^it's usually 70% of their appraised value of the property. masuwerte kung 80% ang ibigay.

question regarding naman sa Metrohome ( metrobank))

may utang sa credit card hubby ng friend ko and nag aaply sila sametrohome ( thru company nila)) friend ko, since background check nalaman na may mga default payment hubby nya. tingin nyo sis ma aaprove kaya loan ng friend ko?? sabi na nga lang nya sa pagibig na lang nila iloan instead sa banko, sayang kasi since tie up company nila sa metrobank,. :(

ma approve naman sya pero dapat bayaran na muna nya [textspeak!] balance nya sa credit card and then hingi sya ng clearance

Hi mga sis! Me nakakaalam ba sa inyo ng HDMF Housing Loan Sched of Seminar? Wala sa website at di ko din masabi if reliable 'yung mga nakita kong results through google kasi me katagalan na din e.

Saka saan po ang location? Thanks in advance.

kami sis, kakarelease lang ng loan namin last week sa housing loan sa pag-ibig.  once you submitted all the required documents, mga 2-3 weeks malalaman mo ang approval since the property will be scheduled for appraisal.  after that, it depends na sa documents mo kung mabilis ang processing like transferring of title and paying taxes.  then, once submitted all the requirements, after 7 working days, payment for the property via check will be released.

Parang kung ako ang nasa case ng friend mo sis,matatakot naman akong magloan pa sa metrobank, although di ako sure sa rules, pero napaparanoid ako sa idea na baka later on,kunin ng bangko yung property ko dahil sa utang sa cc.. Pero sabi mo hubby niya ang delinquent diba? Sa CI ng bangko,malamang makita pa rin dahil sa application niya sa loan nakadeclare dun details ng hubby niya

pwede pa rin kaya ako mag-apply ng housing loan sa PAG-IBIG kahit na yung last payment ko was 2006 pa? since 2006 kasi sa abroad na ako nagwowork so di na ako nakakabayad ng PAG-IBIG..pero prior sa pag-alis ko 5 years din ako nagbabayad sa PAG-IBIG.

Sa Housing loan I would suggest the following order of priority:

(1) Pag-IBIG Housing Loan - low interest rate (7.985% fixed for 3 years), longer payment term (up to 25 years) very transparent loan charges (u know exactly where the processing fee goes. 1 year MRI & Fire Insurance Coverage, Processing Fee of Php3,000 if I am not mistaken) plus u get to take advantage of ur membership with the fund. loan to collateral ratio will depend on how much will u loan. wala pang pre-termination charge (meaning if u intend to fully pay ur loan b4 maturitywalang extra charges) 
(2) Banks - in general mababa talaga interest rates now kaya its a good time to loan (as low as 5%? to a high of 10%  pero fix lang interest for 1 year. after 1 year pwede tumaas or bumaba depending on prevailing market rate), payment term up to 15 years kaso [textspeak!] mga processing fees nila sometimes its ridiculously high at ang dami pa. loan to collateral ratio is between 70% to 80%better do more thorough research when availing this option
(3) the least alternative is In-House Financing kc mga developer charges very high interest rate! pero kung naka-purchase na kayo under in-house financing, inquire from ur developer baka pwede ilipat sa pag-ibig or sa bank loan.

got a housing loan from Chinabank initially at @ 5.88%.. ni-haggle ko talaga yan sa kanila because I was approved from another bank as well for the same rate.

by the way, this rate is only for the 1st year... so sa 2nd year ko I need to haggle again :-)

i'll answer question # 2

with ps bank, it took only 5 days. filed it on wed, got the info that my loan was approved on wed also.


sis, actually iyong loan ko din sa ps bank approve na... magkano ang charge nila sa appraisal fee? sabi ng agent ko ang sabi ng bank around 40k... totoo ba iyon ? sa metrobank as of today oct 19 8.5% 10yr term.
OFW din ako, kaya naghahanap ako ng bank na lesser fee at madali ang approval.

Alam ko pede naman. Dapat member for two years bago mag loan ng bahay and active member (meaning, may active contribution) for six months.

ang alam ko pinakamura rate ngayon is chinabank kaya lang mas maraming documents na hinihingi na ha hassle ako so metrobank muna ako pero pag mababa appraisal ng metrobank baka i try ko na rin ang chinabank. saka para sa akin ang best bank for a loan is yung accessible din sayo para madali lagi ang transaction
