Dveloper, kung maayos ba ang serbisyo nito, ang kalidad ng mga natapos na proyekto.

kapitbahay, hangga't maari gusto ko ng tahimik na tahimik na lugar. Ayaw ko ng maingay na kapitbahay or such.

Seguridad, sino ba naman ang gustong mapahamak. haha

Yes, location is always on top. And madalas ngang nakikita kong hinahanap o tinitingnan ay yung developer. Nakatira ba kayo ngayon sa condo? Sinu sinong developer ng condo na tinitirhan niyo ? Ang amenity ng condo.. ?

We bought a condo unit although it hasn't been turned over yet. The factors that led us to choosing our unit are:

1. Location and accessibility -- should be very near the major roads and should have at least 2 routes that would lead to us to our work place. It should also be near key establishments like hospitals and supermarkets.
2. Site plan - We prefer community type of condos rather than high rise buildings. At least we'll have a secure place to walk around in the late afternoon and a place where my daughter can run around in and play.
3. Number of units per floor - NO to high density buildings.

I prefer yung close to work para mas madaling pumasok at umuwi malapit sa mga establishments but not too close na sobrang ingay pero meron din namang mga properties din naman na close to highway pero once na nakapasok ka sa loob parang you're in a different world na ibang iba kapag lumabas ka dahil yun nga tahimik and peaceful.

No. of units per floor - lesser is better
Project plan - buildings vs amenities (NO GO sa dumadami yung buildings pero yun pa din ang amenities)
Bank tie-up - for those getting a loan, hassle free if the develop has tie-ups with SEVERAL banks
Unit floor plan - no unnecessary waste of space, correct and enough allocation for home essentials like ref/stove/range hood/heater/aircon/lamps/etc.

Charges - better be careful on this baka may hidden charges, always ask them to give you a breakdown of ALL the things you need to pay from start to end

Ano bang ideal number of units per floor? When you say, fewer is better, ano yung fewer? Fewer than 10? 15?

Also, ano yung "expensive" dues vs. "reasonable" dues? Is there an objective way of determining these things?

My husband and I stay at a one bedroom condo now and naiinis ako sa dues, 7800a month. Inclusive of parking and VAT.

20 units per floor madami na. Ideal siguro 15 though pwede na rin mid of the 2 like 17-18.


For the monthly dues, you have to check the going rate for the city and how the developers price theirs. The agents would know this.
Don't compare a Pasig unit versus a Taguig/Makati unit kasi definitely malaki na difference.

^sa megaworld pet friendly sila. I just forgot the allowable size. Sa Alveo or Avida yata allowed ang pets. Sa Amaia yung pets lang na nasa aquarium ang allowed.

Pag mas konti yung units per floor usually mas mahal ang dues.
Yung dues mas lalong nag mamahal pag madaming amenities.

Btw, kahit na 15 units per floor pero 30 floors yung condo may 450 units lahat yun tapos may 4-6 elevators na may 8-14  people ang capacity. Isipin nyo yung rush hour nyo mag uumpisa sa pag pila nyo sa elevator.

I have a friend that lives in a mid rise condo in QC (Mindanao Ave area). Around 65/sqm lang ang dues sa kanila. Pero wala silang swimming pool, elevators at mukang wala din silang generator sa common areas kasi nung recent habagat ay wala silang water. Eh di naman nawalan ng tubig nung recent habagat. for me di na gaano kaganda yung pagkamaintain ng condo. They need to repaint it.

If you will buy a condo, look at the following:
location (flood free, away from the fault line, accessible to public transportation, near groceries, church, school, work place etc.).
developer (research about the developer, finished projects, feedback etc)
amenities (look at the amenities. Is it right for your lifestyle, will you be using the swimming pool, gym, jogging path, reading nook etc?).

Our wedding is happening soon (this coming Nov) and since we wanted to move-in together right after, we decided to get a condo. It will be our initial shelter muna then eventually we'll move in to house and lot. By then we can put the condo on rent.
