amenities in DMCI condos are impressive, i've visited flair and tivoli gardens. my only issue with them is the type of community esp in tivoli: my uncle living there got turned off one time when a group of weekenders, carpooled by a jeepney, just came in and used the swimming pool. eventually, he sold his unit.

sis meimei pre-selling price pa kasi yan. Unfortunately when I re-checked the prices online last night 4.1m na yung 1-bed. Turn over na pala ng phase 1 this year
Anyway I'm eyeing another avida proj in arca south. Preselling pa and I think convenient pa rin for someone working like me in bgc kasi may bgc bus na arca south-bgc route na. This will be my first property if ever so I'm doing a lot of research. Most people like Ayala and DMCI. However my purpose in buying condo is accessibility that's why I'm eyeing ALI projects. Pero for families I think better DMCI projs. Marami kaya talagang instances sa ayala of delayed turn overs? I heard most of the time ahead of the target pa dmci ..

who among your agents are the best na nakausap niyo.  ang dami kasi na minamadali ka kahit sinabi mo na you are still looking out.  SMDC ang liliit ng mga units.  still searching...

i've talked to many agents na and yes madami yung nirurush ka, offering this and that para kumuha ka na agad. meron pa talaga ako iniwasan from SMDC kasi daily tawag nang tawag tapos pag nagkikita kami sa mall kino corner nya ako. i ended up transacting with my cousin, una dinedeadma ko sya kasi iniisip ko baka magkaprob kami later on since kamaganak ko sya, you know, money and demands and all, but when I gave him the chance, naimpress ako sa kanya. not because i am his cousin but nalaman ko na maalaga talaga sya sa clients nya and pasensyoso. hindi din sya pushy. he's from DMCI btw.

In the end napakuha ako presell 1BR unit here in Morato area. gusto ko kasi malapit sa house namin here in West Avenue. he gave me a good floor, my unit is on the 8th floor. turnover is first quarter of 2018.

and yes SMDC, para kang nakatira sa "kulungan ng manok". dikit dikit, ang liit ng units and ang daming units sa isang floor na pinagkakasya.

i only considered DMCI and Ayala Land. (not impressed with SMDC din) our agent/broker is not the pushy type and seems very professional. i think that's their way of marketing so they tend to have many clients. yung mga makukulit na agents lalo na sa malls, mga amateur pa yun sa sales. unlike other real estate firms na mismong clients ang lumalapit to have an agent.

we, prospect clients, are more convinced with professional, detailed and efficient agents. turn off yung halatang gusto lang makabenta.

Mga sis, how long did it take para maturn over units nyo if fully paid na?  I've paid in full last December ,hanggang ngayon hindi pa na turn over unit ko. I just won't mention the developer. I keep on following up pero puro naka schedule na ang sagot sa akin . Haay

If that's SMDC normal daw yan abot ilang months kahit fully paid na.

No it's not SMDC. Nag blessing na nga  ng January and I thought ma turn over na around February.

Hmm Avida is the other one that's delayed. If still not that I'm not sure. Maybe check with the office on why. Or demand for it if you really need the property na.

They promised this March, so pag hindi pa rin, then I'll demand na . Hindi ko naman kailangan now because may bahay kami kaya lang I want to furnish it para kung gusto naming puntahan ay ready na.

recently meron big complaint sa Ayala land Serendra condo concerning a foreign national. We bought a condo unit also - turn over is next year, sana wala naman maging problema.

^oh my, our family owns an alveo, hindi pa na turn over but so far wala namang problema. usually, ofws and foreigners ang nasscam sa ganyan. accountability ng involved officials yan. masisira ang brand because of them.

^^Grabe yan sis.. Ngayon ko lang nakita yan.. Di ako makapaniwala na mga boss ko dati ang iniinvolve. Actually medyo familiar yung name ng foreigner. Shocks parang ako pa nga ata nagturnover ng isang unit nila sa serendra nung 2010. Sa kanila naman nakapangalan yung acceptance documents eh. But yung title, mukhang yung nasa sales ang nang scam sa kanila.

too bad. di ba nila naisip na mahuhuli din sila in the end. i don't think it's entirely alveo's fault. yung mga officials siguro na alam ang ins and outs of purchasing the property ang may kasalanan... thinking they will own the property after the owner dies (*knocks on wood)
