condo- worth investment nga ba?

depende siguro sa condo - location, classification, etc. i bought a condo dati for 3 million, hindi pa turn-over noon, pre-selling pa lang. After a year and after turnover, nag-appreciate yung value. i sold it for 4 million. good investment na rin.

I've heard a lot of comments in getting a condo, sabi nila hindi daw maganda kasi nga naman if in case na nagkaron ng lindol, at gumuho yun, la ka ng bahay, kasi hindi naman sayo ang lupa, but I dont know what insurance offer ng condo in those scenarios.

sa palagay ko hindi worth, kung mag iinvest ka din lang, H&L nalang for sure maipapamana mo pa ito sa grand children mo. Lalo na ngayon sa hirap nga buhay, kailangan mong ilagay ang pera mo sa tama at safe investment.

if you're planning to have a small family lang like one or 2 kids lang okay na rin and basta near lang sa workplace mo.

sa tingin ko nman ok naman syang investment lalo na kung maganda ang location at reputable ang developer.

lalo na kung maganda ang payment terms, like our case na hindi naman kami umuupa ngayon pero malayo yung bahay namin sa mga workplace namin kaya we decided to get a pre-selling condo na super maganda ang payment terms, at least we can look forward to moving there in a few years time. :-)

cambridge - panget location, it's near floodway daw and napapaligiran of squatters ata, i read it somewhere before.

True. Not a good location at all. I mean maganda yung loob ng Cambrdge mismo but the surrounding area is a slum area na as in lage may nag-aaway and all.

^^Hirap na din ibenta ng mga units don sis. Yung dating boss ko bumili sila ng hubby nya nung super bago pa lang yon. Tapos before they went to the States binebenta nila kaso pag nalalaman na don yung location umaatras ang mga buyers kahit super mura na ng benta nila. Ayon until now wala pa din.

Good investment ang condo kung okay ang location, and okay ang developer..

hindi ba mahirap maghanap ng buyer ng condo? pano ang terms nun? kasi diba, ang hirap naman kung spot cash. ang bigat sa bulsa.

^^ hindi din sis. sometime paupahan mo, puede ka parin malugi kasi mas mabilis minsan maluma ang place dahil sa tenant.

sa condo ba pwede yung transfer of ownership? for example, kung five year yung term tapos nakabayad ka na ng first year, then something came up at biglang kinailangan mo i-give up. can you sell it by letting the buyer pay yung one year na nabayaran mo tapos siya na lang magpapatuloy ng remaining 4 years?

actually, there's no bank involve kasi in-house financing naman siya. yun nga lang, kinda change mind dahil may naka-pending na application for migration. baka kasi mauna yung approval ng migration than ma-fully paid yung condo eh.

Basta prime location like malapit sa mall/connected sa mall, accessible, convinient place mabilis tumaas ang value kaya ok na investment

imho, buying condos and renting them out are good ways to get passive income in the future.
just make sure okay ang developer and maganda ang location.

for people that live far away and got condos to live in muna while working in the business district, i consider this as good investment also since u get to save time and gas.

for me okay ang condo kung ang location ay sa The Fort, Eastwood, Makati and Ortigas pero kung sa sulok na tapos ang matatanaw mo pa ay squatter hindi na worth yon.
