All about RENTALS (House, Apartment, Condo) Part II

(Mods, sorry if there is already an existing thread about this. I tried to search for it but the other one has reached 30 pages and I can no longer post.)

Mga sis questions po: (First time namin mag-rent, we used to live with my ILs)

Yung nakuha namin na apartment is sa 2nd floor for 4k. Pina-repair nung owner yung roof at ceiling.

Since mejo pangit na yung walls, kami nagpa-repaint.

1. Is it possible na i-less sa upa yung cost ng repainting?

2. Do we need to pay for labor? Or kasama na yun sa pag-aayos nila ng apartment before we move in? (kamag-anak nung may-ari yung nag-repair ng house at sila na din nag-repaint)

3. If we need to pay, magkano po ba ang usual rate pag nagpa-pintura? Mga around 30sqm yung area more or less.

4. Is it ok na humingi ng contract? Or pag malalaking apartment lang may contract?

Hi sis! I've been to different apartment since I moved out of my parents' and laging yung owner ang may sagot sa kahit anung ipaparepair/repaint sa unit before I even move in. Usually ginagamit nila yung deposit/advanced rent to spend for the repair/repaint. I think you should talk to your landlady/landlord to clear that out.

1. possible, basta papayag yung landlady/landlord
2. in my opinion, I wouldn't pay for labor. the landlady/landlord should since in the first place, sila dapat yung nagparepaint ng unit before you even move in
3. no idea how much pero parang may daily rate yang ganyan diba?
4. having a contract has it's pro's and cons. may ibang landlady/landlord na nagpapa-issue ng PDC's to tenants pag may contract, limit the number of persons that can stay in the apartment, it might also increase the rent that you're paying for in a certain period and so on...

Sis pwede mo sabihan yung landlord baka sagutin na din nya yung repaint.
I have experienced na yung ni-rentahan namin di double lock yung pinto e super uncomfortable kami ni hubby kasi nga nawalan na rin ako ng wallet sa bahay.. So what we did we installed a double lock pero kami na ang sumagot yung owner ng unit walang keber.. pati yung labor kami na ang nagbayad..

Sis, Im suggesting that you as the owner be firm about the agreement if your tenant do otherwise, let your husband talk to the tenant. Mahirap din masyadong mabait but you can remind her of your contract/agreement. Mahirap kasi dyan apektado na kayo mag-asawa pati yung anak nyo, I'm thinking dati pinapalagpas nyo lang lahat and kayo ang nag-gi-give in para makisama na rin. Set the deadline of moving out, sabihin mo kailangan mo din i-open yung room for possible inquiries, where the new tenant will agree on your price, hindi yung discounted na nga ginagamit pa yung deposit, na dapat naman e hindi gamitin kasi di naman yun savings account sa inyong mag-asawa na pag nagipit sa pambayad e yun ang gagamitin.

^ yup, sis all the more if she can compute na hindi bababa yung 10k sa makati pag naghanap sya ng new house at makikisama na naman sya kailangan nya i-factor in yun sa discounted price na 5k nalang instead of 6k na comfort nya sa bahay nyo. You have to support or encourage your husband to be firm about it, kasi alam mo I can see na wala na kayong magiging topic nyan sa bahay na mag-asawa kundi yang tenant nyo & it brings negative vibes better to be firm about it now.

Lahat naman tayo ayaw ng misunderstanding e kaya kung madadaan naman sa maayos na pag-uusap since halos 4yrs na kayo magkakasama, mas maganda yung win-win resolution for your concern sis. I know you have a good heart, pray and ask God for right timing and words para sa pag-uusap nyo.

hi sis, good news naman.. my hubby talked to her na earlier at naayos na sis.. she decided na dito pa rin sya at she agreed to our terms na so ok na.. pinabasa ko kasi comment mo kanina kay hubby. sabi lang nya burahin ko daw yung unang post ko kasi nakikita nya raw minsan nagbobrowse din sya dito, she's a GT member din pala.    possible daw baka mabasa pa.. since naayos na, baka magcause pa raw ng misunderstandings ulit.. remove ko na lang daw.. kaya tanggalin ko na lang. pasensya na sis! at maraming salamat sayo.

Do you get an official receipt from the owner or acknowledgement receipt lang ng post dated checks?

Yes, notarized and I give a copy to the renter as well.
I also give receipts but as much as possible, I ask the renter to deposit the payment to my bank account. The deposit slip serves as their receipt:)

Thanks sis! I wonder if the lease of cotract is not notarized what will be the disadvantage?
We have been renting for 2yrs now our contract of lease wasnt notarized..

Someone told me that once the contract is notarized it will be a public document na?

sissies question din..ano maganda gawin..kase m renting a condo type in quezon city. nakasubmeter water. and yung meter namin nakapadlock pa. my first month is P810. Me and my 1yo baby lang dito sa unit as in wala maid or yaya. also, nagpapalaundry ako and wala naman bath tub dito. i asked the guard dito sa building kung pwede open meter so i can check if nakaclose lahat faucet kung nagmmove pa din. ok naman meter hindi nagmove when we checked. then sabi pa guard baka next month bumaba. i even told him pano bababa kung wala naman pla problem. We have a carwash business din kase 900 a month usually bill namin don and sa house ng parents ko which is 3flrs 10 rms 600-800 lang bill nagllaundry pa din maid. Then last week binigay na second bill P486. btw this time i have stay out yaya na who do the laundry once-twice a week. Hindi naman ganon kadami laundry since me and 1yo baby lang. Yung yaya nagshshsower na sa kanila before pumasok samin. Sabi mom ko stilll mataas pa din P486. I asked the guard from 810 naging 486 hindi daw nila alam kase yon daw pagkaread nila sa meter ko.
It's my first time to rent kasi. Ano maganda gawin sissies?

^^ My mum told me kase it's for security purposes. I dont undertsand either basta alam ko when I sign contracts (of whatever), palaging notarized. My GUESS is that it binds both parties to an agreement that cannpt be changed.

^^i agree kasi may mga tinatawag na tenancy law so kung matagal na sila nangungupahan at walang leasing contract e pwede nila i acquire yung property na yun. yun ang pagkakaalam ko so better na may notarizing leasing contract para safe ang both sides

x P60 daw sis cubic meter. Pero stil nakakagulat na kami lang 1yo baby ko hindi naman ako nalalaba P810 bill then kung kelan ako nagkayaya and naglalaba yaya once a week nag P486 bill..Sabi pa ng guard expected niya na magrreklamo ako sa bill P810 pero ganon daw reading nila sa meter..parang may magic yung owner..

^sis, sinong nagreread ng metro?! chaka dapat naka state sa bill yung cubic meter used para alam mo kung magkano yung expected mo. Parang lumalabas kase they can charge you any amount kase you can not do anything about it. Sa owner ka ba nagbabayad?Kase pag water bill alam ko direct yan sa condo or sa water company if there is.

mga sis ask ko lang yung kapag ahente ba ng developer ang naghanap ng tenant every year na magrerenew ng contract yung tenant e magbibigay ka ng 1 month na rent?  Thank you!
