sis if you want to get a housing loan pwede kita ma help cousin ko kasi sa housing loan siya security bank 7.5% fixed for 5 years
doon din namin kinuha housing loan namin... :)

Sis dba masyadong masakit sa bulsa yung charges sa security bank?

Gusto ko  na rin kumuha si hubby ng rent-to-own na house or midrise condo,problema lang nagka bad record siya sa metrobank sa CC niya,once nagpa CI yung bank bago ma approve ang loan,ayun malalaman,ang laki kasi ng utang ni hubby sa credit card niya.

grabe naguguluhan ako. pre-owned po yung lot na bibilhin namin. owner mismo kausap namin and everything is pwede through bank. complete naman daw lahat ng papers sa kanya. (pero verify pa din namin) paano ba yun? need po ba malipat muna sa amin name yung title para sa bank or after mabayaran lahat? and sa collateral po na sinasabi diba nasa bank naman yung title need pa ba nila ng ibang asset?

Verify:
Get photocopy of Title from owner and request a TCT from Registry of Deeds
Get photocopy of Tax Dec from owner and request a Certified True Copy from City Assessor's Office
File a Loan to the bank and submit initial requirements for approval

Kung makakakuha ka ng copy nung dalawa from those two agencies then clean yung title.

To answer the second question: Yes need malipat yung title sa pangalan nyo then bigay nyo sa bank for encumbrance.  This should take 10 weeks.

No need for additional asset. Your collateral is the property you purchased.

^thank you po sa pagsagot. my problem is seaman si hubby. and baka next month alis na sya. paano requirements and signature. di pa naman kami kasal. pwede ba i AIF ang fiancee?

alam nyo po ba magkano estimate na fees for transferring of titles? more thank 50k kaya?

ano po kaya bank mababa magbigay ng interest? kasi kami din mismo maghahanap eh

Kung di kayo kasal, sa pagkakalam ko, parang 2 kayong nakapangalan sa title tas magsasubmit ka din ng requirements sa bank.
5% more or less sa transfer tax, im sure lalagpas pa yan dahil sa mga lagay
Tawagan mo lahat ng bank then ask for their interest rates, for comparison.

Good day po sa lahat.
Itanong ko lang po. Kasi meron po kami loan sa unionbank na nag start ang monthly hulog namin november last year lang po. Before november next year daw po e malalaman namin kung ilang percent naman, meaning iba iba po percentage every year. For 5 years lang po kasi yung kinuha namin.

Kapag po ba tumataas ang value ng peso, kagaya po ngayon, tataas po ba o bababa ang percentage?
Ok rin po ba ang refinancing?Kasi medyo malaki po yung 9.5 percent na bigay ng unionbank sa amin.

7.5% na nga ngayon ang offer ng most banks for 5 years.

kami we got our loan for 5.88%, annual repricing ang tawag dito, hindi namin tinali to 3 or 5 years... this month ang anniversary ng loan namin, a good friend told me na every anniversary ako tatawad sa bank for the interest. hindi nila ipagdadamot yan dahil super baba talaga na ng interest sa mga loans.

for this reason:

liquid ang BSP ngayon, maraming pera ang Bangko Sentral ngayon, in other words, konti ang investors at kulang ang mga taong naglo-loan, kaya ang interest ng mga loans ngayon (may it be personal, housing loan or car loan) pababaan talaga ng interest rates. usually ang binibigay nilang rate for example yung rate namin na 5.88% ang totoong pinanggalingan lang nyan eh around 2-3%, kaya projected na ng bangko ang kikitain nila for the next years.

kaya for the next 3 years na pag-upo pa ni Pnoy, tsaka na kami magha-haggle na itali sa 3 or 5 years. after na siguro ng term nya as president haha mahirap na baka umupo na si Binay magkanda-loko loko na ulit ang economy natin (wag naman sana).

you think okay ba yung 7.5% for 5 years? sorry sis wala pa talaga akong alam sa mga loans. good thing talaga mat GT.

^kami personally we chose repricing every 5yrs. Main reason for this is more or less we can plan our expenses for the next 5yrs. Annual repricing puts you at risk if ever interest rate will shoot up from one year to another. Suwerte if bumaba. Pero paano if tumaas? Ok Lang sana if your salary increases substantially from one year to another that you can handle the steep rate increase. But it's just us ha? We just want the peace of mind that for the next 5 yrs, we will pay x-amount and nothing more. That's how we preferred it. Plus the fact that what we loaned was on the high side so if the rate increases by a few percentage, ang laki kaagad ng impact.

If you can, try to download those loan calculator apps or try to google for websites. More or less you'll get an idea on the numbers. It will help you compare the offers of different banks.

Ang mga banks naman usually they compete with each other so halos pare-pareho Lang ang rates. Usually ang difference Lang is the required equity. Chinabank can offer as high as 95% loanable amount. Psbank: 90%. BPI, like most banks, requires you to put in 30% equity

Kung nagloan ako sa Pag ibig for ng 1,500,000 for 15 years.

Pero after 5years, meron na ako ng ganung amount.

So meaning mababayaran ko na lahat yun principal amount, panu po yun?

wala na ba yun 15 years?

sis to give you an idea po, etong amortization calculator, input mo lang details na alam mo. location leave it blank, makikita mo dito yung breakdown ng binabayad mo monthly ike, magknao napupunta sa principal interest..now after 5 years of paying makikita mo yung balance mo na lang dun, so yun na lang ang babayaran mo sa pag ibig.
