Sa mga nag house construction loan po, clarify ko lang. ina-appraise din po ba pati bill of materials na isasubmit sa bank? Halimbawa po na 2 million and nakalagay sa bill of materials, ibig ba sabihin pwedeng mas mababa pa sa 2million ang maging appraised value ng bank? Tapos based dun sa mas mababang appraised value dun huhugutin ang 70-80% loanable amount?

Hi sisses. Noob question lang.. Approved na kasi yung housing loan ko with BPI. Mag start na ako ng amortization next month. With this, anong docs kaya ang dapat ibigay sa akin ng developer? Wala pa kasi update from them kahit nag email na ako. As usual, mabilis lang pag collect ng payment, pero bulok ang after sales service.

ang ina-appraise ng bank is yung collateral mo, so kunwari ang 1M ang collateral mo, tapos 2M ang BOMs mo. ibibigay nila ang 80% ng collateral mo, plus yung 2M na BOMs (if they find it ok). sa amin kasi binigay naman ang nakalagay na amount sa BOMs, pero 80% lang sa lot.

Kung house & lot, dapat naka-move in ka na before ang 1st payment mo.  So, move-in clearance, house key, house plan, copy ng deed of absolute sale.

Kung RFO ang condo, then keys of the unit and contract to sell.
Kung pre-selling, contract to sell lang.

Nagvavary po ba yung sahod sa laki ng loan na pwede makuha? Also pwede ba pagsamahin ang sahod niyo ng asawa mo for instance para mapataas ang loan?

^yes, capacity to pay + take home pay are always the factors in considering the loanable amount. yes pwede nyo pagsamahin, co-borrower lalabas ang isang spouse.

Hello..ask ko lang gano ba katagal bago marelease yun niloan nyo..sa pnb kasi from the time nagpasa kami ng requirements for appraisal(w/c is 2-3wks daw)tapos wait daw kami ng 2 mos bago marelease yung loan..ganun ba talaga katagal?iniisip ko kasi baka di makapaghintay yung seller nung house na binibili namin kng ganun katagal.

Hello, thanks in advance sa sasagot.

What loan avenue (personal vs home) and which bank can you suggest for an OFW (for almost 7 years with an income of 85,000 Php net pay per month + 1 month bonus yearly) who wants to buy a lot (vacant) in cash (no construction plans just yet), without a collateral (if this is possible) assuming na first property nya ito na kukuhain? Husband is earning 90,000 Php net pay per month and is also based abroad as an OFW.

It would depend on the price of the lot you're going to buy... 500K and less, pwede na sa personal loan

Above that amount? Home loan.

I think rates are better pag home loan because it?s a secured loan. Unsecured ang personal loans usually so higher interest rates.

Sharing lang, we were getting a loan sana for our units. Na-shock ako sa hidden costs like loan application fees etc. Sa amount na gusto namin hiramin, nasa 150-200k yung charges.
In the end we decided not to borrow from the bank pero is there a way na ma-waive yung fees?

^---Baka naman kasama na yung transfer title at insurance sa 150-200K na charges.  Kasi kung loan application lang, usually 5k to 10k for the site inspection, especially kung outside the metro.

Waived yan site inspection fee kung accredited developer ni bank ang kukunan ng house.  Usually for new house & lot sa mga subdivision.

Hindi na waive ang transfer of title, tax at insurance.

Malaki yung mortgage registration fee nasa 100k na. 

Pero ang nasa quotation lang is:
1. Appraisal fee
2. Mortgage registration fee
3. Fire insurance
4. Notarial fee

Malaki kasi yata yung loan amount.
