit para syang backup place to stay namin if ever we decide to come back home kasi for sure Makati area lang namin gusto mag work or Ortigas.. Else, we'll retire at our home sa paranaque and we'll retain the condo unit para magkaron kami ng extra income..

kahit saan tayo tumira sa pinas wala ng safe place.. condo or house and lot man.. ang tinitingnan na lang namin is kung ano ang sa pakiramdam namin na mas safe.. for example, may mga condo na kailangan ng proximity card to gain access sa elevator.. this is not 100% safe but it's a good try compared to others..

kami naman bumili ng condo for investment, pwede kasi namin parent and we don't have plan to stay sa condo. So yong rent sa condo yon na rin ang monthly amortization namin at may sobra pa.
