better pa rin to invest in a house and lot. ang condo, max life is 50 years, after which kailangan icondemn yung building. para ka lang din nagrent kase in the end, you won't get anything.

for me house and lot is way better to invest than a condo...i had a friend na may unit as in ang mahal ha 3M ata but walang bedroom..kaloka,sabi ko kung sa subdivision yan or village malaki laki na yung lot na makukuha mo sa price na 3M...hindi sulit yung money mo sa condo...

parang advantage lang ata is yung security and the view pati yung access niya...

madaming bawal pag sa condo ka...mag renovate ng unit mo kelangan mo pang ipaalam sa developer ba yun or engineer ng condo yung plan...

i dont see anything wrong with owning a condo. magandang investment pa rin ito...depende kung saan at anong klaseng condo ka nakatira. basta pag bibili ka ng condo, huwag kang bibili dahil lang mura. karamihan kasi sa atin, na-a-attract sa presyo agad. pero hindi ninyo ba napansin na ang pinakamura, usually yon ang mga hindi maganda at mahirap ibenta?

if you really want a condo for an investment, you have to do your homework. a great location, a builder with a good reputation and a good size condo, those are just some of the major deciding factors if the condo will increase its value or not.
it maybe more expensive than the others but it only means that the marketability is higher.

of course, you don't want to live in the condo for the rest of your life so the life span of the building is not really that important unless you are buying a pre-owned condo. if you want to make a profit out of it, its best that you are the first owner.

if you want to sell your condo after 5-8 years of living there, you have to do some renovations/re-decorations to make it attractive to your target buyers. e kanino ba mabenta ang mga condo? sa mga singles, yuppies at sa mga couples na nag-start pa lang. so dapat yung ayos ng condo mo will please them.

it's a good investment pero kung titirahan talaga, i prefer yung house talaga na may garden, kase sa condo parang hindi ka makahinga aside from that, me mga fees pa na dapat bayadan

same here sis..dati gusto ko din pero nong nag overnight ako sa condo ng friend ko hindi ako sanay as in,iba pa din yung pag lalabas ka may garden na then super paranoid ako pag sa condo..LOL..seguro kung wala akong babies oks lang for me na tumira sa condo..oh well kanya kanya ng preference nga..

technically, para ka ngang nagrent but baka hindi mo na din abutin yung 50 years. but if you intend to give it your children as inheritance, dun ka matatalo.

true,,hindi pwedeng ipamana sa mga anak or apo...not like house and LOT andun lang kahit abutin pa ng ilang years..tataas pa ang market value..

i think the primary attraction talaga ng condo is convinience in terms of location and amenities.

Kung investment siguro, maganda na rin.  Dati nung naghahanap kami ng mga kaibigan ko ng matitirhan na malapit sa office, may nakita kami na mga condo na pinapabedspace, P3,500 per person, mga 6 -8 persons per unit usually.  Mahigit 4 years ago pa yata yun.  Karamihan ng nakukuha nila mga nagtratrabaho sa call center na umiiwas umuwi ng alanganing oras.

^^my colleagues been doing that, yes 3-4 sila sa isang room and when we went there I can't imagine ang sikip nila, all guys pa sila  (that is not the loft type - pero even if it's a loft type parang nasisikipan pa rin ako - though better kesa mag bedspace ka sa kung saan-saan) and yun nga hati hati raw sila sa bayad.

^ My bro used to work in real estate.  He sells condo pero siya mismo nag discourage sakin to invest sa ganyan.  May point din yung suggestion na dapat maganda ang location, size and yung builder, nasa sayo naman yan.

i think, depende how you use it.  kung balak mong maging tirahan ng pamilya mo para ipamana e talo ka talaga.  pero kung kukuha ka ng condo para pa-rentahan lang para umiikot yung pera...ibang usapan na yan.

is it true na after 50 years di na sayo yung condo coz it needs to tear down. akala ko puede ang extension kasi co-owner na kayo dun sa lupa puedeng mag appeal yung mga owner/tenant.

magpapareserve pa naman na ako sa isang condo sa QC ang developer ay SM.

i dont think so.
it is much more expensive than a house/lot or a townhouse.
i compared circulo verde and Somerset Place.. both in the vicinity of Manngahan/Eastwood area.. For same amount of money, you get more space from Somerset.
Security naman sa isang village okay din kasi may guards naman. I think sa Somerset at least 3 guards on duty each time, one for each of 2 gates and a roving guard. Meron din amenities like a pool (small nga lang) and then also the monthly fees takes care of garbage etc. Cheaper pa than condo kasi around P300 lang.. May own parking space ka pa..

I think sulit lang kung condotel sya.. pero di din ako sure!

advantages ng condo investment is that:
1. you can lease it or parent to people who wants.
2. or stay there during vacation or travelling to cities.
 its still an investment.
3. easy access and convenient sa work or malls. kasi most condo's are located sa mga business districts ng mga cities.

disadvantages:
1. parang you're still renting kasi nga sa monthly association dues na binabayaran.
2. hindi sya homey kasi ang sikip sikip ng mga areas. movable pa dapat lahat ng gamit.
