my hubby is so wanting this career kasi  he is into sales for 12 years na (business) kaya he want this type of role kaso he is already 32 years old, sisses, sa tingin nyo he still has hope for this industry?  kasi mostly my mga age limits eh.  TIA

If you're great with sales talk and you have a huge network, this is a good job for you. Plus it is a never ending cycle of looking for buyers, kumbaga sa mga call center meron silang outbound sales na nagtatawag para makabenta.

Some have basic salaries but meron mga conditions, like 2 months hindi ka pa nakakabenta, they will remove it or allowance lang marereceive mo, some naman commission basis lang, no basic pay, no allowance. I'm not really sure if meron stable ang monthly pay.

But true enough, malaki ang kita here. :)

advantage po if in house ka, is you get a monthly allowance or income, minimum 1 month, pag naka benta ka kahit isa, tatagal ka ulet ng 1 month pa.

sa driven marketing po, wala monthly income dito, pure commision lang. at first as a real estate agent, 2.5% commission then after 2 sales, the third closed sale onwards will be 3% then magiging 3.5% na pag na hit mo na certain target. malaki ofcourse if you're a licensed broker already, maximum 5%.

ang advantage naman sa driven compared sa in house, is madami ka pwede offer na property, kung ano hanap ng friends/relatives nyo, pwede nyo ma offer, then pag hinde pa accredited ang Driven sa isang developer na nagustuhan ng client nyo, malaki nman chance na pa accredit ang driven.

but, there are developers that requires na ang mga agents will attend their seminars first, for example ang DMCI 2 days ang seminar nito, so you have to attend para ma acknowledge yung sale nyo dun. sa SMDC 1 day lang every week meron. sa phinma / filinvest 1 day lang din ang seminar. sa ayala land, amaia scapes, avida 1 day usually.

ok to sa mga part timers din and kung madami ka kilala sa network mo willing mag invest sa properties, sayang din commision na makuha nyo, kasi yung Driven Cares / Agent accreditation ng Driven is 1 day lang din naman, wala po kayo babayaran jan, dalhin nyo lang po sarili nyo, meron narin yan included na lunch. then driven also offers mga free trainings like real estate 101, driven technology, ads making, finance 101 etc, these trainings are for free and you need to attend atleast 2 trainings sa ofc, bago ka nila payagan umattend sa CPD seminar na usually ay 2 days pero yung CDP seminar sa oct 7 is 1 day nalang, eto yung seminar if you want to be a licensed real estate agent 1,800 lang ang bayad jan, eto po yung sa licensing na that PRC requires, masaya po sa driven kasi tulungan lahat, meron gmail thread ang driven, na pwede kayo mag ask ng anything about a housing projects and its inventory, pricing, may sasagot po dun.

and if you're not available to assist a certain client, pwede kayo humingi ng assistance from other driven agents, pero sympre may cut na sila sa commission na makuha nyo if ever na close ang sale

depends sa policy ng developer, if in installment yung payment, then monthly mo din makuha yung comision. yung iba pag 10% or 12% na ang na downpayment nung client, you'll get your commission in full na. so yes, it may take up to a year, hinde porket nag pa reserve na ang client, may commission na,dapat complete docs yung client and fully paid ng required minimum downpayment, ganyan usually ang policy ng developers.

^ kung broker kana much better to talk about it with the office, i'm not sure kung pano process nila if you're an in house developer, pero kung hinde ka in house maybe it's ok to be a member of Driven also para you can suggest other housing projects to your clients.
like kami kasi as agents, we signed a form na hinde kami magpapa under sa ibang broker na, kc member na kami ng driven

i'm a broker. i've seen driven mktg group. sometimes i want to join an agency for networking, saka para leverage na rin ang work. kaso i don't know with other brokers/agencies, madami sanang transactions, but sometimes i feel some people are just plain madamot. i guess yung iba baka nadala na rin sa sulutan ng client, buti now nagiging strict na sila sa Real Estate Laws.

sis, walang age limit sa ganitong work. bata pa kaya ang hubby mo. grabe, malayo pa ang retirement age natin. buti sya solid sales experience.

My husband's HS batchmate resigned from his regular paying job to become a full time sales agent for Ayala and freelancer for properties in exclusive subdivisions. In fairness ang galing bumenta ni bruho kahit nakakaloka sa mahal ang mga properties na inaalok nya. I think it helps to have a good network, and I mean good rich network. Plus of course, you have to have solid sales skills. Bilib ako sa kanya kaya pala malakas loob nya na iwan work nya.

12th Goddess, ang galing naman nung HS batchmate ng husband mo.  It's a bold move to go freelance when you're employed.  I have a friend who is now under Megaworld as a Property Consultant.  Ang bigay daw nila is 15,000 a month.  Kung Sales Manager ka nasa 30,000 a month daw.  I'm thinking of applying for the Sales Manager position, baka may interested sa inyo sabay sabay na tayo mag-apply.

^Never pa akong nagpa-in-house sa developer, sa iba kasi 8k allowance lang, tapos yun nga me quota pa kayo. I feel na hindi pang marketing/sales ang personality ko, pero gusto ko sana ma-overcome din yun. Gusto ko sana sa agency para more projects ang hawak. Anyways, [textspeak!], tingnan ko if meron tatanggap sakin.

gusto ko din i-try to, part time lang. yung broker kasi kaibigan ng auntie ko, told me na if may mairerefer ako sa kanyang buyer, bibigyan niya ako ng commission. she's licensed pero not affiliated with any company. ayaw niya daw kasi ng may quota, nakakapressure.

mas okay ba yung ganun? sabi niya kahit anong developer naman daw pwede siya kasi licensed na siya.
