Apartment/ Real Estate Rental Tips, Please?

^I was thinking na since nauuso na airbnb or other travel booking sites and most of the condo owners are OFWs baka marami na din ginagawang business ang pagiging property manager.

Mahirap nga humanap kung hindi direct sa developer. Unless you have a relative na willing maging caretaker ng property na bibilhin mo.

I tried doing this for a friend, usapan namin ako ang magpaparent ng unit nya sa Azure kasi ofw sya. Daily rentals lang kasi wala talaga akong makuha for long term. Mas kinakagat yung property for staycations kaysa tirhan kasi nga naman nasa Bicutan, wala sa CBD.

Nakupo di ko naman akalain na mag-aala katulong pala ako doon. Scrub ng toilet, ligpit ng kalat ng guests, hugas ng pinagkainan, etc. Wala namang maasahan sa mga kapatid nya kasi malayo din. Ang problema pa, kadalasan pa holiday may guest, like Christmas, New Year, etc. Eh syempre uuwi din ako sa province pag ganun. 

Ang ending, umayaw na ako. Wala syang mahanap na caretaker. Mahal naman rates ng developer for property management. Bayad sya ng bayad sa amortization at monthly dues di naman mababawi. So he's now selling the unit. Sayang lang.

So I suggest sa mga ofw na nagpaplano pumasok sa condo rental business (especially airbnb style na short term rentals), wag basta basta mag-invest kung hindi lang din naman maaasikaso. Kailangan mapagkakatiwalaan, hindi kayo nanakawan, ok humawak ng pera, pulido maglinis at ok ang customer service sa guests. Baka kasi pagsisihan nyo lang din sa huli.

i'm just curios kung may mga developer na pumapayag na magpa-rent ang mga clients nila? just thinking lang kase own business nila yun.

^sis rasee natawa naman ako na ang ending e naging katulong ka. Siguro dapat ang ginawa ng friend mo separate bayad sa cleaner at separate ang bayad sayo. Ikaw more on customer service pag dadating ang guests pero cleaning dapat iba na din. Parang ayun ang solution na nakita ko dun or baka kasi hindi mo din badly need ng pera Btw sis, thanks for giving me heads up about Pearl Place. I'm also considering that condo now.

Parang ok nga business din ang pagiging private property manager sa daming condo na sa pinas and for sure most of the owners nun ay ofw.

^Yes although siguro ayaw narin gumastos ng friend ko. Nasa 500-750 din kasi ang cleaning services. Iba pa ang gastos sa laundry, mahal pa naman ang beddings and towels. Eh magkano lang naman ang daily rent, hindi pa araw-araw may guest. So ayun, give up nalang nya.

The best talaga kung may relative or parang househelp/caretaker nalang na papaswelduhan mo nalang monthly.

Ang usapan kasi namin, 30% ang cut ko. Sa 2,500 na rent, 750 lang ang akin. May gas, toll, parking, sponsored posts, admin coordination, cleaning services pa ako. Grabe luging lugi!!

^---Lugi nga yan.  I charged P900 to P1000 flat per guest when co-hosting.

^what do you mean co-hosting? If I do that rate, sya naman ang walang kikitain lol. For instance apat yung guest, eh di 4k na ang bayad nya sakin? Pano yun, 2,500 lang naman ang daily rent. Abonado pa sya lol

For those planning to build apartments, please bantay your engineers and contractors if they're doing their jobs well. We recently moved into a brand new apartment, at grabe ang leaks ng walls at bubong because of the rain! Nakakaloka, partida hindi pa bumabagyo.

We complained to the admin, at sabi daw ng engineer ay hindi na maaayos kaya pinapalipat na lang kami sa neighboring units. Lugi agad si lessor dahil isang unit na agad hindi niya mapaparentahan dahil sa kapalpakan ng engineer niya.

Hindi po per head. Per guest, meaning per check in/out of guest sa unit.
Co-host is a tool in Airbnb, where a host can add-in a fellow host to co-host the unit.  How they divide the task and the fee is up to them.
The plus side is the co-host would have access to messages and calendar of the host, so they can manage the unit semi-independent.

I see. But what are your roles as a co-host? Same din nung mga nasabi kong ginagawa ko na lugi sa 750? Kung marketing lang to find tenants/guests, pwede na sana but not the dirty works.

I see. For me lang ha, it's either kumuha na lang talaga ng separate cleaner or pa-rent na lang ng long term (6 months to 1 year) renewable at least yun general cleaning every time na umaalis lang yun tenant, so hindi na sya airbnb style.

By the way, yung mga papasok sa condotel-like operations na daily rentals via Airbnb and the likes, make sure lang na it is allowed in your condos. Dito kasi sa amin, bawal yun. Kailangan may copy ang admin ng notarized lease agreement with minimum 1 month rent.

For those who rent vis AirBnB how many days in a month vacant yung property? Also, kamusta ang yield ng unit?

Depende din sa location siguro if short term vs long term stay. Pag nasa touristy spot like Tagaytay or Baguio pede siguro na short term stay.

^Yun friend ko sis may unit pero sa Cebu via airbnb. Sabi nya 50% daw nasasagot yun monthly amortization in a way. Don't expect na lang na every day may guest.

Sa mga sis natin na landlady dito, ilang years bago nyo nasalo ang puhunan nyo sa pampagawa ng rental apartment nyo?

Meron kasi akong kinuhang townhouse sa pag-ibig, hoping to turn it into a rental.  Bare-type unit kaya kaylangan pa ayusin before mapa-rent.  Sabi ng contractor 180k - 200k para sa tiles, partition, kisame, painting, banyo, kitchen cabinet, etc.

Cavite area kaya mababa lang ang price ng renta dito.  I'm hoping to rent it for 7k a month. Nasa P6300 ang monthly ko sa Pag-ibig for the unit.

Ibig sabihin @ P700 a month, aabutin ng 257months or 21 years bago ko mabawi ang puhunan sa renovation.  Tama ba yun? Kasi, in the end the unit would pay for itself.

After 30yrs or less, akin na ang property and I only shelled the equity, the renovation price and whatever un-leased month.

Tama ba or mali ang assumption ko dito?

We have a thread here dedicated for Airbnb.  Sa akin na nasa touristy spot, 80% ang occupancy rate ko for peak season.  Dunno ngayon rainy season na.  Malamang lean months ito.

For me dapat mga 4% ang rental yield (annual rent/cost of property) para maging worth it yung property.

Pero  consider mo din yung capital appreciation. Pag nasa area na may future development kasi kung tataas yung value ng property mo or magiging in demand for rentals.

As for the unit, it is not fully paid yet. Naka-loan sa Pag-ibig, 30yrs to pay.  But I'm not waiting for that.  TCP is 750K.

Dun sa equation mo po na (annual rent/cost of property), ganito ba lalabas?

Monthly rent of 7k (84k per annum)
Monthly amortization of Pag-ibig P6,300 (75,600 per annum) --- ito bali ang cost of property ko?

Lalabas na 1.11% lang.

Either I increase the target rental price, which is mahirap dahil may market force na kasama. Or pay down the loan, to make it lighter dahil yung 6300 sa 30yrs ay aakyat ng almost 2.3M.

I doubt na magiging ganyan ang price ng property ko after 30yrs. Townhouse lang ito sa maliit na lote.

84k/750k which is 11.2% and very good. Kahit mababa ang rental, mababa din naman ang bili mo sa bahay at lupa. So in 9 years nabawi mo na yung original cost ng bahay.
