Hi sis bluish mommy, nakuha ko na yung 1st release ng check ko which is 30%.
Question, pano ang process para sa 2nd and next releases? Hindi naman kasi ako inorient kung ano gagawin pag naubos na yung money. Tho enemail ko na sila para sa next appraisal.
Usually gaano katagal kaya nila nabibigay ang next releases kasi ayoko naman sana mahinto yung pagttrabaho. May buffer naman ako ng budget pero baka kasi mabitin if ever matagal sila magrelease ulit.

^usually, yung contractor mo alam na nya kung ilang % na ang progress. at least 2wks or a week before you need the next release fund, ipapacheck nyo na yan sa bank para mainspect nila ang progress. Then ivi-visit ng taga bank, after few days of evaluation, magre-release na sila kung pasado ka sa 1st inspection.

We just came from Robinsons Bank this morning para magpa-assess. Their interest now is 6.88%. Whereas I inquired from Bank of Makati, their interest is 6.77%. If anyone interested for housing loan via Bank of Makati PM me I have a friend working there, he can help you fast track the approval. Thanks

Pagibig is at 4.9 for 1yr and 5.37 for 3yrs. Even if you get the 1 yr, and pagibig is governed by law not to increase the interest more than 2% unlike banks that they can increase the rate with no limit so depends on the 'competition'

If one of the requirements ni pagbig ang deed of sale which is i think yes, then i doubt na pwede mo gawing strategy yan. Kasi yung amount of loan hindi naman dictated by you, amount will be based dun sa selling price na nasa contract ni buyer and seller. also around 70% lang ang inaapprove ni pagibig regardless kung pasok yung sahod sa higher amount, you can use pagibig calculator online, yung lang din mismo ang ginagamit ni pagibig kapag pumunta ka to inquire. 6% ang capital gains the rest ng need mo gastusin is 1% or less na(title etc). if you want to save on the tax you will need more money onhand.

mukhang napaghalo po ninyo ang proseso: Title of Transfer at Home Loan with Pagibig, magkahiwalay po na proseso yan. ang Title po is required by Pagibig (or any bank institution) which should be under your name.

una po sa lahat, labas na po si Pagibig sa processing ng pagpapatransfer ng title or sa bentahan na magaganap between a seller and buyer. PAGIBIG does its own assessment of property at kung anong value ang na assess nila dun lang sila magba-base ng ipapahiram sa iyo (of course icoconsider din nila eligibility ninyo for the loan, example ang capacity to pay, PAGIBIG contributions, at iba pang criteria). Normally, ang ipinahihiram ng Pagibig is between 70% to 90% of the assessed amount. kunwari tingin nila P2M lang yung buong property, ang maipapahiram nila sa inyo is just between 1.4M to 1.8M, yung kakulangan ay kailangan po ninyong i-cashout sa seller yan, either cash or staggered depende sa pag-uusapan nyo, labas na po si Pagibig dito sa point na ito ang concern lang nya eh yung ipahihiram nya sa iyo. Hindi po kayo ng magdi-dikta ng amount sa Pagibig kung magkano gusto nyo i-loan, kayo ang magde-depend sa kung magkano lang ang ipapahiram nila sa inyo.

ngayon naman po sa pagpoproseso ng pagtatransfer ng Title, una sa lahat kailangan ninyong magbayad sa BIR ng capital gains, and to do that, you have to execute an Absolute Deed of Sale, dito naka saad kung magkano ang naging bentahan. at yung amount na nakalagay, yan ang basis ng BIR for any computation ng tax when transferring a title. Notarized dapat ang DOA. ginawa na namin ito, we had 2 DOA, yung mas maliit na amount ang pina notarize namin, at yung isang DOA andun talaga ang tamang amount na bentahan between the buyer and seller. Hindi pwedeng masyadong mababa ang ilagay nyo na amount, amount should be between zonal value and market value. kunwari ang zonal value is P1.5M tapos ang market value (normally eto ang sinusunod ng seller) P2M, pwedeng ang nakalagay sa DOA 1.7M siguro, yung medyo realistic naman, hindi nyo pwedeng ilagay na P1M kasi mas mababa yan sa zonal value, kahit P500k pa ilagay nyo dyan, susundin ng BIR ang zonal value pa rin sa computation, which ever is higher.

hello! meron po ba may recently approved home loan sa Security Bank? how long bago na-release yung LOG? mine kasi mga 7 days na wala pa din.. meron ba dito na yung seller/owner ng pre-owned based abroad nag require din ba yung bank ng consularized SPA?

Not sure if this is the correct thread to post this question.

May nakapag-try na po ba sa inyo mag-back-out with the property you availed prior loaning it to a bank or HDMF? May part ba ng equity ang maibabalik esp if fault ni developer?

Ito po kasi ang nangyari, February 2017 when I bought a condo, per CTS, turn-over is September 2018. I completed the 10% equity on August 2018. Come early 2019, I received a mail from the developer that they will request to HLURB to extend the completion of the condo, wala po na-mention if kelan na ang turn-over. I requested to continue to pay the equity para makabawas sa TCP but they insisted for the stop payment, they asked me to write them a letter for the stop payment, gusto din kasi nila na ipasok sa in-house financing while on-going pa ang construction, i declined because sobrang lugi ako dahil bukod sa mataas na amortization is hindi pa natu-turn-over ang condo. April 2019 when they emailed me that the stop payment request was approved and will continue by January 2020 or defer it depending if the condo will be completed by that time. I was surprised when last week they texted me to pay amortization from January 2020 to December 2020 plus adjustments amounting to more than a quarter of a million. I was so surprised kasi out of nowhere sisingilin ako ng ganun kalaki ng wala man lang paramdam from them.

Dahil na rin sa worst service nila sa akin bukod pa sa delay nilang turn-over, im thinking to cancel my condo. If ika-cancel ko po may mare-refund po ba ako from the 10% of the TCP na naibayad ko? understand na yung downpayment po is forfeited na but how about the equity?

Please enlighten me on what to do with this.

^I availed yearly repricing kasi hindi ako nagpa-fixed. my fault, kung alam ko lang hindi nila ako pagbibigyan i-negotiate ang rate, nag-fix na sana ako... I get 7.5% yearly, badtrip talaga!

Hello sis @bluish_mommy, pwede ko ba malaman how much na ang pinakarecent interest mo sa chinabank? I asked them the other month and 8% na daw ang repricing nila. Grabe ang taas, akala ko bababa due to pandemic pero babawian pala nila yung mga may loan. Mag aaniversary na ako soon, planning to have a balloon payment na malaki laki para hindi masyadong talo sa bagong interest. Thanks!

Update on my Pagibig loan, good feedback for me when I applied before the 1yr fixed rate was 5.5% but after approval they gave me 5.35%. So after 1 yr I was due for repricing and curious ako what will be the new rate so ayun it was still the same 5.35% so totoo nga yung advise sakin nuon na better to get the 1 yr repricing coz sa history ni pagibig more on lowering interest rate sila than increasing. Yey! tapos I also paid lumpsum amount on my loan anniv, ayun bawas siya diretso sa principal, the monthly remains the same. I am targeting to fully pay my loan in 5 yrs instead of 30yrs! for reference I loan approx. 4M.
