If it was me, I'd go for PAG-IBIG. Sayang naman pagiging member.

Kami, we prefer sa bank. Kasi nung nagpunta kami sa pag-ibig mas mahal interest rates. Sa banks nasa 5% nalang yearly repricing, sa pag-ibig nasa 7% pa. Depende rin sa income nyo yung interest rates nila. Mas matagal pa processing. Though mas matagal mong pwede bayaran unlike sa banks.

I agree. We got our loan at 5.5% from Metrobank last year, tapos appraised for the same interest rate for the next 3yrs :)

mas lenient lang kasi kapag Pagibig, compared sa bank, wag na wag kang papalya sa paghuhulog ng amortization, mas kakabahan ka kapag bank ang loan mo, business is business sa kanila.

also kapag sa bank, separate pa ang bayad sa MRI at Fire insurances unlike kapag sa Pagibig, kasama na sya sa amortization mo na kapag nicompute mo a total mas mura pa rin lalabas.

ang banko pansin ko, papadamahin ka lang sa first few years, then susunod nyan wala na, kahit pakiusapan mo magbaba ng interest rate, mahigpit sila, hindi agad agad na-a-approve.

i have an existing housing loan in a bank, I plan to refinance it in Pagibig.

competitive na rin naman ang rates ng Pagibig.. a month ago nagpa-compute ako ang binigay sa akin 6.5% na sample computation for 3 years yan eh.

let me know the steps once your done with this process sis. i might shift to pag-ibig after our 3yrs lock in period in case bumaba pa interes nila. the housing loan we got is payable within 20yrs, and even if its at 5.5% rate, mabigat pa rin sa bulsa. kung keri naman mahabain ng 30yrs para gumaan ang budget then this would be a good option.

I received conditional approval from BPI. 1.2M 10 yrs payable 6.88% fixed interest rate for 5yrs. Ok na ba ito mga sis? I read here na sa BDO 6.5% lang. Pero yung branch personnel offered me na free yung appraisal something. Ano ano po ba dapat bayaran initially pag nag apply ng housing loan? Tia!

Ang newcomer ko sa topic na to and inquired personally kanina sa Eastwest Bank. Nag iinquire palang ako pero kung makahikab ng ilang beses, parang antok na antok sya. Nawalan tuloy ako ng gana hehe!

Then while reading this thread, dito ko pa mas nagets yung fixed rate amount. Nung nagtatanong kasi ako sa taga Eastwest, hindi ako masagot ng matino. Nakakainis lang.

^Mejo di rin maganda ang customer service experience ko sa isang branch ng EastWest sis. Grabe naman yun.. parang ikaw pa talaga ang interesado sa kanila eh kaw nga customer. Try with other banks na lang.

Conditional approval is parang pre-approved loan. Parang loan offer sayo and once you pay processing fees, submit more requirements, sign papers saka lang proceed yun loan mo. Conditional approval is good for 1 month depends on the bank.

^approved na ang loan namin sa Security Bank, 7% per annum with 5-year repricing for 20 years. gusto sana namin yung Pag-ibig pero di accepted ng developer namin ang Pag-ibig. balak namin later na lang ipa-refinance sa Pag-ibig after 3-5 years or bago magre-price ang bank.

Hi sisses! Nareceive ko na final approval from BPI. Yung bank charges umabot ng 30,057.20. Eto yung breakdown:

Registration Fee                    Php 10,236.00
Processing and Handling              10,000.00
Documentary Stamps                    6,480.00
Notarial Fee                                    500.00
Fire Insurance Premium                2,841.20

Acceptable ba yung amount? May iba pa bang dapat bayaran bukod dito? Pls help! Thank you!
