worth nga ba kumuha ng condo? especially now na GFC?

personally, i've never considered investing in a condo for many reasons... primary reason is the space... in an event of fire or building collapse or something, you dont have anything to get back... i know there must be some form of insurance, but i dont think it will suffice to buy new property...

actually, i always ask those condo realtors to convince me that a condo is a better purchase than a house and lot with almost the same price... not one of these realtors can give me a satisfactory answer...

if reason is solely for investment purposes, you'll definitely gain. people buy them for purpose of renting it out, as a vacation home or for a quick sell. minimum profit could be around 500K.

if you're not familiar with how real estate works, then you might lose big-time. pag hindi mo nabenta agad yung property, lugi ka kasi natutulog lang pera mo. this is especially bad for pre-selling condos lalo na kung nadelay ang end ng project. you have no choice but to let the money sit there.

second, if you're not up to being a landlord, masakit sa ulo ang pagpapa-renta. madaming pasaway na rentors. lalo na kung condo kasi madaming rules andd regulations ang condo and if the rentors are pasaway, ang hirap nilang disiplinahin.

but if you have the money to just sit there, then go ahead and buy a condo. pero just like any investment, there's no assurance and guarantee that it will yield you a high profit.

depends which condo you are looking at.

pag tama naman napili mo, hindi naman masikip.  ang advantage ng condo for me is security, which I cannot have pag sariling bahay, unless maghire ako ng sarili kong security guard na 24 hours.

another advantage is someone to take care of all the facilities ng hindi ko inaalala.  I can also leave my unit ng hindi nag aalala kung may nagsquat na inside or what

pag gising ko sa umaga, walang maingay. parang nasa hotel ka. kasi walang kahol ng aso, ingay from the neighbor, etc.

Kung may life-span, ano mangyayari sa condo mo?? Ibabalik ba syo ang pera na binayad mo?? or ililipat ka lang sa ibang condo??

my friend bought a condo last year and now suddenly she is selling it for a reason she wont tell. Cambridge daw near Pasig. 40 sq loft type 1.5M daw.

there are risks lalo na pag pre-selling stage lang, kasi pag kinulang sa funding yung developer, wala kang magagawa pag nadelay nang nadelay yung pag build nila... pero, the moment you miss a payment, you risk losing the unit or you could get into legal problems...

this is also why it's more advisable to buy house and lot instead of condos... at least kung hindi man magawa yung bahay, may lupa ka pa ring pinaghahawakan...

honestly, hindi ko nagustuhan tumira sa condo, there was a timw kasi i had to stay there. kapag sanay ka na sa house, magaadjust ka talaga, investment siguro is fine, but bear in mind the "little details" na big pala like association dues. ang bahay kapag fullu paid na tax nalang per anum babayaran mo, ang condo every month may association fees for garbage, guard, elevator etc. 4k a month yung samin. imagine if nagbabayad ka na nga ng condo mo then nagbabayad ka pa ng fees and take note forever yun and it increases. naexperience ko pa nag nagaaway kapitbahay mo rinig na rinig mo talaga hindi ka makatulog.

Tingin ko house of condo, pre-sell, pareho may risk na hindi matapos and you dont get your money's worth.  But assuming nakuha mo... what I hate about condo pre-selling:

yung unit mismo, yung feel once you enter the place. you wont be able to. kasi nga hindi pa nakatayo ang building. all you are dreaming of is the model unit and only to see the unit na hindi naman ganun. 

as I have said before, may iba nagugulat, at bigla ang pangit ng view ng veranda nila - hindi mo naman kasi matancha ano makikita mo from "up there" at which flr. though you would have an idea kung rising sun or hindi.  but then again, kung nagtitipid ang developer, puede din ma block ang view pag biglang maisipan ng sinuman magtayo ng another structure just beside your window/veranda.  wala kang magagawa.

because sa house, you have to do the garbage throwing, hiring guard on our own.  ito naman for me, necessary evil bec I want security.  I cannot afford to hire a guard dati sa house namin. Pero nung nagtransfer ako ng condo, at least hindi ko na worry yun. We have guards all over the place at hindi ko rin kelangan asikasuhin sila.  Kahit yung mga basura.  Kabwisit nung nasa house kami, aba, mga kapitbahay, sometimes san san lang magtapon. Tapos mga pusa, aso kung san san lang nagpopoopoo, gulong ng kotse mo minsan nagugulungan mo papasok/labas ng gate.  Pero sa condo, at least madaanan mo after ka pumasok sa premises, dapat walang mga ganun kasi may cleaners.  Tapos hindi ko narin problema kung daanan ba ng basurero ang basura namin at kelangan ko sya ilabas on time o hindi.  Yan ang mga reason bakit may association dues - not to mention other facilities like pool, etc na hindi ko narin iniisip ang pagmaintain but we get to use them.
