Mga sis, we are about to purchase a house and lot. Ang accredited na banks daw ni developer ay BDO and Metrobank lang. May dalawang concern lang ako:
- Is there a way na makapagpa-appove pa rin kami sa ibang bank? Gusto ko kasi may mapapagpilian. -- Tsaka true ba na pag sa bank ang daan ng loan mas sure na legit ang developer mo?
oo naman pwede ka magapply with other banks. the difference between so-called preapproved loans is that project (say SMDC Sea Residences) is accredited by a certain bank  (Say PSBAnk) so mas mabilis ang proceso, no need for actual appraisal of property, and probably longer term and promo rate

ask ko lang, in processing house loan sa  tie up bank ni developer may bank fees pa daw na we have to pay sabi ni developer at si developer ang magchacharge sa amin. they said its around 60k is this true??  based on your experience nasa how much yung bank charges if meron man? pls help us. thanks
imho para namang modus yan, bakit sa kanila ka magbabayad? do they have a specific bank? baka naman inhouse financing yan? i suggest you  INSIST that you paydirectly to the Bank. Also, dont rely on them to apply the loan for you. Apply for a loan with a reputable bank, napakadali lang magaply ng loan ngayon.

Ours for php 8M loan was almost php 112k. That includes also the documentary stamps and insurance (life for the primary and fire insurance for the property). This is a requirement of the bank before release of loan proceeds

sis meron naman talaga na babayarang processing fee sa bank. normal yun sa lahat ng bank. pero dapat sa bank ka mismo magbabayad at hindi sa developer. at saka kapag siningil ka ng bank for processing fee, may breakdown silang ibibigay sayo kung [textspeak!]-ano yung cover ng babayaran mo na processing fee. naka-attatch pati yun sa contract na pipirmahan mo once ire-release na yung loan mo.
yung amount di kasi pare-pareho ang singil ng mga bank eh. and malamang depende sa loan amount yun.

Nakausap na namin yung sa bank yesterday. With our 2.3M loan, pre-approved na kami for 20yrs @ 6.88% interest. Kaya lang until Sept. lang daw yung offer. Nov. pa matatapos yung 14mos. DP namin sa Camella so we still have to assess kung kaya namin pagsabayin yung DP and amortization by Nov. kaya di pa kami nagsign ng contract. Ang baba na ng rate di ba? Medyo worried lang kasi nga until Sept. lang yung offer. Di nila sure kung maextend yun until December. Btw, 5years fixed yung 6.88%. May 5.99% silang offer for 1 year but we're not interested na don. :D What do you think mga sis, tataas pa ba or bababa yung rate before year ends?

Also, around 36K ata yung bank charges namin. including 4K fire insurance which is annually babayaran (4K lang yung annually ha).

sis sexydee, the interest rate being offered to you is good. bihira yung ganyang rate, sana ma-avail nyo. and regarding your question if tataas or bababa, ang trend kasi sa bank lagi pataas eh, bihira yung pababa. pero dahil after a year or after 5 years eh nabawasan na yung principal amount ng loan nyo dahil sa monthly amortization nyo, if tataas yung interest rate hindi nyo na siguro masyado ramdam yun.

sis abbeydasassy, nung ang-apply ako ng housing loan 1.1M ang loan amount, 22k yung bank charges ko, kasama na yung MRI at FI for that year. sa PSBANK ito sis.
then yung younger sister ko nung nag-try magloan sa BDO, 3.1M yung loan amount nya, ang bank charges nya is 40K. then nung lumipat sya sa RCBC at 3.1M loan amount at bank charges nya is 48k.
in short, bakit parang ang mahal ng bank charges mo sis? i think much better if sa bank ka mismo ask.

^sis, my loan with UCPB 1.8m tapos bank charges eh 35k lang.

Hi Sissies!

Pa join ako ha. Hubby and I are looking into buying a house kase may parating ako money this September saktong pwede pang down. Kaya lang bigla ko nabasa tong MRI? Pag ipagibig pa namin yung MA di pa ba kasama dun si MRI? Mukhang di tuloy namin kaya kumuha ng house :( Huhuhu.

We're planning to get one through Camella kase. Kakaiyak. Just when I was excited about it.

With regards to your question, alam ko don sa sample computation ng PAG-IBIG, kasama na don yung MRI.

Bank loan ka din ba sis? Anlake kase ng MA if through bank eh. Kaya kahet SOBRANG lake ng interest charges sa Pagibig that would be our preferred option. Ask ko nga ulit mamaya yung agent about the MRI.

Yup, bank loan. Magkano na ba yung rate ng PAG-IBIG ngayon? Yung offer kasi sa amin na 2.299M loan is 6.88% interest (fixed for 5years) payable in 20years. If you've backread in this thread, maraming nagsasabi na mababa ang bank rates ngayon so good timing. I think na prove ko yung based sa rate offered to us.

Although maganda naman talaga sa PAG-IBIG ang loan. Pero natanong na rin namin yun sa camella and they don't give further details about it, but they're not saying din hindi pwede.

Try mo na lang din magpunta sa agent ng camella and  ask them.

Given the choice, PAG-IBIG sana para di sayang membership kaso di allowed ng developer :( mabagal yata processing?

mga sis, im based here in Sg and i applied sa BDO with all my complete docs. grabe it really sucks, yung  processing nila. it took 30 days tapos pending pa.

anyways, my SPA (sis ko) nagpunta BPI and 60% lang daw ang pede ma approve (wala pa akong na submit whatsoever ha). inquiry palang.

i plan to submit sa Chinabank Ok ba dun?

^ Sis try mo rin magsubmit sa PS Bank or East West.

Yung BDO ko naprocess in less than a week. Accredited kasi kay BDO yung property.

May I know sino nagha-handle ng acct mo sa BDO at anong branch? Kami direkta sa Home Loans sa Jupiter, Makati.

^^sis, dapat mag-try ka sa iba-ibang bank. wala ka naming babayaran hanggat di ka pumipirma ng contract eh. mine's thru UCPB. based abroad din ako. took 1 week (5 business days) for approval, then mga 2-3 days para sa contract na need to sign ng atty-in-fact ko. then yung letter of approval sila na mismo magforward sa developer 2 days after mag-sign. yun lang di pa narerelease loan ko kasi pasaway si developer ambagal kumilos badtrip.

i'll answer question # 2

with ps bank, it took only 5 days. filed it on wed, got the info that my loan was approved on wed also.

sis, did they send you a confirmation that they received your application? I sent mine through email 4 days ago but I haven't received any response yet, I mean  kahit confirmation of receipt lang wala ba talaga? I just want to know if email was sent properly.  :-\
