Ingat ka nga pala sa mga ibang estudyanteng 'rich' ha, kasi baka mamaya gamitin unit mo for other purposes, madawit ka pa sa gulo. Normally kapag college student hingi ka ng recommendation from Guidance Counsellor o parents.

hi sis, any bad experience sa mga 'rich' students? :) mind to share

Most of the tenants in my condo are students and my unit has been tenanted by one female student only.

^^recently in the news, meron half Jap/Pinoy studying in Taft who is renting a unit in Makati na drug pusher pala. Also some ladies moonlight and use the unit for prostitution. Meron naman iba (but this is circa 2000s and minor actress daw yun tenant) ginagamit yun unit as gambling den. Very critical na stage talaga ang tenant selection/filtering.

If you, as Landlord, are aware of these illegal activities, pwede ka makasuhan. Ang hirap kasi with this is hindi mo alam kung ano sasabihin ni tenant. It's your word against theirs.

^Send ko sa mailbox mo yun infosheet, landlord letter, and lease contract.

^ I see..I screen the tenant forwarded to me by the agent thru fb. I only had one tenant so far since I started out in this rental business. The current tenant is purely a student and very active sa organization ng school nila and is part of the student council.

At least now I'm aware may mga ganyan pala na tenant. Scary nga :(

Hello mga sis, I was asked by one of my friends na residing abroad if I can manage leasing her condo here in PH.

The condo is for turnover ng December and I just want to know if it's necessary for us to go to the Admin Office para magsabi na paparentahan ang unit?

Any other things po na I should take note of? Thanks in advance :)

just wondering - anyone here renting out the traditional apartment (ie yun magkakatabing pinto and shared parking) outside Manila?

How's the market so far? When you advertise or look for tenants - do you also use internet platforms (olx, rentpad, lamudi, etc) or paskil lang ng board sa harap na FOR RENT?  Do you rent out fully furnished or bare lang?

Would like some input from you mga sis.  We have a condo in Makati, Salcedo Village area.  Luma na but now we want to rent it out. Maganda yung location near sa Buendia and walking distance din to Ayala Avenue din.  So my question is: Should we renovate first before renting it out?

One bedroom sya ngayon.  My father says wag na renovate and just rent it out agad. My mother says, renovate and make it into a 2-bedroom condo unit.

Nag-inquire na ako sa dalawang architects/contractor, and the renovation costs is 280k. If magtatanggal kami nang ibang cabinets, pwedeng maging 200++.

Please let me know your inputs.  First time for us to rent out a unit.  Thank you in advance!

^mas mabilis ma rentahan kung maganda at maayos ang interior. Meaning maaliwalas, looks spacious and clean. If i were you ipa repair mo na lang yung mga sira then ipa repaint. No need for total renovation para makatipid ka.

Competitive kasi ang rental market, madaming nagpapa rent so need mo talaga ayusin. If as is yung unit ok rin pero at a lower price ang rent since yun na lang magiging edge mo compared to newer or better looking units in that area.

Pag maganda yung location mo sa makati and maganda rin tignan yung interiors pwede mo makuha mga expats. You can charge a bit higher and they can still afford it so mababawi mo rin naman. Regarding converting the 1br to 2br, mas madali ipa rent ang 1br sa mga expats kesa 2br dahil usually mag isa lang naman sila.

--2 bedroom ang unit ko, feeling ko mas rentable yung mga 1 bedroom at studio
--me mga tenant naman na gusto bare kasi me gamit na sila pero yun nga lang ang lagi nila hinahanap yung smaller unit dahil siguro sa presyo din kaya medyo binaba ko yung presyo na lang tutal bare naman at walang furnitures na masisira.

Hi, I am in the process of buying my first condo which I plan to rent out. It is an Avida condo.  Currently, may nagrerent na sa seller. Plano ko i-keep yung renter. Ngayon, sabi ng real estate broker, and rule daw sa Avida is kelangan ko magbayad ng admin fee sa Avida which is equivalent sa one month rent. Ngayon lang ako nakarinig ng ganito. Ang alam ko, may bayad sa agent na naghanap ng renter which is equivalent to 1 month rent every year. Any experiences similar to this?

Hmmm, medyo malabo lang siguro pagkaka-explain sa iyo. Depende kasi ano ba status ng unit na bibilhin mo? May titulo na ba or wala pa? Kaka-turnover pa lang ba sa seller? May transfer fee kasi yan ang alam ko pag wala pang titulo, kasi ililipat ng developer sa pangalan mo yung unit. And yes, ang one month amount is usually binibigay sa agent if napa-rentahan ng agent yung unit, magkaiba yun. Pero baka policy nga naman ng Avida yun, haven't handled any Ayala properties so I'm not familiar sa rule na ganyan.

Buti may broker ka na kausap. Ipa-explain mo lang mabuti, di naman masama magtanong if hindi natin alam.  ;) You can also try talking to building admin baka alam din nila.

Hello hello - magtatanong lang ako if anyone has any experience renting out commercial/office units? Ano ano ang mga taxes na kelangan prepare for? And ano anong local government permits na kelangan etc? Thanks in advance sa makakatulong.
