^i have been renting for more than 10 years now and ang hinihingi lang sakin is yung 1month advance, 2 months deposit and 11 PDC for 1 year contract, and syempre, yung contract itself. nothing else. i have not heard apartment owners na nagrerequire ng police check, payslip or work reference..

maybe sa iba na uber strict may ganyan..

question po. Sa mga nagpapareserve ng units? How much is the reservation fee and how far/long are  you allowed to reserve the unit? Is the reservation fee refundable? Kase halimbawa in 6months ka pa lilipat or may kamaganak na gusto magpahanap ng unit and may nagustuhan na kayo na ayaw ninyo pakawalan pero hindi ninyo pa matitirhan in the next 3-6months, do you reserve it?

^when i had my new unit reserved, mga 3weeks ko sya pinareserve, and yung bayad is yung one month worth ng rent ko. Pero it will be deducted from the one month advance and 2 months deposit na required nila

For me, if 3-6 months pa, parang i find it masyadong matagal. I think nasa discretion  ng landlord yun if papayag sya and if he will use your reservation as an actual rent na.

Kung nakalagay sa  OR mo na Refundable Deposit -- yes, ma get back mo.
Kung walk yung word na Refundable --  sorry, no getting back.

BUT IF may Resevation Contract -- usually, may terms as to refund-ability.
It will indicate  the no. of days from the expected turn-over magkano may be refunded, the procedure for refunds, & the % that will not be refunded.

Hi andee the difference ata is that kapag sa apartment ka e you talk to the landlady about your concerns and everything else, apartments din walang amenities compared to renting a condo unit na meron and you deal with an agent

Mga sis ask lang po.. Saan po ba makikita ang rights ng mga nag re-rent?

25 years na kami kasi sa inuupahan namin and now parang need na ng general repair ng house... Kaso nung ininform namin yung namamahala about sa financial share ng repair e sagot daw namin 100%... Balak sana namin solohin pero ipa notarize namin lahat ng nagastos namin para sa future eh sisingilin namin sa kanila just in case.

To all condo unit landlords, may mga inquiries ba kayo natatangap asking for semi-bare units - wala lang ref, bed and tv na willing to rent out your unit? But most basic needs like stove, aircon and water heater are available naman?

Ayaw ko na kasi bumili ng ref, bed and tv because out of the budget na. Wondering lang kun may nagrerent ba ng semi-bare and kun maraming inquiries kayong natatanggap. Thanks

^mahirap nga makakuha ng trusted agent. Yun agent na kinuhanan ko ng unit ko who's an inhouse agent ng developer company is siya na din kinuha ko kasi at some point medyo ok naman sya kawork nun time na kumuha ako ng unit sa kanya and so far medyo ok pa naman kami eversince naparentahan nya yun unit ko.

Baka may FB group kayo for the unit owners ng building/condo nyo. Sa amin kasi meron and may mga discussion dun around how much yun monthly rent or you can also ask the building admin.

Anyone knows how much ang pa-rent sa mga chinese?

^It does not matter kun anong nationality ang magrerent. The monthly rent can be determined based on the ongoing rate or market value ng place or building ng unit mo.

Totally ignorant question, how much ang rent for condo in Las Pinas area? Thinking to have our unit rented out.

^I don't think so. But it's possible naman na taasan mo ang monthly rent lalo na kun maganda ang interiors ng unit mo ayun lang baka kasi mahirapan kang maghintay ng tenants. Tenants have a lot of options nowadays dahil nagkalat na din ang condo kahit saan ngayon sa pnas.

Hi sis. Ako nadala na ako sa mga agents sa lobby ng condo na nag ooffer ng tenant for you. After nila makuha commission nila from your, e good bye na. Pinabayaan ka na nga nila, pati tenant pinabayaan na rin. Pag nag inquire ka sa kanila tungkol sa unit mo, deadma na. Mag a appear nalang yan pag mag rerenew ng contract para kumuha ng commission. Kapal diba?
  ang ginawa ko, took the effort ipahanap contact details ng tenant ko. At sa kanya nalang ako dumerecho.

Now I have a new agent who works mismo sa condo . they have an office dun mismo. Sobrang alaga ako at new tenant ko.

Advise sis is to ask admin if may leasing agent who has an office mismo sa building na pinaparent mo. Mas maalaga and madali ma get in touch.

^I agree marami ngang agent na ganyan. Yun agent na binilhan ko ng unit sa kanya ko pinahandle yun unit ko and so far ok naman kahit papano. Been working with her for less than 6 months though and sya yun nagdedeposit ng pera sa account ko montly.

Any suggestion na maganda location for condo rentals? I would prefer sana sa Makati kaso uber taas na TCP, cheapest is 5m.

Sisses na nagpaparent ng condo unit nila, san ang location ng unit nyo?

Question lang po, pag ba nagrenew ang existing tenant ng another one year contract magbibigay ba ulit ng commission sa agent?

We just got our condo unit and wanted to rent it out but don't know where to start? Do you need a special permit to join Airbnb? The developer has this rental program, which is ok naman so last resort naming ito. Wanted to try short term rental first then will go to long term rental. Siguro after 3-5 yrs we will sell na rin the unit.
