hindi siya almost a month. almost 1 week lang din ang processing ng PBB. di lang kami agad lumipat kasi pinili ko yung long weekend Feb 6- 8. and also hinintay ko araw na walang pasok.

pwede na actually kami lumipat ng Feb 1, pero on that day, we made a last minute inspection first, like sa drainage, ceiling, kuryente etc. tapos saka pa lang kami namili ng mga small but important items like: walis, dustpan, etc. aside from that, pumunta pa kasi kami sa baby fair nung Jan 30. so di pa kami prepared maglipat nun.

^we got our home loan at 7% interest fixed rate for 5 years, for a 15-year term.

Taxable ba Yung 7% or may nga add on admin fees pa ba sila?

^we paid bank charges in the amount 69,000+. that includes the REM registration fee, doc stamps, notarial fee, fire insurance, mortgage redemption insurance etc.

For us mga sis, approved by BDO. Loan amount is 1.3M. Term is 5years, fixed rate at 6.88% for 5years. Kinuha namin yung pinakamabilis, taking advantage nadin kami habang may work abroad.

Ask ko lang sa mga nakapag housing loan sa pag-ibig, matatapos na yung equity na binabayaran namin sa developer. After nun ano ba mga step by step na prosesong gagawin?

I have a problem with my Pag-Ibig housing loan application and I hope to hear alternatives with our application po.

I'm a small business owner but I don't pay taxes since small time homebased business lang ako and kaka-start ko pa lang mid year last year. Project based po (minsan meron, minsan walang work). I got interested with acquiring a foreclosed property sa Pag-Ibig at nakapag-submit na kami ng requirements. After several months waiting for the result ng application ko, an officer from Pag-Ibig called me this morning asking to submit additional documents which are business permit and ITR 1701 plus receipt. Business permit I can procure but the ITR 1701 for 2015 eh wala po ako.

Me alternative ba para dito? Single pa lang ako, not yet married with my partner kaya hindi ko siya pwede maging co-borrower if ever. Paano kaya po ang pwede kong gawin para ma-grant na ang housing loan namin? Nakaka-stressed isip-isipin kung paano. Sana may makasagot kung ano pa po pwede kong gawin. Thanks

Fionaapple, ang taas ng interest rates mo ah. What bank yun? 6.50% ang offer sakin ng bdo sa fixed 5 yrs, 15 yrs to pay but I opted for Metrobank na compressed fixed 3 yrs, 13 yrs to pay at 6.25% with discounted bank fees

Thanks po sa replies dito. Dami ko po natututunan. Any feedback po with Unionbank? Parang gusto ko na kasing kunin yung offer nila na 6% fixed for 5 years with term of 10 years.

^hi sis. Philippine Business Bank. tinapatan lang nila yung binigay sa akin ng Security Bank, which is 7% din fixed for 5 years. ok na lang for me kasi mabilis naman kami nakalipat. sana ma-haggle ko na lang lower rates after 5 years or refinance sa Pag-ibig instead.

Hello mga sis.

Tatanong ko lang sana kung ang pagloan ba sa bank nakadepende ang amount sa upraise value ng lote. currently, may lote kami binibili, ang monthly namin dun 39100. Nabili ko sya ng 30 months to pay, walang interest. Ang total value nung lote namin, 1.173M.

Ngayon papagawa sana ako ng bahay na up and down. Pero ang estimate sakin ng contractor, 4M. Possible ba na makautang ako ng ganung halaga although 1M lang halaga ng lote ko?

Wala kaming ibang ariarian na pwedeng icollateral. Nagsisimula lang kami bumili at currently, rumerenta lang kami ng bahay.

Ano po sa tingin nyo?

Papagawa kase kami ng bahay and at the same time kukuha din kami ng insurance. Hindi ko lang sure kung ano dapat kunin.

Now is a really good time for us to get a housing loan pala. Mababa ang rates. When my parents got loan to construct our house it was at 9-10 % interest daw but that was 10 years ago.
