Apartment/ Real Estate Rental Tips, Please?

For me, since I rent through airbnb as well when I travel, normally provided lahat eh.
So, I do the same on my place. Self-contained talaga. Damit lang talaga ang dadalhin ng tenant.
Short-lease lang kasi yung unit ko.

If you're place is for long-term, I think the other items have to be provided by the tenant na. Sayo na lang yung basic ones.

By the way, meron na ba sa inyo naging successful in listing oyour property thru Agoda??? I dunno why, pero ayaw mag go through ng registration ko. Laging nagka-crush yung ycs.agoda.com website.

The contents of my unit: Aircon, TV, Fridge, Microwave, Bed, Sofa, Dining Table/Chairs, Shower Heater, dining utensils. Nung nagfinalize kami ni tenant, nag request pa ng washing machine at stove/oven. so naglagay din ng cooking utensils at pots.

Wow pati dining utensils? Is that for a long term tenant?

Our studio units are going to be turned over at the end of this year so medyo nagbubudget na kami how much we will need to furnish.

So far ang naisip ko is:
- bed suite (bed and side tables)
- dining suite
- fridge
- washing machine
- stove
- microwave
- aircon
- sofa if there is space

I've never rented kasi sa Pilipinas so di ko alam ang expectations ng tenants.

What documents do you usually ask from a new tenant? Where do you advertise?

^where is your unit located? Expectations depend on your market.

Kung professionals or expats, mas ok if fully furnished. But if for family na long term rental, pwede na ang bare lang. Usually kasi may gamit na sila. 

Kung short term rentals, for staycations like daily or weekly (nauuso na ito), need talaga na may utensils, cooking items, some even provide toiletries.

I advertise in olx, airbnb and fb. Ok naman so far.

Just wanted to say, sana mauso sa atin yung minimum stay for long term ay ibaba to 6 months instead of 1 year. Yeah, meron naman gumagawa nito, but the standard for many is still 1 year. Minsan kasi you end up with a problematic apartment (as a renter) o kaya problematic tenants (as a landlord). Parang ang hirap yung hintayin pa ang 1 year to be able to have the option to move/ask tenants to leave if kinakailangan talaga. Hirap naman kasi basta na lang ibreak ang contract.

mga sis na meron rental unit sa avida vertis, ok lang ba sa avida yung short term rental? di ba sila mahigpit? ano mas ok na unit iparent? studio o 1-2 bdrms?

I have never rented before, pero ito yun mga tips na naririnig ko sa iba. Always check if the previous tenant or even the owner has settled the utility bill. Ask for the latest bill of meralco, maynilad and even the association (if condo) dues. When I rented airbnb before sa isang sm condo, the owner posted their application from meralco and maynilad, and even have a copy of the latest bill to prove na clear lahat.

What I have learned on renting out a unit in addition sa mga nasabi na:

- isama sa contract yung number of tenants at name ng titira. Kunwari 2 sila, kung sino lang yung nakapangalan dun sa contract na kasamang titira, siya lang yung pwedeng tumira. Kunin din yung details like ID, etc nung kasamang titra, and parehas silang liable sa any misconduct, damage etc hindi lang yung main tenant.
- That the tenant agrees na pwedeng bumisita yung me ari at a scheduled agreed  time to check the condition of the property. Pwede ring icheck ng owner yung bills ng tubig, electricity at any time.
- Sa oras ng pag alis nila ( end of contract ), kailangan malinis, walang basura, at pinalinis yung lugar. sila ang dapat magtapon ng mga bagay na hindi na nila kailangan at hindi dapat iwan sa unit. Kailangan din nilang linisin ang unit as if pwede na ulit lipatan ng iba.

Eto palang naisip ko na idinagdag ko dun sa contract ko.

Since we're renting our place in Tagaytay thru Airbnb, we provide all amenities needed.
The usual

-bed & beddings/linen
-TV with cable
-WiFi
-couch
-microwave, ref & induction cooker
-plates, utensils, pati nga commonly used items for cooking like salt, pepper, oil & sugar
-towels & toiletries, including soap & shampoo... toothpaste at toothbrush lang ang wala

 

I guess, I find it better to rent it as a short-term instead of looking for a long term renter because of the location.

We do the contract ourselves. At first, we had to copy lang, then nadagdagan na yung provisions based on experience. For more than a decade ng pagpapa-rent, and daming hassles na ang nangyari. Ilang beses na na-barangay at nagpa-barangay. It is also important to indicate the remedies kung hindi magbayad ang tenant.  At least to warn them ahead. May mga tenant na magaling, they are aware they cannot be evicted ora orada, so umaabuso.

Ako nadin gumawa ng contract then pinanotaryo na lang. first time na iparent yung unit so d ko alam na yung bayad pala sa pagpapanotaryo is based on how much yung monthly rental.

And mga sis, talaga bang dapat merong photocopy ng deed of absolute sale & ctc yung lawyer kung san nagpanotaryo?

Sis, parang 3 copies lang ako pag nagpa-notaryo, fixed amount lang for all contract of lease sa amin, wala nang ibang requirements.

Tanong ko lang sa Landlords -- how do you protect yourself from liabilities stemming from your lease agreement? So for example, si tenant uses your leased unit for illegal activities, and then the condo admin filed admin case against unit owner? Do you create a corporation or a limited partnership to remove exposure of your personal assets to such risks/claims/liabilities? And use that corp as the lessor to the lease agreement?

yes sis this is what i do. 6 months renewal contract. i am a landlady. okay naman tenants ko.  pero what if magkaroon ako tenants na di okay? Or they dont find my place suitable to their needs. Kaya ok na sa akin 6 months muna
