ma dedecline kaya ako kagad if me utang ako sa CItibank ages ago? dapat kase bayad na yun, hindi binayad ng ex ko, ngayon nasa abroad ako at hindi naman ako na uwi. Naisip ko lang, pano kung magbabakasyon ako at bibili ng property tapos mag housing loan ako. Malaki kayang impact eto? 29k lang naman utang ko sa Citibank nag balloon lang kase nga sa interest.

hi, tanong ko lang meron na bang ng avail sa nyo ng housing loan sa china savings bank? mag sisign na dapat kami sa bdo kaso biglang ng offer ang china savings bank (affiliated with china bank) mas mababang bank charges at mri. may effect ba yung longer interest rates sa bank charges? kasi sa bdo 7.5% fixed for 5 years against sa csb na 6% for 3 years.

yep, mas matagal yung loan, mas mataas interest rate. higher risk din kasi sa bank dahil marami pwedeng mangyari the longer the loan

^sis flighty_phoe, thanks. nakausap na namin ulit yung agent nag offer sila ng 6.88 for 5 years and mas mababa talaga yung bank charges ng csb ng 20k against bdo.

May plan po kasi ako mag bank loan pero aware ako na dapat medyo matagal ang stay ko sa company para ma approve.

Pwede na kayang mag resign sa work and transfer to another company after approval ng loan? or after ma-release ng loan? Thanks

hi mga sis! ask ko lang regarding loans..hubby & i plans to buy a residential lot in batangas. total contract price is P600K..Though may budget naman kami for down payment, naghahanap pa din ako ng other options like bank loan na pwedeng pag komparahan ng in house financing.. hope you could help us on the banks that are offering low interest rates for P600K loan. Thanks!

^^^^ I was with another company nung na-approve loan ko. After ma-release yung loan, wala naman silang pakialam if I stayed with a company or not as long as nababayaran sila. hehe

Hi, mag-aapply na kami ng loan para dun sa purchase ng condo. Ask lang po, which is better yung fixed rate for 10 years or yung repricing? Ang baba kasi interest rate for 1 year na repricing.. Pero ang problem lang  if bigla mag-balloon yung interest rate the ff year.

^Nag loan kami sa UCPB back in 2009 and repricing kami. Each year bumababa ang amortization namin pero hindi naman ganoon kalaki. In the span of 5 years, 1.5k pesos ang ibinaba ng amort namin since we first paid in 2009. 5 more years and we're done with the loan so we're hoping na bumaba pa ulit ang rate. But even if the rate increases, hindi siguro na magiging kasing laki ng initial rate that we got. My opinion would be to get the repricing rate.

Ilan taon ang minimum age na iaallow ng bank na magapply? Or as long as may work ba pwede na?

Di ako maapprove sa security bank thru an agent dahil yung contract of lease(source of income) daw ng rental business is 3,500 lang.. They want it to be at least 5K and above... whoa. Paano kung marami namang 3500. :/

Ang hirap mag loan, kala ko before basta may pang collateral, savings more than your planned loan amount, work and business ay maapprove na.. Kung di lang talaga need. :/

We want to buy house and lot in an exclusive subdivision and it needs renovation, we actually in doubt with the price so we wanted sana to have the bank appraise the house first para alam namin ano talaga yung price nung h&l. The price is negotiable but we don't know how much yung itatawad namin gusto kase namin malaman muna yung bank appraisal. How possible is that? If I'm not mistaken you we have to apply bank loan muna para they could appraise? Pls enlighten me. Thank you!!

@naughty_pink, mga 10 working days daw malalaman mo kung approved ka. though based sa experience namin, lampas 10 days, pero less than 20 working days naman

@Len0523, yes appraisal fee sa bank, normally 3,500 - 4,000 ata, but they do that after you submit some requirements depende sa need. best to ask the bank din, though i think you can do that for that purpose...

Plan naming na 10-year period yung kunin namin.

1. Ano ba mas okay? 1 year fixed term or 5-year fixed term?
2. sa mga OFW na nakapagloan na, consularized COE lang ba pinasa nyo?
Nagpasa pa ba kayo ng POEA permit?
