I issued na a check and signed a contract with them kanina for Bay Garden in Pasay. Its right across the proposed Six Senses Resort.. hmm...sayang sana dun nalang, kaso masyadong hi end! hahaha hindi kakayanin! LOL
Anyway, initially dapat Palm Beach Villas (under the same developer) ang kukunin namin, nagbayad na ng reservation fee that time, pero yesterday dapat magbabayad na ng downpayment yung mommy ko in our behalf since hindi kami makapunta ng ate ko sa Manila, kaya lang naofferan siya ng ibang agent ng unit sa may Bay Garden...hmm to make the long story short, we all decided to go for Bay Garden since within this year na ang turnover unlike dun sa Palm Beach, 2017 pa ang turnover. Tapos mas malaki yung unit sa Bay Garden..its around 53sqm plus parking for 6M+. unlike dun sa isa, 38sqm lang, 4M without parking pa. we thought better deal nga naman. we got lucky kasi may nagpareserve daw at hindi na binalikan hehe!

Compared with ayala, I think mas pulido yung gawa ng federal .. that-- based lang naman from what weve seen. Yung mga napuntahan kasi namin by ayala medyo hindi ganon kalinis ang gawa.

Ano marerecommend nyo na Loft-type condo for 2-3M budget within Metro? California Garden Square and Greenhills Garden Square lang kasi ang alam ko. Salamat!

Hi Sisses medyo confused ako. I am planning to get a condo sana so I am eyeing for DMCI since they have a new project in acacia estates now and Avida. In this discussion, DMCI and Ayala ang recommended. So does that mean okay sa Avida? The reason I ask kasi sa other topic - re: Avida, they encountered problems with how their units were built including the materials and turnover timing. Does anyone of you encountered that in their condo units? I already bought a lot from Avida, so far wala ako problem maybe because I didnt buy a house and lot. And i'm thinking baka iba naman ang product if condo units. How is the maintenance of the Avida units and amenities? Is it true, they are overpriced? What about the finishing, did you get what you paid for? Thanks so much!

been living in a phinma property along capitol hills, sofia bellevue. after three years
1. the maintenance is great, property management is functional
2. the density is just perfect. 5 towers lang na low-rise kaya hindi crowded at walang pakalat-kalat sa daan
3. the neighborhood is even better. walang mga bastos, lasenggo at walang modong neighbors
4. looking back at 1.6M 36Sq meter, the price is a steal.
5. location is desirable - lapit sa work, sa UP Diliman (for jogging and wellness), lapit sa technohub, katipunan and UP Town center for recreation.

That's why catchy yun offer sa akin ng Arezzo Place. Turnover of unit is after I paid the 6th month dp for roughly around 8K (for a 32 sq mtrs with a generous size of balcony) and then they will process the remaining through Pag-ibig dahil daw naka-tie up sila sa Pag-ibig. It's just the location of the area I am concerned about. I don't have a problem if ako lang kasi may sasakyan naman ako pero pano yung mga gusto dumalaw sakin like parents, siblings and friends. Hehe.

Hi mga sis, say your monthly salary is just 20-21k, yung monthly DP for equity is 8.3k, pasok naman siya sa 40% of your net disposable income diba, what are my chances of getting denied or approved para sa bank guarantee (Chinabank kasi tie up din sila ni developer)? Nagbayad na kasi ako ng 10k for reservation, wala ako mailalagay na co borrower.

If denied ka of bank guarantee, Hindi ka na makakapagloan sa kanila after your DP? Eh Hindi ko pa naman illoan sa kanila yung DP ko diba.

Sa feb 3 na due na first DP ko, malalaman ko kaya results before then?

Nag sayang lang ba ako ng pera? Hay... My plan is 1M lang illoan ko sa bank kasi after my 36 DP, I want to pay lump sum para less interest and 1M even na lang loan ko. 1.5M yung unit.

Diba after naman ng DP, I assume mag check ulit yung bank ng capacity to pay ng borrower, eh by that time naman siguro, medyo Mataas na net ko.

Also, normal ba na reservation receipt lang hawak ko na papers? ano pa ibang papers kelangan meron ako?

Hello mga sis I'm on downpayment stage pa lang. 1.6m lang naman yung condo unit. Necessary ba to get credit life insurance for 20% down na nasa 300k din? If yes, do you have any idea which reputable insurance companies here in phils offer these? Thank you

Planning to buy a condo too, eyeing on Amaia Skies in Shaw (Ayala Development). 1.6M for an 18 sq.m unit. Medyo mahal yata but I love the location kasi sa likod ng Lancaster Hotel and malapit sa MRT..Although may isa pa akong pinagpipilian, sa Nuvali na Amaia din. 1.7 for 30 sq.m na.

I also checked the Amaia Steps in Pasig sa may Eusebio Ave. sya sa Pasig. I backed out kasi hindi ko type ang location and have to pass by Pasig Palengke, (dun sa may church) pa lagi just to go to c5! E work ko sa Manila Area pa wala pa akong car. From what I've heard matraffic dun and mabaha. Actually nun pabalik na kami from viewing the condo site eh nagbago na isip ko kasi medyo makipot ang daan going there and wala masyado malls in the area (being the lakwatsera that I am ) Pero ideal sana sya for a low rise condo (9 floors lang) ala Rose Wood Heights sa Taguig ang set- up nya..

Medyo sad lang kasi bawal pala talaga pets kapag Ayala Condo Developments,e may shih tzu pa naman ako. Pero I appreciate naman din kasi medyo hindi nga maganda maintenance sa mga condos na allowed ang pets dahil sa irresponsible owners na hinahayaan lang magkalat at magwiwi kahit saan ang pets nila kaya mabantot kahit elevators amoy wiwi (experienced this in my bf's condo sa One Orchard in Eastwood). Anyway, any  feedback sa Amaia sissies?

for me the worst is Avida mga ahente manloloko. And your complaints just fall into deaf ears grabe! magaling lang silang maningil ng monthly dues. Imagine nagrerenovate kami ng unit siyempre nilabas namin yung mga kalat namin ang sabi ba naman sa amin e dapat daw ilabas namin sa condo yung mga basura namin hindi daw pwedeng itapon sa basurahan ng condo. Excuse me what is the association dues for and why may processing fee pa magpa renovate ng condo!?!? It may be from one of the richest person in the country but really pera pera lang. Buti pa sa cousin ko sa dmci walang ganyan ang ayos ng service. They may be new in the industry pero maayos na maayos ang service and kapag nag complain sila action agad, unlike sa Avida na walang nangyayari. Yung agent ko kinukuha akong seller ng Avida haist! Excuse me no hindi ako taong magbebenta ng mga bulok na unitS!

^2015 pa din ang turnover sa amin ng condo. I hope wala kaming maging problema sa PMO. Maging pulido sana ang pagkagawa nila. Ang ok kay VistaLand ay 3yrs zero interest ang downpayment nila. Let's hope for the best
