Yung in house agent kasi na kausap ko, Sabi they're not doing tie ups with pag ibig.
Eh ang lake ng interest for bank financing. Halos double na yung loanable amount pag tapos ko bayaran yung unit. Ayoko nun.

Karamihan naman ng mga preselling condo hindi tinatanggap ng pagibig. Kahit sino ang makausap mo na agent o broker, pag hindi pwede sa pagibig ay wala na tayong magagawa. Actually mas mababa ang rates ng mga banks ngayon compared sa pagibig, less hassle pa. Problema lang shorter ang terms niya and hindi siya fixed. So its possible na mas mababa ang bank for 5 years but walang guarantee in the future.

Wala namang mga best developer. May kanya kanayang flaws yan. Magaganda mga location ng sm pero maraming mga nagiging problema sa quality and patakbo ng condo, especially sa mga payments. Sa Ayala naman, hirap kausap. From agents to the managers. Mga feeling superior kasi. Although totoo naman kasi may track record sila na maganda ang pamamalakad ng property management nila. DMCI naku pangit ang location lagi. Binabaha pa karamihan. Tapos sasabihin sa iyo hindi naman binaha sa loob. hehe ano ba yan? If binaha pati ang loob ng condo, then talagang malaking problema yan ha. Mumurahin pa mga kinakabit na gamit kaya mura. Saka may existing kaso yung naunang company nila before dmci homes na universal rightfield. Promise nilang magtatayo ng mga "resort-like" properties> Ayun as in typical pinoy mahilig sa mga resort effect kaya nadenggoy sila ng dmci. Nagsara na yung company at yung idea na resort ay ginamit sa dmci homes, na mukhang kinakagat pa rin ng tao. Walang kadala dala talaga. I think maganda mga sa federal land and robinsons. Bihira ka lang makakarinig ng reklamo sa kanila.

I just went to Arezzo Place kanina by Phinma Properties. They offer studio at 30 sq mtrs and may ka-tie up sila sa Pagibig that is why they can assist you in processing your Pagibig loan unlike other developers. Their property in Pasig is like a resort-type na din iyon nga lang talo for those commuters kasi medyo di central yung lugar. Though they said na baka magkaroon sila ng shuttle but who knows when. Sayang nga e.

Now, I am almost sure in getting the preselling unit from DMCI in Pasig, the newest is Levina Place, midrise condo siya. We know naman for those who have been to DMCI properties na how amazing their properties are. Ok din ang cut sa price. I just learned na mas mataas ang parking price ng mga high rise condo nila due to maintenance cost ng building. But I prefer the mid-rise. Plus, ang OK sa kanila properly partitioned na ang unit at complete ang installation ng mga fixtures sa bathroom even the sink is malaki na talaga at granite, plus the kitchen cabines (top and bottom) are installed na at complete. Unlike sa iba ikaw pa magpapagawa ng partition which is dagdag gastos din IMO.

Ayala para sa akin kasi they maintain the facilities, like pinipinturahan from time to time so mukhang bago pa din. Even when they turn over the units, high end na yung finishing hindi mo na need pa interior, onting ayos na lang. Mas malaki din ang cuts ng units nila. I have friends with units from Sucat, New Manila and 34th. Ours is in San Lorenzo, Makati. Pansin ko din low density ang Avida, less neigbors, less noise and hassle. Most residents are not really based there, me mga bahay sila na inuuwian from time to time. They just use their units as transient places kaya mas tahimik. IMO. or Sometimes they rent it out sa mga yuppies. Only downside here is I can't bring my dogs. as in bawal mapepenalty ka. Kahit yung beagle ko lang sana.

Empire East parang kapag na turn over, eventually panget na kasi di na namamaintain. Smaller units, yung 1BR nila parang studio lang ng ibang condos. Substandard ang mga gamit, saw their kitchen cabinets and flooring parang di ko matanggap na i'll pay 4M for a unit na ganun. hehe... Well depende siguro if ang purpose mo is to rent it out. Ok 'to kasi prime locations. Ideal for commuting, kaso ang daming unit per floor. Pero gusto talaga naming kumuha sa San Lorenzo place for future rental sana.

DMCI remote locations, looban or liblib, must have a car. Most residents are families with kids and dun talaga sila nakatira. We have friends who have units in Pasig (cant remem condo name) and Sienna, and I noticed puno lagi ang pool and di mahigpit sa guests kaya kahit isang battalion ang dala ng isang unit owner pinapayagan. Pwede din ang dogs, dog lover naman ako kaso me ilan kasi na di responsible owners kaya mangangamoy aso ang place.

SMDC naku, lugi. parang kahon ng sapatos. Pwede siguro kung hobbits kayo or mala Olive Oyl sa kapayatan.

Sis Kady_14 Magana talaga ang Ayala. Kaso hindi kaya ng budget Haha! Kahit ako I am working in McKinley Hill sa Taguig so I prefer some place na within the Fort Area or yung Trio Residences na uber mahal by Robinsons Land kaso hindi afford e. Hehe.

Yung sinasabi mo na DMCI sa Pasig maybe it's East Raya Gardens along Mercedes Avenue.

I had to google, it's Riverfront by DMCI. Yung merong lap pool and covered basketball court.

I'm planning to purchase a preselling studio unit from Amaia Skies (turnover 2017), kaso wala sila tie up with Pag ibig. Dahil daw high rise ito (Yung mid rise nila like Amaia Steps accredited daw ng Pag ibig) That means ba na only properties/developers accredited by Pag ibig ang pwede lang magrant ng pag ibig housing loan?

If I'm regularly doing my Pag ibig contributions, I should be qualified also for Pag ibig housing loan right? So pwede ba ko personally maglakad nun? Ang downside lang matrabaho kasi ako talaga kikilos?

Ganun din ba with non-accredited banks for their bank financing? Paano pag BPI or BDO lang accredited nila, but you saw lower rates sa Security Bank, that should not STOP you from getting a housing loan from them diba? Ang difference lang ikaw mismo maglalakad instead na may assistance nila. Tama ba understanding ko?

@cinnam - I haven't really purchased one property but I am really actively looking and researching din. Based sa mga nalaman ko, most of the developers kasi really discouraged Pagibig housing loan unless the buyer applies for the loan himself. Reason being is matagal daw ang takeout ng loan from Pag-ibig and sabi ng iba it requires you to have the title na daw ata? Not really sure but it will help if you look for the Pag-ibig thread here in GT, meron sila nun.

That's why catchy yun offer sa akin ng Arezzo Place. Turnover of unit is after I paid the 6th month dp for roughly around 8K (for a 32 sq mtrs with a generous size of balcony) and then they will process the remaining through Pag-ibig dahil daw naka-tie up sila sa Pag-ibig. It's just the location of the area I am concerned about. I don't have a problem if ako lang kasi may sasakyan naman ako pero pano yung mga gusto dumalaw sakin like parents, siblings and friends. Hehe.
