Best and Worst Subdivision/Housing Developer(Thread4)

^Sis ang sabi samin ng Broker (personal na kilala namin) Sta. Lucia noon pero Araneta na nag take over, maski yung deed of absolute sale Araneta na pumipirma samin. So iclarify namin to sa kanila, pero parang sa panahon ngayon, meron pa bang maayos na Developer, Contractor and the likes? Parang puro complaints na ata. Kakatakot na ha!

For me ang hirap humanap ng contractors. Parang greedy pagdating sa pricing. For my 23sqm studio unit, most of them quote 400K +. Grabe lang!

Kaya nga naisip namin, once we decide magpatayo na, sosobrahan na talaga namin budget as much as possible at ieexpect na namin na late matatapos than the initial schedule haha pessimist lang diba, feeling ko kasi lahat ng Contractors ganyan na eh, magpepresent ng quotation and time table, after that kung ano ano maglalabasan na issues or addtl. costs ke sadya man or hinde, kaya dapat tutukan din talaga. Magresearch para hinde sobrang clueless and kung meron kakilalang knowledgeable magpa alalay din.

I want to warn everyone don't deal with Solid Pattern Home Builders. Soon I will make a blog/post or anything about them and my experience with them.

^^^That's one thing I learned when we had our house renovated na dapat talaga bantayan and tutok ka sa bahay na pinapagawa mo during construction process. Ask any friends who's into construction or friends na nagpaconstruct na ng bahay para may knowledge ka na sa construction at hindi maloko.

There is no perfect developer. I had the highest expectations because our condo is a high-end property but there were still some unexpected issues in the unit when we moved in. You have to remember that they construct hundreds maybe thousands of units at a time so di maiiwasan, not every nook and cranny is perfect. What makes up for it is good admin and maintenance who will fix it up. Thankfully we did have that. Isang reklamo ko lang they had 3 engineers sent to my unit at 9am to inspect and they did repairs on the spot too, free of charge.

 Trusting big names in construction with decades-long operations is still the safest bet. So many horror stories from small-time developers plus lalo kang walang hahabulin sa kanila.

Any reviews on Adele Residences in San Pedro, Laguna? We are scheduled to visit their model units. Pinagpipilian namin Futura Homes by Filinvest, Adele Residences and South View Homes both by CLHE Corp. Magkakalapit lang sila sa San Pedro.

Help mga sis, We bought a townhouse in upper antipolo ang problem is pag site visit namin yesterday (on going [textspeak!] construction nya) pinalitan yung floor plan nung developer without informing us. ang sad kasi by april this year na sana yung turnover. hindi ko nagustuhan yung bago floor plan. Possible pa ba ma withdraw na namin nung downpayment? nag full pay Downpayment pa naman kami ni husband to get the discount.

di kami tumuloy na kumuha ng house sa adele. the day before na magbigay kami ng reservation, bigla nagannounce na nagtaas sila ng selling price ng mga 12% due to TRAIN law daw. so from 3.2M na 80sqm standard house naging 3.5 na.
