j.adore, we live in a condo in BGC. 50 sqm 1BR. Love our building really. Kumpletong amenities: gym, pool, spa, etc. Less than 15 units kami sa floor namin. Yung ibang napagtanungan ko, ok naman ang 7700 na dues, with parking. Yung iba namamahalan.

Yung isa sa pinaka nadidisregard ng mga tao pag kumukuha ng condo e kung paano sya kapag may calamities

nasa-fault line ba?
binabaha ba?
can it resist earthquake?

yan muna dapat na tinitignan then next na yung location, size, and whatsoever

^ I agree with this sis, marami talagang nakakalimot dito dahil na din sa nagiging excited sa ibang bagay nalilimutan magfocus sa mas importante.

I would say less than 10 units per floor would be best, of course number of floors also plays a factor in elevator traffic.

With regards to dues....our is 35 pesos per square meter. Ayala premier is 100 pesos per square meter. Just so you have an idea of the range. Most I think fall between 50-70 nowadays

Dapat naman talaga eto unang chicnicheck bago ang lahat eh pag nakahanap ka ng ganyan mapapansin mo na sobrang kaunti lang yung developers na may pakialam sa mga residents talaga

Not sure if this is OT, but can anyone tell which areas/side of metro manila lies in one of the fault lines?

For floods and faultlines check nababaha.com.  Makikita dyan yung mga flood prone areas at marikina faultline. You may also google DOST Project Noah for flood prone areas.

For the sample computations, nandyan yung computation kung magkano yung unit. Kung may discount ka naka lagay din dun. Kung installment yung downpayment nyo nandyan din yung amount kung magkano yung monthly payment, kung kailan yun due etc. You really have to ask the broker or agent about the taxes. Kasi usually "other charges" ang tawag dyan. Mga government fees or taxes yung nandyan sa other charges. Not all developers include "other charges" in their sample computation para magmukang affordable yung unit. If you have to ask about everything written in the sample computation, ask it para alam mo kung ano yun at para di ka magulat kung may babayaran ka na wala dun.

Mas maganda talaga kung konti lang yung units per floor para di matraffic or di mahaba ang pila sa elevator pag rush hour.  Medyo stressful din maghintay sa elevator pag feeling mo late ka na. Maganda tumira sa high rise building because of the view (if there's one). Ang concern ko ay kung titira ako sa ganung condo ay ayaw ko maghintay ng more than 10 minutes para makasakay sa elevator. It would only add stress to my life if I have to endure that daily. 

Before you buy a condo unit, look around first. Icheck nyo yung mga inooffer ng bawat developer sa area na yun. Para alam nyo yung options nyo kung gusto nyo talaga tumira sa lugar na yun.

If you are a pet lover, better ask about having pets. Some developers allow pets but there some restrictions on the size/weight of the pet. Usually big dogs are not allowed. Sayang naman kasi kung may existing pet na kyo tapos di pala sya pwede tumira sa condo.

Kame eto yung tinignan namin dahil natrauma na kami sa Ondoy. Maraming nagsasabi na hindi daw sila binabaha pero binabaha naman talaga so nahirapan din kami maghanap talaga buti na lang may nireccommend samin yung friend namin na OK

Same here din po. Yung mga simpleng tanong na:

- bumabaha ba diyan?
- san ang location ng property?
- pano magcommute?
- magkano?
- may malapit bang mga...?

Agree, though yung location and near establishments is pretty much given, since una pa lang may idea na tayo kung saan natin gusto tumira at yung mga condos naman din, lalo na yung mga bagong gawa ay automatic na malapit na sa mga establishments hehe

Marami sa atin mga sis ang nakatira sa condo units. And at present marami pa ang bumibili at pinipiling tumira sa condo. Ano nga ba ang kadalasang hinahanap natin sa isang condo?

Hi! for me siguro yung accessibility nya talaga. Sakin, kasi especially may little girl na ako mas prefer ko yung malapit sa mga schools, sa hospital/clinics, grocery stores. Part din siguro ng icoconsider ko is yung developer. Ang dami na nga naman kasing natatayong mga condo dito sa Pinas andami ding mga developers. Kung ako dun siguro ako sa notable, DMCI for example ganun.

i'm happy with our condo purchase. malapit sa schools, malls, and walking distance sa office... very city life. medyo expensive nga lang pag nasa business district ka kumuha but worth it if you don't want to experience heavy traffic pauwi at least you have more time for your family.

we also considered the "community", type of home owners too. i'm a very private person kaya i don't prefer living in an area na may mga chismosang kapitbahay. lol, it's just me.

Syempre top priority if it will meet your wants and needs, for moms, priority talaga ang welfare ng kids especially their safety

1. Location - accessible to amenities, public transport but safe surrounding also

2.Building management - for security, management of common areas, prudent use of association dues

3. Community - this is important. If condo needs upgrading at maraming kuripot na neighbors, mabubulok nalang ang building, ayaw pa gumastos for maintenance

4. Not too crowded - I've seen condos na pinagsiksikan mga units na parang shoebox size. Horrible if neighbors start using the hallway to put their small chairs/shoe box etc

5. Ratio of lifts to units

6. Units per floor - not more than 5 siguro for privacy

7. Laundry area - there should be a dedicated laundry area for it to be livable and not be like a dorm
Kitchen siguro I can live with a smaller one since I seldom cook, but laundry mahirap walang sampayan. Ang pangit kaya ng condo whereby residents hang their laundry sa balcony (nag balcony pa sila) or sa sala.
I also don't like the idea of having a common laundry area at the roof top.

8. Parking - due to security reasons, for me parking should just be at the basement of the building. Kung baga lift lang ang pagitan ng unit ang parking. Though common in other countries, sa Manila, I don't like the idea of having a separate building for parking area ng mga cars.

Queueing to take the lift? That's unacceptable. 10min wait should never happen, or Kung mangyari man, once in 10 years. Grabe naman...

Though I've seen it in offices, huwag naman sa residence. You're only place to relax, ma stress ka pa?

Ni Hindi mo gustuhin bumaba dahil sa lift? Eh alangan naman magkulong ka lang sa unit.

Yung floor level was also my concern. Kasi pag Super taas, paano if there is a fire or emergency. Pag mababa naman, ingay ng kotse/jeep/dogs etc.

I think 8th-15th floor is fine.

This is so true. For me also, I never believed in pre selling. Coz they give you the nicest model units, air conditioned etc. Pero naman.... A Friend of mine had to spend 1m+ just for the flooring, ceiling, basic tiles, cabinets kasi Super bare. Ni flooring yung tipong magaspang na gray.
 
Choose also the direction, if possible no afternoon sun, kasi mainit. Think where the windows will be facing. Saw one blog post before, She bought pre sell only to find out, when the unit was built, Yung window facing slums area. What a disappointment. May iba worse, facing cemetery pa.

Oh when I bought my unit, I went to the floor I like (built na kasi not pre sell), tested if I can hear the streets pa. if yes, akyat next level higher hanggang sa I'm happy with the 'sound-proofing' 😀

Para sakin there is no point saving 200k-500k in a pre selling kung ayaw ko talaga yung place vs sa Mas expensive pero Mas mahimbing tulog/ stay ko there.

Location is no doubt dapat at the of the reasons. Malapit sa work, grocery mall, etc.

Safety na rin.

Amenities. If I'm going to pay loads of money, might as well abuse it with using the amenities and facilities of the building kung available.

Big elevator space and at least 6 elevators. Just in case mataas masyado ang building, at madami nakatira sa condo building, madaling makauwi ng unit and rest after work.

Quality ng building. I don't want the building to go down easily after an earthquake. Mahirap na this days kasi. You will never know when nature strikes eh. tsaka dapat floodproof na rin yung location.

Location is number one. Dapat malapit sa mga places na part ng daily activities mo - like your workplace, the supermarket/grocery or the mall, the Church, a school or schools (if you have kids), and the like. Additionally, dapat hindi binabaha 'yung location niya. My sister's condo is very ideal for her kasi it's right across Greenbelt 4, and she works within the area lang while my niece also works malapit lang sa GB area.

Security. I line a condo na feeling secure talaga ako and my family. One of the advantages of living in a condominium is 24/7 security. Then again, not all provide this service. So, mas ok sa akin if the condo offers 24/7 security, plus 'yung additional security provided by CCTVs and 'yung mga resident cards (or something to that effect).

The amenities. I like a condo that offers complete amenities. 'Yung tipong it has everything you need in one roof, ba? Number one in my list would be a gym, followed by a swimming pool, a playroom for kids, laundromat, a restaurant/coffee shop, a spacious lobby, and a function room that can be rented or used for special occasions. It's going to be a bit pricey, but since sa condo nalang din naman ako, why not go for the best, di ba?

The developer, of course. If you go with an established developer, you're assured of the quality of the condo or building. Alam mong maganda and magaling ang pagkagawa. My favorite developer, here in our city (Cagayan de Oro), is Italpinas. Sila 'yung developer ng Primavera City. Dream condo ko 'yung PR kasi green building. I've toured their units and super ganda, comfortable, secure, and green. Air conditioned ang units, but the building as a whole is very green. Labas-pasok lang 'yung hangin because the building was built that way. Natural din 'yung lighting na pumapasok sa building. Also, I love the idea na may parang gated na space lahat ng residents sa rooftop - for laundry needs.

Finally, an ideal condo should have spacious parking, preferably sa basement ng building. Para convenient for all residents. :)
