ako naman i love dmci. love the place, the staff, the neighbors.. the best talaga! dati i was so against living in a condo, as in gusto ko house and lot talaga. pero after spending almost a year here, i changed my mind. sana wag paapekto ang dmci sa torre de manila. :)

Hi sis. Saang DMCI property ka nagsstay? I was wondering if you could give me insights about La Verti Residences in Pasay. Thanks!

hello mga sis...anyone here na may condo unit under Cityland?
Balak ko na din kasi sanang kumuha ng condo na rent-to-own sa Makati area. Nakita ko yung Makati Executive Tower 3 and 4, Cityland ang developer.
Any feedbacks sa condo na to? Thanks mga sis!

Based on my observation, medyo nagiging "strict" ang mga condos ngayon when it comes to short term leasing/ lending of units. Ewan ko ba bakit, I think it's because they want these 'transients' to rent through their in-house property leasing group which is often the last choice of many unit owners. So try to talk to your property management officers in a nice way. Di din naman nila kasalanan yun. :D

Sis I think it has something to do with the security rin. Iniiwasan lang siguro na kung sino sino yung labas-pasok sa building.

Since nakatira kami sa condo na DMCI ang developer then I'll go with dMCI :)

siguro next year pwede na rin kami kumuha ng property.  gusto ni hubby sa may QC malapit sa SM north.  ang hirap naman kasi pumili.

^^Good luck sis! Enjoy the experience. I suggest you shop around the area, so you can fully compare different developers. You'll be investing a lot of money so might as well get the best. 😊

Mga sis what do you think of Avida 34th in bgc? Malapit sa serendra and market market. 1-bedroom 36sqm is around 3.6m. I think it's a bargain na considering its location and proximity to malls in bgc.

My two top developers in mind are DMCI and SMDC :) I checked both of the condominiums they've developed and still developing, so far so good :)

^ sis sa bgc nga ko nagwwork. Naisip ko kasi iparent/lease yung unit, then pag walang gagamit then pwede ko siya uwian. Mamiminus ko transpo ko and siyempre malaking bagay yung time ng commute mawawala.

True sis! Mafi-feel mo talaga na parang nasa vacay ka, right? I dont have a unit yet but nakapagstay na ako before, sa Tivoli Gardens yun. It was an amazing experience! I can live with that in forever!

^There is no "tamang number" per floor. Less units per floor mean lower density and less chances of crowding in amenity spaces such as pool and gym.

On the other hand, buildings with less units on a floor usually are more expensive (kasi kelangan din bumawi ni developer) and the monthly dues will be higher because there are less unit owners to share the cost.

High end condos will have 8-10 units on a floor, maximum.
For mid-range, I think 20-25 should be maximum. And there should be 4 elevators at the very least.

Backreading.. nakakaloka na SMDC condos are 40-50 units per floor?! Mas malala pa sa hotels?? Para kang nakatira sa office building. I would definitely pay more to live elsewhere.
Currently in One Shang. I think there's 10-12 units on my floor. I havent come across any other residents in my 3-week stay there, wala ako kasabay sa elevator. Pero may dumadaan. Just the way i like it :)

That's why I don't like SMDC. Almost non existent security. Though they have SMDC Premiere, better to invest elsewhere.

Ok naman ang dmci. However, hindi prime spots ang location ng mga condo nila. It's either dadaan ka muna sa neighborhood na madilim/ may informal settlers or walang public transportation sa area.

But when it comes to budget and terms of payment, dmci is the best buy compared to other developers.

Temporarily staying at a Robinson's premiere condominium here in Ortigas. Really happy with the amenities, the security and the location! The service of the condo admin and the security guards make it a pleasant place to live in. :)

^That will be Avida/Amaia properties. For Ayala projects, I'd go with Ayala Premier and Alveo (if my budget permits it.) Otherwise I will shop for other developers na kapresyo ng Avida and Amaia

^^currently renting a studio unit in Avida na malapit sa Buendia. Rinig na rinig ko ang traffic noise. Other than that, I love it! Lalo na kung icocompare mo sa SMDC, eeeww! Hehe.

Around 20 units lang per floor served by two elevators. Kesa naman sa SMDC na 40 units per floor na two elevators din hehe.

Maganda amenities and ang ambiance. Hindi katulad ng Cityland etc.

I guess kung hindi naman malapit sa major highway ang kukunin mo (so traffic noise won't be a problem), then GO with Ayala Land!

Btw, I just bought a condo unit, Megaworld ang developer. Turnover in Q3 this yr. Magbigay ako feedback after a couple of months after moving in. :)

Actually, Megaworld and Ayala Land ang top two choices ko talaga. SMDC and DMCI are out. DMCI is out because usually for end-use yun (end-user ay families) eh ako balak ko ipa-rent sa yuppies & expats for passive income; and ayoko ng locations ng DMCI.

Ang mura niyan! Kelan turnover?

Bakit ang mura given na BGC yan... Hmmmm... Check mo floor layout ha, baka katabi yan ng garbage room. Pag ganun, don't get it! I'm renting in Avida now. Syempre nililinis naman ang garbage room, pero kahit na, gagastos ka na rin lang ng milyones eh magdagdag ka na ng budget just to get a unit na maganda location sa floor.
