1.2m for 13 sqm ang indicative price nila...13 sqm sis. Thats approaching 100k per sqm, sama mo ang other expenses.

For comparison lang ha...i got pearl place at 67k per sqm, shangrila the rise at 91k persqm.
Im not an agent. but these two are still selling units. I can refer you to my agent if you are interested. Again, im no real estate broker ha,  im just a banker concerned that you are committing another mistake.

I got a parking for my capitol hills condo for 480k.
I didnt get a parking for robinsons pearl place condo, it was priced at 800k at that time.
Shangrila's the rise is at 1m if im not mistaken.

The last two are walking distance to business centers kaya i didnt get parking slots. And i think its expensive din.

Which avida project? Generally, for the deliverables and the amenities and so-so to blah design, its overpriced. DMCI, is good though. I mean for the price.

If you want my opinion - No.
1.9M at 22 sqm I guess this is the cheapest unit so No.
Rental, no as well. That area is surrounded by a lot cheaper residential areas.
If your market are the BPO workers for their grade B office towes, they would rather rent at San Benissa or Redwoods by DMCi, both are walking distance to terraces. Bloomfields townhouses are bigger and cheaper too.

^thanks sis. I'm in doubt din kasi.. After deliberation with my husband, we backed out. Sayang din ang 20k reservation fee. Charged it to experience nalang din. We really want na rin kasi to invest sa real state properties na magiging passive income someday..

Mahal mga nakita kong DMCI. There's one near our place ilang taon na naka tayo pero di pa din puno.

kapag rfo na mahal na ganun talaga.  DMCI is for middle class and bihira lang yung hindi puno their projects are selling like hotcakes baka mga investor ang bumili at since tumaas na ang price resell na nila.

To those who are looking for condo's there is one thing that I can say, look for the price, the quality and the location.  Yung name important din mas gusto ko yung mga companies na may name and real player sa industry ng real estate dahil for sure aalagaan nila yan dahil that's their business and they would like to become number 1.  There are lots of condo's here in our place may mga from big companies and mga from mga hindi kilala, so far lahat naman nabebenta but the difference e yung mga hindi kilala they don't maintain their projects basta may guard at gumagana ang elevator tapos na yung mga amenities sira sira at hindi inaayos.  That's one thing that you need to check yung property management dahil kahit gaano yan ka ganda at kamura sa umpisa kung after 5 years sira na sayang lang ang pera mo. A building will last for 99 years kaya look for a company that will maintain it for 99 years as well.

True. Dito nga sa floor namin, iilan pa lang occupied pero sabi ng agent sold-out na daw. Investors ata bought a lot then naghihintay lang ibenta, occupy nila or pa-rent nila.

@Kristalle marami talagang bumibili for investment lang yung friend ng mom ko bought 5 units of studio pinaparent lang niya. Yung iba bumibili hinihintay lang mag appraise ang price

prettychestnut, almost turnover na unit namin sa Robinsons Land with just some minor changes needed.
I really like it kasi maganda quality ng mga inclusions pati pagkakagawa ng unit. Initially we were thinking na ipagawa pa pero since ok na base output nila, we'll just leave it as it is.

More than a year na siya inhabited at mukhang ok naman yung security, cleanliness, maintenance, etc. I also asked from others before purchasing a unit at positive feedback din naman sila.



One more thing to check > no. of units per floor
More units mean more population to share on amenities like elevators and common areas. Minsan may mga project na ilan yung building, tapos madami unit per floor, pero di nadadagdagan yung shared amenities.
