Aside from Sarisari store at water refilling business.

Pahelp naman ng business ideas for a typical na subdivision na mga townhouses ang built ng houses.  Parang nasa class B and C ang residents.

Nakabili kasi kami ng H&L sa main road at may malaking space pa para pang business.

Sorry but you won't find answers here.

Para malaman mo ang tamang negosyo in your place...the best   
people to ask are the residents itself.

You can do an easy market research.

Write a survey form...maybe 10 questions is enough.

The survey contains questions like...

"Ano pong klaseng tindahan ang sana meron sa subdivision?"   
or like "Anong services po ang sana mas malapit sa bahay   
nyo?"

Something to that effect.

These will give you a lot of insights of what they really   
need.

To execute it, ask some students in your place to help you   
out on this and then pay them.

Get as many answers as you can. If possible suyurin mo lahat   
ng residents.

You'll be surprised with the results.

Kami naman sis, we live in a low-rise condo inside a compound. Since there are 5 bldgs. sa compound medyo madami dami din prospected clients ko. I'm going to put up a bills payment/ticketing/loading/remittance biz courtesy of GPRS sa unit namin. Since global dealerr package lang kinuha ko hindi ako required kumuha ng permit kasi pang homebase lang siya unless mag franchise ako which is costly masyado. Plan ko maglagay ng parang maliit na office lang (office table for the computer since online biz siya with chairs) sa may living area namin where i can entertain my customers. Advantage din na nasa 2nd floor lang kami malapit sa gate ng compound so madali kami puntahan.

Akala ko, mga subdivisions create/designate  commercial spaces, at dun lang puede mag operate ng business.

Sis aquacharly, ang alam ko pag home-based, pwede naman kahit hindi mo gamitin o i-rent ang designated space for a business sa loob ng subdivision. Kasi mahirap naman kung mas malaki pa ang rent ng space kesa sa kinikita, 'di ba? At ang alam ko ring businesses na dapat e nasa designated business space sa loob ng subdivision e yung mga carcwash, autoshop, etc., na kailangn ng malaking space.

^best you check with your subd rules.  Kasi kung no  prohibition about putting up a signage or openly operating a business from your home -- you have more business options.
IMO, before you even consider the rent & other considerations, check your subd rules 1st. Mahirap naman Kung nag set-up ka na, tapos your association tells you to stop - ka grrr naman.

Contrary to my knowledge -- ang car wash, auto shop -- not allowed in subdivisions yan.  I really haven't come across such operating in a subdivision, interesting.   I was referring to the commercial spaces provided near clubhouses for convenience stores, salons,  cafe, laundry/drycleaning business, and the like.  Usually sa convenience store andon na may xerox, cell load business etc etc.
