Buy RFO house and lot OR Build from scratch?

Hi GTalkers

Just want to start a discussion :)

Pro's and Con's of buying an RFO house and lot or just buying a lot and then papatayuan ng bahay. Ano mas preferred niyo for your first home? Saan location niyo pipiliin?

Let's say you have a maximum budget of P7.5M. :)

Build your own pa rin ang best specially given your budget. You can make your dream house dahil  for your approval lahat design, size, type of furnishings na gagamitin. Even yung material and brand na gagamitin will undergo approval so hindi sub standard ang magiging bahay (kung hindi ka maloloko ng contractor)

for 7.5M na budget then standard cost per sqm around 25k - 35k.. you can have 200-300sqm house

Budget of 7.5M for the house alone? Ibang usapan kasi pag wala pa lot eh.

For the first home, I?d go for RFO as panimula. Dun mo kasi makikita ang mga gusto at ayaw mo sa isang bahay or community. Then slowly, maco-conceptualize mo yung dream house mo.

We bought an empty lot three months ago because we don't need to build a house right away naman. We bought a lot in Taguig.  Plus we can design our own house according to our style.  However, if you need a house to live in right away and your budget is 7.5M tight nga talaga sya.  But I think you can find empty lot in Metro Manila but around Fairview or Pque areas na.  You can also find a townhouse for 7.5M within Metro Manila.

Just to give you an idea, a townhouse in  Pasig costs around 9M-11M but all-in na sya and Ayala ang developer. We thought of buying a townhouse but decided against it. But if you're amenable to living outside Metro Manila, your budget can go a long way.

Ang cost naman ng construction that depends on your contractor. For e.g. fit-out ng condo namin is 800k na but that's just fit out. Pag construction ng condo, around 25k-30k per sqm ang usual rate.
