Are condos the new dorm?

Planning to buy a condo for investment and also thinking sino ang target market - students or professionals.

I'm also thinking of this... getting a condo near university area.
Mas may pambayad ng rent ang mga magulang na nagpapa-aral ng anak.  Plus, my kids would have a place to stay when it's their time to go thru college.

Magandang investment ang units near universities kasi hindi ka mawawalang ng tenant. My friend has a unit along Taft Ave, never pa naging bakante ang unit nya.

Also, rates are very high kung maganda location mo. My cousin used to rent 12Sqm lang, 15k per month, semi furnished. Sa harap ng UST Hospital kasi med student sya.

Problem lang is the quality of tenants. Like may mga students na mahilig mag party and di marunong mag alaga ng units.

May mga nagpaparent ba dito ng mga condos nila? Musta naman ang income, mahirap ba maghanap ng tenant? When I checked airbnb parang ang dami na din nagpaparent. Kimikita pa kaya since madaming competitor na nagpaparent din

Students are one of the target markets of these condo developers. Mabilis mapuno ang mga to lalo na yung mga malapit sa U Belt. Few examples are the University Tower in Malate, yung Grand Espana Residences, Sorrel Residences ng DMCI and a lot more. I wonder how much each unit costs.

Bakit kaya students ang target market nila? We all know na hindi pa afford nang students but, sila ba nagaadjust ng price kapag ganon. Any info sis?

Parang mas okay yung professionals for me. Kase, kung students hindi pa nila afford depende na lang kung middle class talaga. But, estimated ko mostly ang bumibili nang condo talaga is professionals since may budget na sila and nasa stage na din sila na going to stable stage.

Good investment yan sis! but, for students? Siguro sa Manila okay siya yung tipong Ubelt syempre mga rich kids yan! Location ang mahalaga diba sis?
