For those who are renting out their properties/units, from where do you hire your property managers and how did you meet? I am looking for a trusted, responsible, reliable property manager.

HI! We have an agent who takes care of that. Sometimes we do it ourselves. If I may ask what area is your unit?

Ano po ba ang unit nyo, condo, townhouse or house and lot? Minsan kasi, iyong developer na mismo ang nagpo provide ng Property Manager. Enroll mo lang unit mo sa kanila. Kaya lang, syempre ang marketing ng unit mo ang mag suffer if dami sila hawak na properties.

Questions first, sis, so I can give you answers that can be specific to your needs.

#1. Are you based abroad?
#2. Are you planning to lease out your unit on a short, or long-term, basis?
#3. Do you have any trusted family members/ friends to help you with monitoring your unit?
#4. What are you willing to pay your property manager?
#5. What exactly do you expect your property manager to do?

Phexchanger is correct, sometimes the developer can assume the role of unit manager. This is provided that your unit is enrolled in their leasing program, and of course, they will take a percentage of your monthly rentals.

Pros: You don't need to find tenants
        you don't need to take care of tenants' complaints, etc.
        Depending on the agreement with your developer's leasing arm/department, they will be the ones to take care of housekeeping, upkeep, maintenance, repairs (to a certain point), etc. etc.

Cons: If there are so many units in a building, usually potential clients will go find a broker who handles properties in said bldg. Why? Mas madaling tumawad. :D
         If developer's leasing arm handles so many units, and they don't get plenty of inquiries, there's a possibility na mababakante unit mo ng matagal. Unlike brokers/ agents who ACTIVELY promote their inventory, leasing arm, bihira.
         You are locked in with the leasing arm for X period of time. Exclusive listing nila unit mo. If you don't like the way they manage your unit, sorry, wait til your contract runs out, or pay the opt out fee.

#4. What are you willing to pay your property manager?  ---- how much ba the rate? I know kase if an agent was able to give you renters then you have to pay them one month rent as commission, pero paano ang property manager since they have other duties?
#5. What exactly do you expect your property manager to do? --- Aside from actively finding good renters he will also do the following:
1. to check up on the unit. If may renter - to see if they are maintaining this is good condition (like napapamaintenance ba the appliances that we furnished, assoc dues are being paid on time, etc...), wala silang binago sa loob ng unit without our consent (like repainting or using nails on the walls or keeping pets), I would like this to be done on a quarterly basis
2. if no renter, to have the unit cleaned regularly(kahit once a month ) and the appliances well maintained, regular bills to be paid (min amt for the water, electricity and of course may assoc ka pa din kahit walang tao db, do necessary repairs, etc...)
3. To assist renters during move-in/move-out and doing the necessary paper works (interview with probable renters, contracts, checking if bills have been properly paid, icheck the unit if ibabalik in full security deposit or kailangan magawas for repairs)
4. Sila ang magiging kausap ng tenants if they need anything, permission, complaint, etcc... although siyempre inform din kami but the property manager will be the one they will be talking to

ask ko lang rin kung paano mo ipapalease ang property mo? paano nagigiging from and old commercial space naging convenience store agad? kanino dapat ilapit or ialok ang property?

Meron palang ganito sis. Is this for owners based sa abroad? Lalo na yung mga nagpaparent ng mga properties nila?

^carla, applicable din yan dito sa pinas based..
yung hawak ko, isang local based, yung isa nasa abroad owner..
kasi sa pag assist ng client, sa pm nya, even sa pag prepare ng leasing, contract, turn over of furniture/appliances if fully furnished... bank transactions.. ako na lahat gumawa..
subject for approval/comment ng unit owner..

^ ang pagkakaalalam ko based sa training namin atleast one month  to two months per month na bayad ng rent ng property ang bayad sa knila for 1 year na pagbabantay.

Ah, ganun pala. Eh paano kapag yung developer ang nagprovide ng PMO? Hindi ba magiging biased sila? Kasi diba marami ang nagrereklamo dahil di daw sila pinapakinggan ng PMO nila

Oo nga, ilang percentage ba ang nakukuha ng PMO? Be it kung ikaw man ang naghire o developer

Hindi naman siguro kasi may training naman sila tsaka work etiquette na din syempre.

Question dun po sa mga nakakaalam, pag nasa abroad ka and kumuha ka ng property dito sa pinas tapos kunwari yung developer eh nagpprovide na ng PMO, pwpede ka ba kumuha nang sarili mong PMO?

Pwedeng pwede yan. Please check the Terms and Conditions and DOAS if may nakalagay na bawal. If the condo has a Homeowners Assoc. na, check with them too.
 If you need a PMO, or might want to look into getting one, PM me, if you like. I'm offering those services as well, although truthfully, I'm just starting... starting to get paid for it. Dati kasi panay TY sa client eh. Then narealize ko, wait lang ha, yumayaman kayo, ako hinde. Pero ako ang pagod! LOL! :D

I'm in property management. 94 units. Medyo jack of all trades yung work because you need to have working knowledge of fair housing laws, accounting, construction, maintenance and food management.
