^sis, based on my experience wala namang penalty as long as valid pa yung CAR. Not sure though kung from scratch, as in DOAS pa lang ang document on hand

^^sis foxlady, i think there's 25% surcharge based on zonal value or  market value yta un. whichever is higher. sa bir. what i would suggest is pagawa ulit kayo ng bagong deed of sale na may bagong date. sa city hall meron din penalty pero wala pang 2k yun.

Sises, kailangan ba ng ID or any document na may TIN ng seller and buyer?

Here's the scenario, complete na ang docs ko for CAR except that, wala akong copy ng ID ni seller with TIN.  Mag-asawa ang sellers, so sa Deed of Sale.. sila ang nakapirma.. sa Receipt si Mister ang naka-assign.  Kaya lang, si Misis lang ang may ID na may TIN, si Mister wala... tanggapin pa rin kaya sa BIR?

^sis, pwede mo ipa verify yung tin number sa bir mismo. bale, tanong mo kung saan yung pila ng pa verify ng tin number. bigay mo name nung need mo verify with date of birth nila.

Bukas ko na kasi sana plan na magpunta ng BIR (habang hindi busy sa work) and ang proof ng TIN ni Male Seller na lang ang worry ko..

I have his photocopy of Driver's License, so andun na ang basic information nya

^thru bank sila sis. walang cashier sa bir. bale deposit receipt ang present mo sa bir after magbayad. cash. sasabihin naman sila sayo kung saang bank pwede mag withdraw. usually mga bank na nakapaligid sa branch ng bir.

Kukunin ko na lang ang CAR this week and next step sa City Hall ulit

Oks naman ang RDO na pinuntahan ko sa West Ave.  Airconditioned ang place and may number system although medyo magulo ng konti lalo na kung pabalik balik sa counter tulad ko  kasi kada balik, kuha ng number tapos kung may chance na sumingit (ex. wala pa ang number na tinawag) nagbakasakali ako.

Tip: Make sure na bago kayo magpunta sa bank para  magbayad, may tatak ng BIR ang forms na dadalhin nyo else, hindi tatanggapin ng bank.  Dun lang ako sumablay kasi sabi ng isang officer dun diretso na ko sa Landbank, yun pala may kailangan pang tatakan.

Pero keribels na rin.. natapos ko in 5 hrs hehe

sa mga future buyers, share ko lang that BIR has an additional requirement for CAR applicable for TCTs dated 2007 onwards (as per the examiner here in our RDO): previous CAR from the seller, be sure that the seller will provide this bago magkapirmahan ng DOAS at magkabayaran. I am currently in the process of securing this from the seller which we have just paid fully so sana iaccommodate pa rin nila kame otherwise, kame ang kukuha sa RD

I'm done with the payment of Transfer Tax and I already have the Transfer Tax Certificate.
As per lamudi.com, next step is: 5. File documents at the Registry of Deeds for the issuance of new land title

A friend told me sa LRA ito (East Avenue, beside Census Building).
Any idea sisses, kung magkano na naman ang babayaran dito?
