Hi mga sis! Anyone tried to have  foreclosed properties. How did you you get it? San ang location and how much? Share your tips also. Thanks!

^maganda yang site na yan. She's my classmate actually, and shifted to real estate after being a CPA lawyer, influence ng husband Nya na IT who also shifted to real estate.
I'm also in IT, and part-time broker na rin.

I browse foreclosed properties from banks mostly, yun Lang fast-selling, by the time I decide I want a property na-sold na pala. You still have to do your due diligence sa property, if it has any encumbrances.

Masmura compared sa ongoing market value Kasi banks would want to liquid those assets faster than keep it, also [textspeak!] old owners who lost their property lose it all Talaga, the property and all the money they paid for it in the past, so tumubo na [textspeak!] bank sa money interest nakakuha pa sila ng property, so kahit palugi Ibenta Pwede na, Kasi yung new owner mag bank loan din naman tapes interest ulit yun for them, so cycle Lang. The owners have 1 year to redeem the property pa naman.

Brokers also have their own private multiple listing service to whom owners go to to sell their properties before the banks foreclose on them. Syempre they prefer na me makuha, me Mabawi pa sila kahit konti through the sale, they pay off the bank and get some money left over to start over. That way you also help the owners who will soon to be homeless. It will still be a bargain Kasi seller will negotiate mabenta kesa foreclose agad. They only need to pay the bank their balance Kasi, keep some money, and buyer still buys it cheap, so it's a win-win situation for all.

^ hi neybor.. na check ko na ang website na binigay mo at ang dami ngang property na binebenta. lahat ba ng mga ito ay mga naka loan sa bank kaya sure na clean title?
bakit wala akong nakita sa tierra ? good price na yang  nabili nyo..

Bfs is not a bank, para ata syang 2nd party na bumbili ng rights to sell those foreclosed property, im not sure hehe.
Some of the title are not yet consolidated, meaning under the former owner pa nakaname, yung iba, nasa redemption period pa, some ok na ang title. Iba iba ang case ng bfs properties.

Sis, san ba ang phase 1 ng sunny brooke? May mga property dun for sale, i want sana.

Hehe not all the time eh may listing ng property sa subdivion na gusto mo, tyempuhan lang. Sa may crystal air may naforeclose 795k ata 80sqm bungalow, near the guard house.

Sunny brooke 1 yung malapit sa TN.  San ka namamalengke,,...halos mga taga TN kase dito namimili.
Malapit lang ako sis sa western union..
What phase ka? Nag rent lang me dito. Gusto ko sana lipat sa TN kaso hirap dyan pag walang service pero if may makita me na for rent na mura lang baka lipat ako habang hanap pa ng prop na sulit.
