Hi Girls,

Ako naman, sa Borland Development kumuha ng bahay. Puro townhouse nga lang yung sakanila. So far, okay naman. Medyo na delay lang yung turn over ng bahay. Suppose to be last February pa na turn over, pero mga August na turn over sakin. Madali naman silang kausap, yun nga lang pag gusto mo mag pa bakod ng enclose yung likod and harap ng bahay, kelangan na agad ng building permit and my cash bond.  My alam ba kayo if mag papa gate ako tapos hollow blocks yung ilalagay eh kelangan na agad ng building permit? By the way sa san jose del monte bulacan ako kumuha ng bahay

^sa pagkakaalam ko once na may construction (interior or exterior), meron agad construction bond, which is normally refundable naman once completed na yung pinapagawa mo

hi sisses!

anyone with experience here with East Summit Residences in Cainta? we are planning to check their condos. along Ortigas Avenue extension lang. i read that Cainta is flood prone area same with Taytay among towns in Rizal, as in baha ba agad pag maulan? how about the traffic, as in nakakaiyak ba and mapapa-half day ka na lang ng pasok?

Matagal na kaming naghahanap ng vacant lot lang sana, will backread and hopefully makakuha ng ideas where to buy.

Pahingi naman ako ng advice sa situation ko mga sis.
Developer: PA properties - Nuvista
Jan 2017 natapos ang equity ko pero hindi pa tapos ang bahay. On process ang pag ibig ko pero while waiting na matake out ang loan sa pag ibig gusto nila magbayad ako sa in house financing nila. Ang magiging monthly amort ko sa in house ay 15k (12% interest), pero nung tinignan ko yung computation nila sa 15k - 2k lang ang mapupunta sa principal at 13k ang sa interest. So pag natake out yung loan ko sa pag ibig ang ibabawas lang nila ay yung amount lang na napunta sa principal at hindi yung full payment ko sa amortization including interest.Ganito ba talaga sa real estate business? Yung interest hindi mababawas sa take out loan. Hindi daw pwede na hindi ako magbayad while waiting na matake out ang loan sa pagibig, may same experience ba kayo sa akin? May pwede ba akong gawin?

Is this a spare lot you intend for investment or rest house? We bought one in Baras, Rizal under Sta. Lucia. Maganda kasi ang place. Name is Palo Alto.

Sa pagkakaalam ko ganun talaga... yung amount allocated sa principal lang ang maibabawas sa loan take out mo sa Pag-Ibig. Kasi sa bank loan refinancing ganun din ang scheme. The 13k is really for interest na mapupunta sa developer. Malaki talaga ang interest pag in-house financing kaya nga normally yan na yung last option. Either thru bank or pag-ibig financing muna.

Hi sis, RLC is incompetent in what way? Are you talking about turn over date? I'm planning to buy a condo by Robinsons Land Corporation din sana.

Thanks for the feedback. Thank God yung Sta Lucia na lot na target namin in Colinas Verdes Bulacan will be under Araneta na, or under Araneta na nga ata yung mismong lupa. Tapos kanya kanya hire ng Contractors to buid the house. 

We've decided kumuha nalang talaga ng lot in the near future, halos puro horror stories ata naririnig namin sa mga house and lot lalo pre selling, pag RFO naman sobra mahal, ang liit pa ng lupa, and of course madalas sirain yung bahay. Pag under construction, parang normal na yung madelay sa turn over ng halos 1 taon pa nga, or naglalaho na mga  tao at di mo na alam sino hahabulin at kakausapin.

I am not sure sis, kasi with us ha we bought the lot kay gonzalo puyat, but then nung time na magpapatayo na kami ng house kay sta lucia pa rin dinaan yung mga permits and all, and dun almost 90k binayaran ko for the permit.
