san nakakabili ng mga murang tiles na color black? Bihira ako makakita ng black na okay ang itsura, yoko kase plain black lang. may nakita kame mariwasa dark brown na parang black, 40x40 mga almost Php 50.00 sya. okay na ba yun?

parang mahal ata niyan sis. gusto ko rin magpapalit ng tiles kaso wala akong alam na mura. sana may magpost dito kung saan makakabili. thanks

Ano ibig sabihin ng mga napost na per sqm ang pagpapagawa, then yung iba worth 200-350k my napagawang bahay na?

We are planning to build a new house. May lot na, kumbaga ipapagiba nalang yung dating house then papatayuan ng bago. Floor area would be 160sqm at prefer namin buhos na talaga, 2 storey with roof deck. Budget sana is 2.5-3M. Any input mga sis? TIA!

Sis, kasi pag nagpa-estimate ka sa contractors, per sqm ang computation, for instance, 10k per sqm for bare house lang. Meaning, if you plan to build a bungalow for example with 50sqm floor area, ipagpalagay mo na 10K x 50sqm = 500K. Depende sa finishing talaga, dun nagmamahal ang construction and material costs. Meron iba 15K per sqm, eto yung mejo maganda na ng konti sa bare house lang. Sobrang mahal talaga pag my contractor ka, kasi malaki ang cut nila jan. example lang po itong mga figures ko, depende talaga sa klase ng interior at exterior finishing ng ipapatayo mo.

Yung 350k house naman tulad ky sis yaskulet,tulad ng sabi ni sis yaskulet, parang extension siya ng house ng dad niya, pero it's really a separate unit na, kumpleto, may cr, bedroom, kitchen, living and patio at sariling gate. kung makakapag back read ka sa thread 1, she posted a link to a few photos of her house a few weeks ago.

Sa budget mu na 2-3M, malayo na ang mararating mu, ipagpalagay na natin sa 15K x 160sqm, nasa 2.4 na, pero expect more dahil sa roof deck, buhos rin kasi ule yun. again, depende sa klase ng finish/finishing..

sis from experience mas magastos yung gagawin sa inyo - ganyan din kasi yung amin... pinagiba yung bungalow, tapos pinatayuan ng 2 flrs na duplex.  the house is now 3 years old, 150sqm per duplex, cost us almost 5m.

warning - pag nagawa na yung house ninyo tapos from bungalow to duplex, nakaka shock ang difference ng tax.  we used to pay around 3500 for our tax (betterliving paranaque), now it's about 18k. and that's with the 20% discount for december payments!

^halos pareho tayo ng specs, sis... me cost din kasi yung pagpapagiba.  tapos shempre pag buhos, mas mahal talaga.  i suggest kung nakahanap ka na ng reliable na pagpapagawaan mo, start with the basics.  yung 5m namin, andun na lahat pati mga screens, gates, paints na gusto namin, lighting fixtures, pati yung nilagay sa mga kitchens na hob and filters, bathtubs, heaters.

our house has:
3brs, each with bathrooms
1 powder room
1 family room
indoor and outdoor kitchens
balcony for the master's bedroom

times 2 kasi nga duplex

meron pa pala kami additional na maid's quarters, mga 8sqm with it's own bathroom na hiwalay sa duplex.

joining ! just saw this thread and it would be really helpful since we plan to build a house within the year.  question lang mga sisses, how long ang average lifespan ng wood laminates? also, how much po kaya gagastusin namin for slabbing? it's just an 80 sq. m. floor area na house pero balak namin patayo muna ng 1st floor then make it ready na for 2nd storey eventually bale high ceiling na sya. i hope di kayo naguguluhan sa queries ko at meron makasagot sa inyo with experience na sa house construction. thanks.

sis kadalasan around 8-10k per squre pag bare then if its super finish it would goes 15k and up per squre..it depends kung what  kind of finishes yung gagamitin mo...

mga sis, pa join... we are planning kasi to extend the dining area and have second floor pero mezzanine type lang kc plan lang namin to have 2-rooms lang sa taas...i don't have any ideas pano i-reconstruct ang house so i'm looking for an architect...anyone na may ma-recommend and how much?

nagpagawa ng cove ceiling, tiling and fixtures sa cr, demolish,tiling and cabinetry sa kitchen, painting in and out, nakaka 150k na kame kulang pa din    wala pa ibang lighting fixtures to think na maliit lang house namin..mahal na materials now talaga. tiles pa lang iiyak kana. even paint mahal na din.
