Property Loan: Bank vs. In House vs. Pag-ibig

Hello! Just wanna ask anyone who knows thw diff. Bet loans pag bank, in-house and pag-ibig. Say the property (land property) is priced at P2.4M. Nasa P360K ang DP. Then pano po ba pag nag loan. If anyone knows mga sample computation and how they work. i also heard that mas okay ang fixed rate in case of economic fluctuations. Some banks offer daw low rates example 6% pero it doesnt mean daw na throughout is yun na yun rate usually daw first year lang. Please I need help. This is my first time to buy a property. Tia!!!
