^ I think "magandang location" is relative. There are, of course, locations that are hard to beat, investment wise, such as Makati CBD and BGC. Pero other than that, a good location for most of us will depend on its proximity to essential facilities such as hospitals, schools, malls, and most important, place of work.

So taking these aspects into consideration, I think Rob Magnolia and Vertis North are equally good locations. Now, it boils down to which one you like personally.

My personal opinion, Vertis North. The MRT station in Trinoma/SM makes commute to Makati and BGC a lot easier, plus the master-plan of Ayala for Vertis is awesome. I live in San Juan, btw. :-D

Case to case basis, may ibang developers kasi na kasama na ang computation sa movein fees, meron namang saka na lang nila sisingilin kapag na turnover. Kasama kasi dito usually pero not all the time iyong connection fees ng electricity and water, and pro rated payments ng association dues.

Tama si sis midnight. Relative ang good location. Para sa akin, basta safe, hindi binabaha, malapit sa work at hindi hirap ang mga kids sa pagpasok, good location na iyon sa akin Sa tanong mo naman, maganda ang location ng dalawang iyan.

^RE number of units per floor. ano ba ang tamang number lang per floor?

^There is no "tamang number" per floor. Less units per floor mean lower density and less chances of crowding in amenity spaces such as pool and gym.

On the other hand, buildings with less units on a floor usually are more expensive (kasi kelangan din bumawi ni developer) and the monthly dues will be higher because there are less unit owners to share the cost.

High end condos will have 8-10 units on a floor, maximum.
For mid-range, I think 20-25 should be maximum. And there should be 4 elevators at the very least.

That's why I don't like SMDC. Pretty much like SM ang peg na madami tao lagi. Kung titira sa condo, di ba you would want at least some level of privacy like wala masyado tao sa corridors. Tapos good luck sa shared amenities hehe lalo sa pool, gym, playgrounds, gardens, etc.

I'm also not convinced na quality materials nila based on what I'm seeing in their newly constructed malls. But what do I know? Baka iba ang contractor ng condominiums versus malls?

^Ditto.

It's a bit difficult these days to find an affordable condo that will give you good location, quality workmanship and amenities, and relatively low density. You have to adjust (I really mean sacrifice ) at least one. I think I'll be happy to give up flashy amenities. Most of the people I know don't really use their condo's amenities on a regular basis. Pinapataas pa the monthly dues.

Best Condominium Developer for me yung DMCI w/n metro manila. Quality mga amenities talaga. Tapos yung security ayos. Maganda interiors nila. Pang resort yung styling nila. Kaya kakaiba! Yung kausap mo lang talaga na agent it's either magiging problema siya or not. Kaya maging masaliksik tayo sa pagkuha ng agent I think sa lahat naman ng condo mag aapply to.

Halos lahat naman yata may happy & unhappy clients sa lahat ng developers. Di talaga maiiwasan. Pero mashorrible naman yata yung experiences ng ibang unit owners sa ibang developers.

i'm a unit owner ng dmci, pero as of this moment okay naman siya! wala pa akong nararanasang hindi maganda from it. okay naman neighbors ko and yung mga nakakausap kong personnel ano daw yung  ba [textspeak!] problem nla bat di maganda feedback nila?

Hi Applyjy! Nakakatuwa naman at pareho tayong ng feedback about diyan. DMCI eh para sa atin talaga ^^v Pero siyempre hindi naman perfect ang DMCI, nagkakaproblem din yan, so expected na natin yan pero knowing this developer eh aactionan agad nila yun!

^check Arezzo or Palmdale Heights sis sa Pasig. Sa Palmdale alam ko may mga nagbebenta na unit owners 1M below lalo na pag rush. Hehe. Sulit na for 50+sqm. Sa Arezzo most of the unit yata studio unit - if im not mistaken 30sqm. Nung preselling sya 900k/unit e. Tapos pede mo icombine.
