Tips on buying a condo unit

Hi sissies! First time ko kasi sa mga gantong bagay. Wala pa ako masyado idea. My husband wants to have a condo ever since. Ako kasi sabi ko mas gusto ko kung maghuhulugan tayo, house and lot na. Pero lately, naconvince na din ako na mag condo kasi gusto ko na talaga umalis sa tinitirhan namin ngayon and mas mapapabilis pag condo. Then later nalang kami kukuha ng house and lot pag medyo patapos na namin hulugan ang condo. Tamang tama pag medyo malalaki na mga bata.

Sissies, any tips on availing pre-selling condo unit? Pasig area ang target namin.

One Spatial
May isa sa Fairview (old batchmate ko kasi yung sawa agent) Trees Residences

Baka may mga pros and cons kayo na mabibigay in buying a condo.

pros:
security, pwede mo iwanan for long periods of time
very accessible halos sa lahat. iwas traffic din kasi ang lapit mo lang sa malls etc

cons:
walang lupa (wala ka rin naman mabibili na lote na mura within manila)
maliit lang ang space
di pwede maingay

Hi sis Pink. I'm living in Arezzo so far so good naman. Walang baha, and like what they say may pros and cons din talaga
Pros-relaxing, may enjoy amenities,with security and tahimik
Cons- limited space (unless you buy a bigger unit or combined units) , parking space is of different payment, may mga rules

- We are happy with Arezzo but we also invested for a lot in Cavite, Antel Grand Vill. , in time kasi will be needing bigger space for family. Both areas are really recommended

Gusto ko din bumili pero around Makati sana para near sa work. Diba marami ngayon ginagawa dun, any suggestions naman diyan mga sis. Salamat

My question naman is: Any tips on buying a condo unit around BGC and Ortigas? I'm really planning to invest on something 'cause I think I do have a "decent" savings already. I'll be using it so 1 bedroom is just right. What condominiums are the best around the area? and What condominiums are affordable but decent?

I don't like searching on google about "the best" kasi usually for ads yung lumalabas I wanna know straight from the ones with experience

I'm thinking of aquiring one to have a self liquidating asset in time. But then I realize, I can sell it agad after turnover siguro naman by that time, nag increase na value niya then get another one parang buy and sell na, How would I get news if there'd be preselling condos kaya?

^ hanap ka ng mapagkakatiwalaan na agent. They will send you info on new developments. Or check mo sa websites nila.

Ang advise sa akin di maganda bumili ng condo for re-selling kasi maliit market sa Pilipinas ng pre-owned condo.

Most people will prefer to buy pre-selling kasi may stretch payments for the downpayment so di nila kailangan ng malaking amount. 10% lang on signing of contract, 10% over 2-3 years. Pag 2nd buyer ka, the bank will require, 20-30% of the value of the property.

Yung inoffer sa amin 2 years na nya binebenta yung unit nya, 5M furnished and  renovated na. She ended up selling it for 3.5M - 2.5M upfront and 1M paid monthly.

Know who the developer is, by knowing kase malalaman mo kung matibay ba ang pagkaka gawa. Check yung location, malapit ba sa mga importanteng lugar like, ospital? simbahan? groceries?
Check yung palibot nung property, safe ba? At the end of the day, para sakin, safety and comfort ang titignan ko.

Just want to up this thread. First thing to do when buying condo? Like ano dapat ang need pirmahan, ano ang need dapat hingiin sa agent, legal docs and para hindi maloko. Wala pa ko alam sa mga pagbili ng real estate, so need inputs. Tia.

Legally they should have a License to Sell before they market and sell the properties. You can find this on the HLURB website, but I am certain the records are not up to date. The HLURB paper records are more accurate.

We were extremely disappointed with a large developer and we complained to HLURB. We were able to get our downpayment back. One of their violations was that they sold us the unit several months before the License to Sell was issued.

Magkano price range mo ng affordable sis? Kasi sa Ortigas wala nang P3M to P4M diyan kahit pre-selling. May alam ako pre-selling diyan ngayon pero ang presyo ng 1 Bedroom nasa P6M to P7M na lowest. Mas mahal pa I'm sure if BGC unless di masyado kilalang developer and medyo malayo sa sentro. Mas may chance ka mkakuha ng affordable if sa Pasig area, meron dun dalawa pre-launching pa lang.

May I ask who is the developer? Please PM if it's not allowed to say out here. I am looking to purchase a property that has been turned over in 2011 to the orig owner by a large developer of condos starting w M. 8 years later wala pa ring CCT, and the unit is in Tower 1. Gusto ko bilhin kasi the seller is selling at orig price. Contract to Sell lang hawak ng seller and bank certification na may loan. Ichcheck ko pa with Condo Admin and bank if they are indeed the true owner. Pero if ang issue is mother title ng CCT baka mahirapan din akong ibenta later on (which I plan to do next year).  Baka parehong developer...
