Normally when you intend to build a house you will pay the architect for the design of the house you want as agreed upon. From there, you need to pay the design itself based on the architect's perspective plus of course you have to shell out 10% of the overall amount of the house upon completion of the construction.

Mga sis,how much ba usually rate or ilang percent ang binabayad sa architect?

Kasi before nagpagawa kami house design, floor plan, estimate and cost of materials for bank loan purpose. Pero di kami natuloy magpaconstruct eh. We don't have the blue print or anything, but 10K na [textspeak!] siningil sa amin.

Tingin nyo mga sis, ganyan na ba ang presyohan ngaun? Para kasi akong naholdap!hehe


Hi naughtypink! I'm an architect by profession. FOr us na nasa practice, most of us 10k is just bayad for the sign and seal. or if sswertihin ka, it's already a payment for a small bungalow. In the practice, we usually follow 10% of estimated construction cost. We base our fees on the standards of professional practice of 2010 and the UAP Documents of 1979. :)

If in your case na hindi natuloy yung pagconstruct ng bahay or walang blueprint, bsta po meron or nageffort yung architect, you would also need to pay him/her. :)

there's this house na binebenta, gawa na na yung house finishing lang ang kulang..ang problema yung electrical wirings hindi kasama nung nabuilt sya, although sa pag inspect ko may mga orange poles na dapat eh andun yung mga wires. buhos sya. kulang lang ng electrical works, tiling, plumbing, windows, doors, and other finishing touches.  should i even bother make a bid?

how much naba ang magpagawa ng basic lang, yung hindi pa finish?

andun ulit ako last December 2013 to February 2014 for my annual vacation. as usual, paunti unti lang ang pagawa sa bahay ko at binabudget lang kung ano meron ako.

my latest improvement was interior paintings for 3 rooms and completion of ceilings with painting. installation of tiles sa 3 rooms including my balcony, pa install din ng new window grills for my analok windows, window screens, wall moldings, lighting fixtures for 3 rooms and living area including my dining area. i have purchased a LED lights for my Living area while dining would be hanging type lights. 

I also bought some furniture like a Japanese style wooden chairs for my living area. pinalitan ko yung sofa ko at inilagay ko na lang doon sa isang kwarto na gagawin kung home theater. Purchased also double bed for my children. A samsung inverter refrigerator for my dining/kitchen. 42" LED Sony TV for my master bedroom.

sa ngayon, pina primer ko lang yung outdoor walls ko until maka ipon ulit ng budget. Next project pag uwi ulit would be garage at pa bakod na din with gate kung kakasya ang budget.

grabe ang gastusin pag pa finish ka na talaga sa bahay.

Mga sis  ask ko na lang din kasi yung pinapagawa kong house naka tengga na ng matagal. Ang nagagawa pa lang e yung pader paikot (imagine pig pen).., Gusto ko na sanang ituloy lagyan ng bubong, kisame, T&B, windows, doors and kitchen., how much pa kaya need kong budget? Ang hirap mag patayo ng bahay pag walang budget. TIA

The determination of the actual project cost entails a more accurate and detailed cost analysis based on some factors like: total floor area, material and finish specifications (which can be from the most basic to the outright luxurious), lot location and topography, and time frame.

A) ‘Budget’ or ‘Low Cost’ (ordinary ceramic tiles or vinyl, ordinary paint, G.I. galvanized steel long span roofing, steel casement windows)

around P15,000 per sq.m.

B) ‘Average finish’ or 'Middle class' (ceramic- and granite tiles or wood floor panels/parquet, good quality paint, insulated G.I. galvanized steel long span roofing, steel casement windows, cabinets in kitchen and bedrooms) new house designs in the Philippines – model house plans

around P25,000 per sq.m.

C) ‘High-end first-class finish’ (imported tiles or wood floor panels/parquet, Decore- or Multiflex paint, wall-mouldings, insulated G.I. galvanized steel long span roofing or clay tiles, aluminum or PVC framed windows, laminated cabinets in kitchen and bedrooms, hot and cold water)

P35,000 and above per sq.m.

Sobrang tagal ba talaga mag-approve ang pag-ibig ng house construction loan? March pa kasi ako nagpasa, end of April na inspect 'yung property. Then status up to now, nakapila pa sa for review and approval.  :( Naabutan na kami ng rainy season hindi pa rin kami naka-start ng construction.

I was quoted 250k for a full reno of my recently acquired property. Up and down siya about 60sqm lang. This includes extension for 2 rooms, tiles, cabinets, paint for the whole house.

yes mura na nga, pero reliable carpintero kasi sya kaya mura lang. satisfied naman ako sa mga output ng gawa niya sa village namen so ok lang.

nagpaquote ako sa contractor around 450-500k ang quote sa akin.. himatay lang :D

hi mga sis, meron ba architect na reasonable maningil na pwedeng gumawa ng blue print ng fence and gate? we have the designs and actual house layout, need lang ilagay sa blue print and isign and seal.  pahelp naman po. thanks

we're on the last phase na ng house construction and super gastos, para talaga kaming sumusuka ng pera ;D we hired a contractor and he quoted 10k/week, labor only..scope of work includes installation of tiles sa buong 3 storey house na to plus sa rooms and CR, installation of bathroom fixtures, cabinetry (rooms, walk-in closet sa master BR, service area), installation of doors, lighting fixtures, perimeter fence, garage..so far, ok naman work nila, mabilis magtrabaho and satisfied naman kami sa output nila...hopefully within 3 mos tapos na nila lahat..the contractor who built the house medyo disappointing ang trabaho, super bagal, nasa contract na dapat within 9 mos tapos na sila, 11th month na di pa din tapos parang namamahalan ako kasi nasa 20k+/sqm yung charge nila for a bare house, meaning di kasama tiling, cabinets, fixtures, etc,  as in structure lang ng bahay plus painting, sliding glass windows and doors lang ang scope of work nila and yet, until now di pa nila matapos >:(  nakakainis kasi target sana namin makalipat before our daughter's 1st bday..

CONSTRUCTION AGREEMENT

This agreement is made and entered into this 5th day of May 2014, by and between [ARCHITECT NAME] of [CURRENT ADDRESS OF ARCHITECT], hereinafter referred to as “Contractor” and [HOME OWNER NAME] of [CURRENT ADDRESS OF HOME OWNER], hereinafter referred to as “Owner”.

WHEREAS, Owner warrants that he is the record owner of titled parcel of land, located in [ADDRESS OF HOUSE LOT].

And desires to engage Contractor to construct a Three Storey Residence, all are under Contractor's supervision.

WHEREAS, Owner and Contractor desire to enter into an agreement for the construction of a Three Storey Residence, hereinafter referred to as the “project” of the Owner who will be supervised by Contractor.

NOW THEREFORE, Contractor and Owner agree to construct a Three Storey Residence on the above-described property pursuant to the following terms and conditions.

1.) Building Plans. The agreed construction of the above-mentioned project is based on outline specification attached herein. The project will be constructed at [ADDRESS OF HOUSE LOT], hereinafter referred to as the “site”.

2.) Materials. Contractor shall furnish all necessary material and warrant its acceptability for the project. Contractor agrees to have all materials delivered to site or, in the event material will be partially or fully assembled off the site before finally being installed, to an appropriate alternate location. Materials supplied by the Owner are not included as indicated in the outline specifications.

3.) Design and Construction. Contractor shall furnish all labor, equipment and project supervision for the design, construction and preparation detailed drawing in accordance with the standard specification and design criteria. All necessary permits required by the local government in connection with this project shall be paid by the Owner. However, the Contractor shall secure the said permits. Water and power consumption is charged to the Contractor during construction.

4.) Consideration. If extra work and materials is performed by Contractor, Owner shall pay the Contractor an additional amount for the extra if approved by Owner, representative as is required by item no. 8 of this agreement. If contract is terminated by Owner, Owner agrees to pay all of Contractor's costs and expenses incurred through and including the date of termination.

5.) Starting Time and Completion. On or before May 5, 2014, reckoned upon the date we settle technical and contractual details, we shall endeavor to complete the above-described work within one hundred twenty (120) working days. Owner agrees that Contractor shall not be responsible for or subject to any penalty by reason of any delays in completing the project for any reason whatsoever.

6.) Quality of Workmanship. Contractor shall protect and maintain at his own expense the entire work within the limits of his Contract in good condition satisfactory to the Owner from the time he first started work until all work shall have been completed.

7.) Inspection. Owner shall have the right to inspect any on-site construction at the project at any time.

8.) Change Orders. Owner may from time to time authorize changes in the work, issue additional instruction, require additional work, or direct omission of work previously ordered; provided, however, Contractor shall not proceed with any changes involving an increase or decrease of costs with Owner's prior execution of a Standard Change Order form.

9.) Termination of Contract. Owner may terminate this contract for any reason provided all payments due and owing Contractor have been paid in full for all work executed through the date of termination. Furthermore, if work stoppage occurs for a period of 30 days under any order of any court or other public authority having jurisdiction, or as a result of any act of government, through no act or fault of Contractor, or if work should be stopped because Owner has not made payments provided in this contract, then and in that event, Contractor may terminate this agreement and recover from Owner payment for all work executed through the date of termination.

10.) Contract Amount and Terms of Payment. Contract Amount Php X,000,000, Php X,000,000 down payment upon signing or issuance of notice to proceed or whichever comes first, the balance shall be paid through progress billing.

First progress billing June 5, 2014 — Php XXX,000.00
Second progress billing July 5, 2014 — Php XXX,000.00
Third progress billing August 5, 2014 — Php XXX,000.00
Fourth progress billing September 5, 2014 – Php XXX,000.00
Fifth progress billing October 5, 2014 – Php XXX,000.00
Final payment upon completion — Php XXX,000.00

11.) Lien. Owner specifically understands and agrees that Contractor shall have a lien on the project and the real property described herein in an amount equal to sums owed Contractor for work performed as herein provided and that said lien shall be retained until Contractor is paid in full by Owner. Owner waives any and all homestead rights to said real property and consents that Contractor's lien shall be superior to any Owner's homestead rights.

12.) Assignment of Contract. This agreement may not be assigned by either party without the prior written consent of the other.

13.) Binding Effect. This agreement shall be construed under the laws of the Philippine Government and shall be binding upon the parties, their heirs, execution, administrators, successors and assigns.

14.) Liability. Owner acknowledges, agrees and hereby indemnities and holds Contractor, its employees, workers and agents harmless from and against any and all loss, damage, claims, action, or causes of action which may result in construction of the project, regardless of fault or blame.

15.) Allowance Items. Contractor shall provide a selection guide to the Owner to help the Owner select allowance items, materials, and colors that will be required during the construction process.

16.) Maintenance Period. Contractor is expected to make right any construction defect found in the project for a period of up to 12 months after the completion of the project.



IN WITNESS THEREOF, the parties have set their hands and seal the day and year first above written.

Common Defects in New Home Construction

Contractor is expected to make right the following defects with permanent or long-term solution.

Structural

Upper floor is slanted. Causes a vertigo effect.
Upper floor sags. Not supported correctly.
Wall buckles. Stress from above.
Exterior wall moves. Actually will move if pushed.
Roof not supported. Roof sags.

Electrical

Breakers tripped. Often tripping of breakers.
Bulbs burn out on power up. Often bulb burnout.
Breakers are not wired. Incorrect wiring.
Receptacles do not work. No power.
Switches do not work. No power.
Inadequate loading. Over the entire house.
Burning smell.

Plumbing
With the problems with mold contamination, plumbing should be high on the priority list to insure correct installation.

Hot/Cold crossed. Water is crossed into the shower or sinks.
Toilets overflow. Overflow due to incorrect pipe width or incorrect installation.
Toilets continue running. Incorrect installation.
Toilets leak into sub floor. Causing mold and health risk.
Shower pan leaks. Causing damage to surrounding frame, wood rot, mold, and health risk.
Tile leaks into the wall. Leaks behind the tiles into the wall cavity.
Cracks in tile. Causing leaks into the wall, which will cause more swelling and more leaks.
Drain clogged. Will not drain adequately. Easily clogged.
Sewer smell. Coming from shower, toilet, or sink.
Sink does not seal. Causing leaks into cabinet.
Faucets drips. Broken seals.
Pinhole leaks. Leaks develop over years causing pinhole leaks into the wall cavity.
Transition joints leak. Transition joints within the walls leak.
Nail in pipe. Or nail driven next to a pipe causing a leak.
Leaks behind the wall. Causing a slow undetectable leak.
Bangs when water is turned on. Noisy pipes caused by water or by unsecured pipes.
Plumbing in foundation not protected. Causing expensive leaks after many years.
Plumbing leak under foundation. Causing foundation movement.
Sewer leak under foundation. Causing foundation movement.
Water heater does not heat. Cold water.
Toilet not secured. Moves or leaks into sub floor.

Foundation

Hot Foundation. This is a foundation that is not allowed to cure correctly. It causes a weak slab and possible water intrusion into the house.
Cracked slab. This causes cracks to other items in the house, tile, walls, windows, etc.
Inadequate Draining. Water does not drain away from foundation.
Consequential damage. Damage done to the home caused by a failed foundation including tile, interior walls, etc.
Wet foundations. Leaks water under the flooring causing wet carpets, wet grout, or mold.
Foundation chipping. The concrete of the foundation can be chipped off usually causing buckling of floor coverings and water intrusion.

Other Concrete

Cracks in sidewalk and driveway. Cracks that exceed hairline and continue to grow.
Sagging driveway and sidewalk. Driveway sections sag.
Angle of driveway too steep. Driveway entrance is too steep causing cars to scrape.
Cracks in garage floor. Exceeding hairline width and continue to grow.
Cracks continuing to grow. Small cracks continue to grow in width and length.

Tiles

Tile cracks. Hairline to larger.
Tile comes loose. Grout does not hold tile to the floor.
Tile grout is wet. From water under the foundation or from exterior.

Windows

Leak from defective windows. Windows leak from around the panes of glass.
Leak from the bottom lip. Windows leak from water buildup on the lip.
Leak into wall. Water leaks into the wall due to inadequate flashing, incorrect installation, defective windows or installation of alarm system.
Glue in windows is defective. Glue begins to fail. Panes fall out of frame.
Cannot open or close. Windows do not operate.
Cannot lock. Windows shift to the point they do not lock.
Condensation in between panes. Seals are broken.
Installed backwards. Does not provide insulation due to the film inside of the window facing the wrong way.
Leaks around the windows. Windows not installed properly.
Leaks into the wall. No flashing. Incorrect installation.
Windows are scratched. Manufacturing defect.
Sills come apart. Due to condensation on composite wood products.

Doors

Not balanced. Does not stay open.
Will not close. Does not close.
Will not lock. Will not line up with the plate.
Will not open. Sticks to frame due to foundation shifting or incorrect installation.
Too much clearance. Space between the bottom of the door and floor.
Does not seal at threshold. Water and air leaks.

Interior
Many of these are caused by other more serious defects.

Wall separates from ceiling. Shifting foundation.
Walls are not plumb. Or out of square.
Trim separates. Separates from the wall.
Stair banisters move. Not secured correctly.

Paint

Peeling. Peeling of the paint due to incorrect preparation of the surface.
Fading. Paint fades prematurely.
Discolored. Paint discoloring or inconsistent paint color.
Water down paint. Paint mixed with water to extend the use of the paint.

Roof

Leaks. Leaks from the roof into the interior of the home for various reasons.
No flashing. Leaks into wall cavity.
Incorrect support structure. Incorrect trusses.
Incorrect installation. Incorrect installation of roof causing multiple problems.

Other
This is a set of miscellaneous defects.

Mold growth. Growth throughout the home from various causes.
House built with defective products. Siding, plumbing, roofing materials many with recalls or lawsuits against them.
