Best Condominium Developers within Metro Manila

I alread saw the turn over pics of my unit in robinsons land, no alanganing beams, workmanship is neat, you wont feel like you were ripped off, value for money.
Ive examined most of the condos, i still feel like avida and smdc are pricing their units too high for the deliverables.
Dmci and rob for value they give to their unit owners.

Dmci for the finish and resort like amenities for a not so prime location, but still competitively priced.
Robinsons, for the finish, essential amenities in prime locations and competitively priced.

^that's what I've heard pero shempre hindi ko sila pagiisipan ng masama ng dahil lang dun. Aksidente lang yan.

They said nga okay din daw ang Robinsons Land. Medyo mas mahal ng konti and mas maliit sa DMCI but for me reasonably priced kasi mas okay location ng condo nila.

DMCI, the way I see it for me is more pampamilya because of the resort type amenities.

SMDC's and Avida's prices are too steep for me, in my IMO.  Never considered buying from them kasi parang OA talaga sa presyo.

Dun and I asked about that incident pero sabi di daw totoo. Did not bother having them explain further since 1 month na din wala sa news so I guess mahina talaga yung kaso to say negligence on the part of Robinsons.

SMDC I don't trust that much judging on SM itself. Most probably same concepts sila in running a business and building a structure (low quality taking malls as example). Masa din na ang daming units na maliliit.
But they make the payment schemes easy kaya keri sa budget kung ang monthly payment iisipin.

Avida is too pricey parang they're banking on the fact that they're under Ayala. Dami din masyado units/buildings versus shared amenities. (Watchout lang, get a good agent before booking. Our case and sa friend ko was not so good. I hope these are exceptions at ok talaga yung ibang agents.)
Amaia yung supposedly more affordable wing ng Ayala but same din na madami units at maliliit spaces.
But since they are both under Ayala, quality is still there pa naman.

DMCI too pricey and as I notice sa malapit sa amin, di masyado nabibili. The upkeep is not good either. Kumakalawang yung gates nila, faded paint na, etc.
But maganda yung concept nila.
 
Megaworld ok din daw. I personally did not check kasi Fort area is too far. A friend got several units from them at happy naman siya with both the purchase and experience.

It pays to be brand conscious din sa pagbili ng condo kasi pag sa iba, nakakakaba kung matatapos ba nila sa committed turnover date o kaya kung kaya ba ma-maintain ng mabuti.
Also, kung bank financing, madami options kasi ka-tie up na nila karamihan ng bangko at wala masyado hassle sa transactions kesa sa iba na onti lang o kaya gusto in-house financing where both have high interest rates.

There are things when busying a Condominium. The location, Price, Developer, your goal for purchasing one, the price and its turn over. Of course its always best to buy one when its pre-selling because you acquire it cheaper so your investment has more growth.
There are alot of developers to choose from. and they are categorized to low mid and high-end developments. The trend now is mixed used development where everything you will be needing is near or walking distance.
There are alot to choose from like Ayala, DMCI, SMDC, Rockwell and Ortigas. If ever you need somewhere in between makati and qc do checkout Capitol Commons. Its a fresh development, they have free standing restaurants, Mall and grocery coming up

@j.adore What project is that? Wala akong maalala na project ng dmci na hindi nabenta sobrang bilis magbenta ng dmci agents.

As with Avida yup it's a little bit pricey dahil nga Ayala.  The company is bragging na lahat ng hinahawakang area ng Ayala tumataas ang price, that is the main reason why. but sobrang ganda na ng payment scheme nila.  They have a new project in Makati studio only 1.92M you will just pay 10% tapos yung another 10% stretch to 36months so thats around 5k per month.  I think they made it affordable.  Naglevel up na rin kasi ang Avida.  Si Amaia na ang pumalit sa Avida.  Hindi talaga resort type ang amenities ng Avida not because they can't do it but because they don't feel that it's needed.  Ayala is the best when it comes to Property Management. And 20-22units per floor thats not crowded.  Tama lang yun.  Ganun din naman si Dmci ang crowded si smdc umaabot ng 40+ per floor kaloka.

1.92 for 21-22 sqm? Thats expensive and unjustified with the finish and amenities. Did you see other avida projects, its mediocre and their deliverables from cabinets to tiles are outdated.

In makati i know avida west and other adjacent avida developments...110k to 119k per sqm. Expensive and i would feel ripped off .

The payment terms, its an industry norm, nothing out of the ordinary. They have one of the highest closing fees.

^sa Makati na kasi yun, you can always choose a cheaper condo unit pero siyempre mas malayo diba?  Marami pa ring bumibili ng Avida esp nag level up na and they have their own construction firm na. =D As per closing fees it's around 5-5.5% lang unlike sa DMCI 10.5%.  I can't compare the other developers with dmci or avida dahil kanya kanyang diskarte lang sila and lastly, business yan so talagang kikita sila

Illumina. I have an acquaintance na new agent ng DMCI, nilista din niya yan sa options na RFO daw (so they have several projects not sold out in different locations in the metro).

As mentioned, competition is too tight because of many available options so it's not true they sell out fast. Marketing strategy lang yun o kaya sabihin paubos na pero pag pili mo ng unit, ang dami pa options haha!

DMCI finsihes is quiet good. its clean and good fishing when they turn over the unit. I would suggest visiting the different projects and see what will suit your need. I know people from ayala and smdc as well. They both have strong points but yeah it depends on the market. whether you like a low, mid and high-end. Makati is getting really expensive but because its the business district. personally I prefer ortigas. Tho we have units at the BGC as well. Its just that Ortigas is in the middle, Second business district and extended window for coding. Traffic is lesser coz you have c5 and edsa, san juan and mandaluyong beside it.

Outdoor gym? Nakakaloka. Paano ka maggygym sa labas eh sa kung hindi sobrang init eh sobrang ulan naman.

The pool, parang public pool ang design, and the size...

Halata mong tinipid talaga. And yes, they bank on their name, brand. Thats about it.

@pagirllang I'm a unit owner of Avida and hindi pumapasok ang sikat ng araw sa loob condo kaya kahit mainit sa labas you can do the outdoor gym (I'm also not pro outdoor gym) Vita is expensive dahil magiging mini makati yan maraming building na gagawin jan kaya mataas ang price.  Super mahal but selling like hotcake yan for Avida. Like what I said malaking bagay yung location and Ayala can make it happen.  Talagang ganun e people working at Ayala companies are bragging about Ayala e kasi naman lahat ng hinawakan ni Ayala gumaganda, kasama din kasi sa price yung assurance na magiging maganda yung area na binili mo hindi yung for the next 5 years lang maganda tapos magiging pangit na. Kahit nga si DMCI ginagamit na selling point si Avida sinasabi nila kapag nabuild na yung condo ni Avida malapit sa atin gaganda na yung area dahil magkakaroon na ng establishments o dba. lol

well for me it's dmci kasi dito ako nakatira sa isa sa mga condos nila.
amenities? wala ka nang hahanapin pa.
