Best Condominium Developers within Metro Manila

I'm planning to get a condominium for investment and kinda namomoblema ako kung kaninong developer ako kukuha. I heard DMCI and Robinson's Land are good. Can you share your opinions regarding this? I'm looking at the following developers:

DMCI
Robinson's Land
Ayala
Megaworld

Here are the important points to consider:
Maayos kausap ng admin/sales/management
Good floor/building layout
Amenities
Security

Do you have any other developers in mind na ok? I don't like SMDC, i had a bad experience with one of their condominiums (sta. mesa area) and sub-standard yung materials na ginamit sa unit and super bagal gumalaw ng admin so wala na siya sa list ko, although maganda pagkakagawa nila sa Pico de Loro and Tagaytay Highlands and mabilis gumalaw when may reklamo. I might consider SMDC (again) if may magre-recommend na magandang condo nila (based on personal experience sana).

I know lahat ng developers may kapalpakan, so tell me na lang kung sino yung may less palpak based on your experience plus my important points to consider.  Saka ko na iisipin yung location ng condo (madali na yun). Thanks in advance!

I have Robinson's. For someone like me who lives abroad, napaka-dali makipag-exchange ng transactions sa kanila. everything's automated. like development, they post monthly progress from their website. i get emails about my bills. i can either pay thru money remittances or pdc. the staff, from receptionist to chief engineer are very accommodating. the security are very honest and courteous. i feel safe with them. na-turn over yung unit sa akin on schedule. wala akong naging problem sa kanila. if meron man, siguro yung agent na nabilhan ko. kase nagpalit-palit sila (the original went on maternity and decided to become full-time mom). but if i have issues, i can go straight to the admin and they settle them for me.

i have a unit at dmci.  the price to floor area ratio is very good and is a 5-storey building type.  Security is very tight.  I have no complaints with them.  Turnover is usually earlier than expected though unfortunately, our building was a month delayed.  The other buildings were turned over 6 months than the estimated date of turnover though they will not coerce you to transfer if you dont want to and you opt to stick with the original date of turnover.

my wife is very happy with the purchase.

thanks  girls! i was able to visit all developers last week. here are my comments:

DMCI -- the location i wanted (Makati and C5) is really not that ok for me. Medjo malayo sa establishments. Wala pa naman ako car and tamad ako magluto so it's a no-no for me if isolated yung area sa mga restos/mall.

Robinson's -- ok sana kaya lang ang tagal pa ng turnover. i need a place by 2012 sana. yung available for 2012, hindi ko naman gusto area.

Ayala -- expensive (haha!) pero meron silang 3M for a studio (Lerato), it's near The Columns pero 2014 or 2015 pa turnover. sayang yun!

Megaworld -- i was eying for Le Grand Tower 1 or 2. mahal e. kainis. if may extra money ako, why not! haha!

parang hindi ko bet ang DMCI, i have a friend who told me na ang dami nilang hidden charges...or mga charges na hindi nila dinidiscuss sa umpisa. HIrap din ng customer service nila. Chaka ang daming bad feedbacks dito sa ibang forum. And alam nyo naman na customer service talaga is one thing para matuwa ka sa isang companya.

Anyway, Im thinking of getting a condo too..

Hi! I'm planning to get a condo for myself and was eyeing Cityland because it has the easiest terms I've seen so far.  I noticed that no one recommended it here, though.  Is it very low end?

IMO, hindi ko gusto dating ng Cityland condos. Eto yung mga old Cityland condos ha, not familiar with the new ones.

I got Robinsons too! turnover is on 2014. The Pearl Place right beside University of Asia and the Pacific. It's priced competitively, cheaper than SMDCs and DMCI and AVIDA . It was around 67K/sqmeter when I bought it. Studio lang. I plan to rent it out. I think ngayon nasa 70 to 75K per sq. meter. its still cheaper than most developments in Ortigas. Remember that this is INSIDE the business district. Walking distance to Shang and Megamall while the others developments are on the outskirts.

chubbycheeks, kinda ok pa Robinsons.  Century Prop maganda talaga. Trump Tower and Paris Hilton condo? san ka pa di ba?! Soon may Philippe Starck condo na din sila. Magaling ang marketing group nila.

DMCI -- amenities ok siya although maliliit cut ng rooms nila.  Pansin ko din kinda malayo locations nila like mahirap pag-commute ka lang.

AVIDA -- lowest class ni Ayala Land Premier. try ninyo Alveo, middle class nila yan.

SMDC -- no comment

True, century ay puro marketing. Imagine the amount they spend on advertising alone.
Avida - overpriced.
DMCI - nice too, but in not so good location.
RLC - priced competitively and not too dense, meets expectations.
SMDC - super-dense and expensive. although the low-down is enticing

^i think ok naman Megaworld since sila gumawa ng Eastwood City and Newport City and matagal na sila as a developer.

I agree Megaworld is a good developer, with a proven track record in the industry.

no basis yet but based on the selling points of SMDC Projects, mukhang ok sila in the sense na
1. maganda location ng projects nila
2. lahat ng Condominiums nila i think eh tatayuan ng SM hypermart sa ground floor
3. since medyo bago pa sila sa ganitong business, i think hindi nila hahayaan malugi ang investments nila.

hopefully all of these come in reality
