condo- worth investment nga ba?

I cannot believe what happened to my friend! Her condo unit got auctioned even though it was fully paid just because they accused her of not paying association dues (she was automatically enroled in the association without giving her notices or even billings)! Can you believe that? And megaworld who is supposed to protect its investors/clients, didn’t even step in to intervene even though it was their fault! 

Well, the main reason why she could not accept the unit is that megaworld was trying to turnover a unit that was way below standards. It had a lot of structural damage and even though it was on a high floor, it floods inside the unit.

And to top it all of, my friend does not even have a signle document from megaworld. No Contract To Buy & Sell, Deed of Sale at Approval for Turnover and not even the key to the unit. What kind of developer would swindle an honest investor like that?

And would you believe megaworld does not even pay real-estate tax to the government. That’s probably the reason why they have already earned PHP3B on the 1st nine months of 2009.

I am deeply sorry and sad for my friend. Because she does not have a single document,  she is not a legal entity, just a registered buyer. So what now, will my friend’s investment vanish like smoke? I hope not and I hope that megaworld gets a dose of its medicine for what it is doing to the hard-earned money of Filipino investors (like OFWs) like my friend. I know there are many out there in the same predicament and ordeal.

^I got my unit through Megaworld too pero preselling ang kinuha ko at 2012 pa ready ang building.

Sana nong nagstart pa lang ang friend mong magbayad nagrequest na sya ng documents as a proof na nagbabayad sya. Meron naman monthly receipt na pinapadala ang megaworld kaya pwede din nyang gamitin yon. I don't think pwedeng ibenta ng megaworld ng basta basta ang unit sa iba lalo na kung taken na ang unit. At kung sakali man na i-offer nila sa iba yon may notice dapat na mareceive ang friend mo.

Ilang taon na bang hindi nagbabayad ang friend mo ng Association dues? As far as I know upon turnover dapat check ng owner ang unit at kung may problema report nya agad para magawan ng paraan para maayos agad.

Saang location sya kumuha ng unit?

Naku mga sisses, be very-very careful sa mga 'yan. 

We also invested in condos, we bought them in 2007 sa 2010-2011 ang turnover.  Maganda kasi off-plan so marami kaming nakuhang discounts which made us under the VAT threshold.  I think one very useful piece of advice mga sisses eh ang VAT consideration, properties below P2.5m is VAT-free.  So if the list price is P2,499,999, you'll pay the list price, kung P2,500,001, you'll pay P2.8m, sayang din yung P300k, ano, parang tubo na namin yun kesa mapunta sa government.

Sa amin din every month may pinapadalang receipt kaya sobrang labo yong sinasabi dito na wala kahit isang papers. Kung first month pa lang wala ng binigay na receipt dapat nagreklamo na agad kasi kung ako yan na walang binibigay na receipt magrereklamo na agad ako sa unang buwan pa lang. hindi na ako maghihintay ng turn over ng unit na wala man lang akong nakitang papers.

Hard lesson learned: never buy pre-selling condos unless it's from well-established developers.  I don't even consider Megaworld that reliable, kasi may mga nadelay silang project in recent years.  Cityland may be cheap pero super daling iparent and alam mong matatapos

I plan on starting to invest in 1 to 2 years in a condo unit.  Sulit eh.  I can see how it's going to benefit me when I retire in a few decades.

I just received my Contract to Buy and Sell from Megaworld. Some still prefer preselling kasi mas mura, mas mahal na kasi ang condo kapag tapos na at halos doble ang price.

Sa ngayon wala akong masasabing negative sa Megaworld kasi maayos naman ang transaction ko sa kanila.

i need advises sis. i have a 1 bedroom condo just sitting at the Fort. No tenants kase andito ako sa US. fully-paid na yun. I want to sell. Pero magkano kaya? I want it rented out pero magkano rin kaya monthly for unfurnished unit?

Do i still keep it o ibenta ko na lang?

hi! i just logged on coz i was busy with work. actually my friend signed the CONTRACT TO BUY AND SELL (CTBS)... 3x pa nga yata.parati tuwing mag-papa-followup at manghihingi ng copy (kasi client muna raw ang pirma then Megaworld then notarize). wala sila mabigay. in fact nung fully paid na sya, nagpapapirma pa rin ng CTBS pero hindi na sya pumirma. out of the country sya parati and very busy. she expected Megaworld to do their part. she has all the cleared checks on file and acknowledged naman ng Megaworld na fully paid sya.

nakaroon nga raw sila ng conference with hlurb and "no show" ang Megaworld.

baka may mga kakilala kayo ng may mga outstanding/updated na hinanakit sa Megaworld. gusto ko syang tulungan. ilalapit ko ang mga atraso nila sa media para magkaroon ng katarungan. you can email me at anditoako8@gmail.com.

I suggest your friend get a lawyer   to represent her. 
First, because she is frequently out of the countryand very busy   
Seond, you are dealing with a big company  with a battery of lawyers.

...and yes, kami nga muna nag sign ng Contract to Sell before Megaworld, without that the property is deemed not yours, am not a lawyer though.  Still you have the cleared checks on hand...so a lawyer would be able to help you with that.  goodluck.

Sa Fort siguro, pag ONE room- pwede upto  P50k rental.  Can you contact the administrator of the building?  I know others do accept  rental payments  on your behalf in exchange for some commission.

If you can hold on to your unit for a while that'd be better.  Selling you unit now is kinda early.  Fort is still in its early stages I reckon and lots of building are still being built, kalaban mo mga new units ( rent to own/installments)...so you might have to take a loss, sayang naman diba?

Ngayon naman na bumili na ako ng condo nalilito naman ako kung paparentahan ko o doon ako titira.

For me, it's a good investment.  Right now, we're earning rental income of P17k/month (P14k for the unit, P3k for the parking slot) from our condo unit and if we sell it now, we'll get a profit of at least P500k.

it's a good investment only if you have excess money. otherwise, still better to start a good and profitable business
