Getting a Housing Loan (Thread 4)

Let's continue here as the previous thread has reached page 30 already.

Our loan in BDO was approved at 6.5% fixed for 5 years. Still reviewing  the contract before we sign it.

Okay naman sa BDO lahat ng tanong namin madaling nasasagot ng branch and even the loan officer at the Head Office who was assigned to us. Sa ibang banks kasi na natanungan namin nung nag scout kami ng best rates yung iba hindi kami masagot ng maayos. I've read somewhere na may banks na after ma-take out yung loan ang lousy na ng customer service.

Di ba normal to extend the same fixed rate kung 3years or more ang fixing? I noticed pag 1year lang yata. Sayang din.

talaga sis? ang baba lang pala ng rate ng bdo? mas mababa pa kaysa sa rcbc savings. nung naginquire ako ng 5 year fiing period, 6.88% ang bigay. ka-close pa namin yung loan officer sa lagay na yun.

Hi mga sis,

I got approved sa BPI, 1.5M for ten years, 5 years fixed rate.  I thought on the 6th year I will still have the option to choose whether to go for yearly repricing or another 5 year fixed rate.  Hindi daw pwede sabi ni BPI, after the 5 years, yearly repricing na daw, if ipilit ko daw ang 5 years fixed ulit, may charge daw.  Ganon ba talaga sa lahat ng banks?  I still want the option sana to select kung anong fixing ko after the first five years.

Yes, that's what I know din. Kaya very important to choose the fixing duration at medyo natagalan din kami magdecide.

mga sis, meron na ba nakapag-house construction loan dito sa inyo thru bpi or any other banks? Pano ba process nun? Pag 0% stage, magkano ba ang ibibigay ni bank? Let's say ang appraised value ng lot ay 1.1M? Then sa mga next stage, pano kung magawa na agad ang house, ibibigay na ba nila agad ang full loan amount?

ako naman MRI ang concern ko. First time kasi naming mag housing loan kaya I didn't bother myself that much on the insurance parts. kelangan pala tayo na ang yearly magbabayad ng MRI and fire insurance natin after the first year? ganun did ba ang arrangement sa housing loan niyo? any one here who has experienced lapsed payment on these insurances? nag lapse na kasi both MRI and fire insurance naming.

Sa PSBank via auto-debit siya so nung naglapse, sa account lang niya binawas yung insurance.

I think it depends on the setup you have with the bank so better to call and confirm.

^^ before, we had to renew every year and we just forwarded a copy of the OR to the bank. ask your bank about it na lang.

Question po:

If we apply for a housing loan, makaka-affect ba sa pagka-approve/denial ng application namin yung nag-default na credit card?

We are still negotiating directly with the credit card issuer pero di kami magkasundo sa amount na babayaran in full kaya hindi pa namin masettle but we have every intention of paying it in full para cleared na. Hindi naman namin ine-expect na it will be too soon pala na maglo-loan kami sa bank. Sana lang di kami ideny agad2x dahil nakikipag-ayos namin kami.

When we applied at Chinatrust, it did. And logically if you think about it, it definitely will.
Turns out my wife had a pre-approved card which was supposedly cancelled but the bank
kept on charging annual fess before writing it off as delinquent.

Chinatrust was the first bank we applied at and the next banks we applied at, we submitted
the certificate of full payment right off the bat so I'm not sure if it was just Chinatrust.

When we visited different banks to ask how we can apply for a loan, sinasabi ko na sa kanila 'yung issue about the credit card. So right now hinihintay ko na lang ang call from the bank issuer para ma-settle na namin.

I hope that providing the certificate of full payment will suffice. :)

^ sisses, first time to post in this thread...yung housing loan namin was approved by Pag-ibig recently..wala naman kami naging problema kasi developer assisted sya. Repricing period namin was every 3 yrs, 6.5% interest.

Current status namin is waiting for loan take out.

Meron na ba dito nakapagtry na pabago yung housing loan payment term after mareceive ang NOA (notice of approval)?

Kasi na-approve sa amin ay 30 years. Sadly ito talaga na-apply ng developer, pero ang nirequest talaga namin si 15 years lang.

Nag-email at tumatawag na ako sa Pag-ibig pero wala pa reply so far..

Hello! I'm new here. Conditionally approved ako sa RCBC Savings Bank ng housing loan worth 1.7M. Kaya lang yung term is 20 years, 5.75% interest for the first year then annual repricing. Waaah. Naloka/na-disappont ako nung tumawag yung loan officer and binalita sa'kin yun. Ang expected kase namin ni hubby, 15 years ang term and at least 5 years fixed rate. Ang question ko, anong techniques nyo when negotiating for the terms of your loan?

Ask ko lang po, kung 50k monthly income ko mag kano kaya ma approve sakin? Kasi sa mga loan calculator walang ganun,, sa pag ibig naman ang taas masyado.
