Are condos the new dorm?

yeah i guess so. naiisip ko nga if wais ang isang developer they'll only ever build condos near schools.

Well, these are good investments. Easy to rent out.

Students are one of the target markets of these condo developers. Mabilis mapuno ang mga to lalo na yung mga malapit sa U Belt. Few examples are the University Tower in Malate, yung Grand Espana Residences, Sorrel Residences ng DMCI and a lot more. I wonder how much each unit costs.

Yes I think so. It's much safer. Kung ako magulang I would prefer condo over sa dorm kasi some dorms ay hindi complete sa permits paano kung nasunugan at kung ano man calamity? I don't feel secured. Unlike sa condo na under REPUTABLE developer na complete sa permits and sure pa ako na safe yung paligid nya kasi madaming guards and cctvs

Oo nga atsaka diba marami na din naman affordable yet ang service is almost the same with high end condos. Naalala ko tuloy nun sa news before na nung pasukan chineck yung mga dorms sa ubelt yung iba kulang kulang sa permits o kaya walang fire exit, fire extinguisher at iba pa

Sa Katipunan, for example, yung condos dun e napapaligiran ng high end schools (ateneo, miriam, up) eh afford naman yun nila mostly kaya I think na ok lang plus will you compromise your daughter's safety para lang sa presyo?

Mas mahal po compared to apartments but if may kashare po sa payment ng rent, then almost the same lang din. May mga friends ako na nagrerent ng 2 BR, lima sila so they split the rental fee as well as the utilities. May kaya naman po ang normally nag rerent sa mga condos na mga students eh.

Yes, I think the trend is going that way already. And about time, most of the reputable condos will have complete permits, and if anything happens, may habol ang tenant, kahit papano.

As an investment, mabilis ang ROI, yun nga lang, dahil students ang magrerent sayo, madali malaspag ang unit. I guess depende nalang din sa tenant. May iba kasi, walang respeto sa gamit ng may gamit. :-/

parang delikado to live on a condo na madaming student na ginagawang boarding house. syempre since they are still students madami jan clumsy baka mamaya maiwanan un plantsa or niluluto. sunog aabutin niyan. plus the fact pag puro students syempre dadalaw mga barkada sa unit. magulo, maingay at baka gawin pang short time room.

If i will be buying a condo to either live in to or rent out i would not prefer to buy near schools or rent out sa mga students. baka 1 year palang luma na tingnan un unit agad. kahit 30-40k pa bayad ng parents nila hinde pa din mababawi ang investments in a year or two. tapos paparenovate na agad within a year or two so halos sa renovation lang napunta un rent na binayad sayo. just my 0.02

You have a point sis pero pwede naman interviewhin muna sila and magbigay ng contract na bawal may masira, ganito ganyan. Hindi ba mas madali yun? hehe

Ang rental contract can be 1-2 years renewable. Pag students naman pwedeng umabot ng 4-6 years of rent for the duration of college, kung kasama pati ang summer/christmas vacations nila. Mahirap lang if independent/working students na walang magulang to pay their rent for them.

^Bakit naman po mahirap kapag independent? E diba nga sinusustain nila yung sarili nila at kung piliin man nila magcondo ibig sabihin afford na nila yun.

^I'd prefer working professionals to students, IMHO. These days, sa tindi ng traffic, it really is better to live near where you work. Or at least have a halfway house.

I guess, mga sis. During my college days, I would have preferred condo over dorm. Security wise mas secured ang condominium. nasa student na yun kung magwa-walwal sila. or bakay may rule na rin siguro ang building regarding sa mga hangout-hangouts. idk.

but I guess mas maganda ang condominium units for students.

Here in our city (Cagayan de Oro), the dorms are looking more and more like condominium buildings and units. The most popular dorm here really looks like a condominium. The rooms are semi-furnished and air conditioned. There's a lobby at the ground floor, and meron na rin laundromat and Internet cafe that caters to the residents' needs. At may coffee shop din. Twin sharing 'yung mga rooms, pero super comfy 'yung beds ng dormers. Medyo mahal nga lang 'yung rates because air conditioned and semi-furnished 'yung rooms. There are rooms na may sariling toilet & bath, meron namang wala. Cheaper syempre and rate pag walang sariling T&B.

Anyway, I believe that this is a sign na talagang mas marami nang mas gusto ang condo-type na dorm or condo unit for students. And, I agree with delleamor, mas ok ang security ng condominiums. 24/7 ang security ng halos lahat. Mas marami rin, in most cases, ang amenities ng condo compared to traditional dorms.

I agree, especially the part about ang daming bisita and noisy inuman/smoking/pot/making out sessions. Sure, may adults din naman na ganyan, but I find it common among students. No worries sila eh, free from supervision and responsibility. Yung unit na katapat ko, aside from the noise, eh kung sino sino yung pinapastay nya na long term na ewan ko lang kung payag ang parents nya. Yes, sounds like I'm discriminating against them, but I think some students still need the rules and regulations of a traditional dorm.
