Pre-Owned House and lot..

Hi Does anyone out there na nag acquire ng pre-owned house and lot? how was it?

Madami namang pre-owned na ok ang condition.  When I was house-hunting, my target really was pre-owned houses cos for a limited budget, they're more worth the price.  If you have a budget of below P4M, all brand new houses within that range in the metro would only be townhouses that are very, very small (30-50sqm).  But, you can get pre-owned houses na 100-140sqm with the same prices.  Of course you would have to spend for renovation.  But if you get a pre-owned house that is, more or less, in a design you want, then you could spend only P100k for repairs and re-paint.  From my experience when I was house-hunting, all the houses from 1990's (the ones na nasa P3M range) were mostly built with marble floors, counters, etc.  So matitibay sila and they look ok.  In the end, I bought a foreclosed property na 140sqm in Ortigas area kasi feeling ko I wouldn't be able to see another property that cheap in that vicinity.  Mas magastos lang yung renovations kasi foreclosed eh.  I spent more than P200k but, still, if I total with the house price, cheap pa din sya.

parang gusto ko to..me nakita ako na worth 2.8M for 150sqm and maganda talaga yung house, It just needs repaint siguro. Ang worry ko lang kase eh mahal din ang mag pa transfer ng titulo, i think parang me porsyento ata ng total amount ng bahay. Im really clueless. Yung nga luma na yung bahay pero maintained naman siya.

same here...since last year tumitingin na kami ng foreclosed property sa mga bank online. lote lang kukunin namin kase takot si bf sa kung ano mang history daw ng pre-owned house and lot...i think sa mga bibili dapat magbabasa muna ng mga tips sa pagbili ng pre-owned, risky din kase yan. minsan magtataka bat sobrang mura, yun pala may issues pa yung titulo.

may nakausap akong ale sa NBI nung nag apply ako for clearance. sa haba ng pila, naikwento na ata nya yung buhay nila ng family niya. nasabi rin nya na kapag daw bibili ng lupa, unahin daw icheck sa minisipyo kung nagbabayad daw ng amilyar yung may ari tapos ipa-survey daw para malaman kung ano talaga ang sukat nung lupa. medyo magastos nga lang.

if that's within metro manila, then that's a good deal already. depende naman sa declared amount nun may-ari yung maging rate sa transfer of title. i'm sure hindi naman mataas sa 2.8M ang declared ng may-ari and with that amount, around P40-50k lang naman ang transfer of title. but, i also know many homeowners who declare half or even 1/3 of the price of their property para di mataas tax. so consider the ToT rate to be slashed to half, too.

Sa Cainta yung bahay, Malaki siya at corner lot tapos well maintained although luma na yung bahay kase makikita mu naman sa style eh.

Hubby aNd I bought a pre-owned house more than two years ago. We first had the property checked, sa title etc. Luma na yung house coz it was built in the mid 80s. But at 160+Sqm na below 4m in that part of qc na very accessible, worth it na. We loaned sa bank and of course the bank is strict with properties so at least lessened na the risks. We spent quite a substantial amount sa renovation at medyo natuyuan kami but in the end, it is really worth it coz after ondoy tumaas na agad value ng property where we live kasi our village did not get flooded. And our house is swerte coz opportunities started coming to me and hubby, then my sister got pregnant while living with us after five years of trying. My advice to those planning go purchase a pre owned house is check the docs with the proper authorities and have the house itself checked by an engineer or architect. Plus feel the house kung magaan for you. As they say, you don't choose the house, it chooses you. Good luck mga sis!

ay sis, kung sa cainta, check mo din muna. baka kasi kaya binibenta ng mura ay dahil bahain or severely affected during ondoy. i heard kasi most of cainta was flooded during ondoy.

Anyway, wala kase ako nung Ondoy days...lumaki ako sa Malabon kaya ayaw ko na ng baha. Pero diba mataas ang Cainta? And the case of Ondoy naman parang severe na yun eh, I mean in regular days dapat malaman kung binabaha kahit simpleng high tide lang. I think yun ang magiging basehan ko. Kase alam ko nung Ondoy pati some parts of Betterliving eh binaha, eh ang taas na nun ha. Anyway thanks for reminding me sis.

we bought a foreclosed house and lot from a bank 3 yrs ago.. luma na yung bahay pero malaki yung lote. monthly amort sa bank is P8k (remaining term now is 7 yrs) pero pinaparentahan namin ng P5k. really a good investment for us

^sis, yung binili kasi namin is under contract to sell... nakapangalan pa rin sa bank pero mata-transfer lang yung tile sa pangalan namin pagkatapos pa namin mabayaran ng buo. kami yung magpa-process ng pagpapa-transfer sis pagnabigay na yung title sa min pero may portion dun na si bank yung magbabayad, im not sure pero yung capital gains tax ata.

sis, even without Ondoy, bahain na ang Cainta though [textspeak!] mababang klase lang (around ankle or a bit higher lang). i have friends and cousins who live in cainta and have heard about this even before. kaya nga nun Ondoy, [textspeak!] ang lalim nun baha nila. like my cousin's house ay umabot until 2nd floor ang baha. completely covered un first floor so they had to have the whole house renovated and it cost them as much as a new house na.

sis mas secured kapag sa bank ka kukuha kasi eh malinis yung title nun... hindi ka maloloko no need na na ipa-survey or sukat kasi eh may existing title na yun...yun nga lang eh under the name of the bank. we have executed a contract to sell and will process transfer of title to our name once fully paid and na-release na title sa min.

ang worry ko lang sa pre-owned na house and lot baka madami na problems doon. We bought a pre-owned h&l and from inspection mukhang maayos lahat. When we were living there already lumabas ang mga problems:
1. tumutulo pala ang bubong hindi nila binanggit so kailangan namin siya ipaayos e tagulan pa naman noon at dahil baguhan kami sa lugar at nahirapan kami humanap nang taga-ayos pati yung part nang walls nadamage (umumbok ). When we had it repaired laki gastos namin and sabi nun nagayos kaya umubok kase matagal tagal na daw na ganito siya kumbaga nababad na
2. Malamok ang place once afternoon sets in. Hindi namin maintindihan kung saan galing kase wala naman kami stagnant water kahit sa labas
3. May mga small mice at ipis


Ang pros lang is maganda ang location niya, malapit sa lahat pero tahimik ang lugar.

ako naman.. natutunan ko sa mga chinese buyer/s ko ng mga pre-owned properties, nagtatanong sila ng background ng owners.. like kung ano trabaho/income.. baket binebenta..

mas safe kayo pag ang binili nyong pre owned properties is nasa banko ang titulo.. that means, clean title sya.. plus dapat hingi kayo ng copy of tax declaration para alam nyo kung updated magbayad yung owner..
