Apartment/ Real Estate Rental Tips, Please?

there's actually 4-5 of us in a family, so I'm really looking at 2br unit, and I also think that 30sqm is too small for us.  Location wise, ok naman ang mga pinapipiliaan ko na mga projects, hindi ako lumalayo sa mandaluyong para gitna sa workplace naming lahat

For #3, hindi naman talaga kailangan magmove na. Siguro napressure lang ako sa parents ko na gusto ng rfo units nung nalamang nagbabalak ako bumili ng condo...though naiintindihan ko naman sila, kasi nga medyo masikip na sa area namin -- meaning, yung mga streets nadadaanan mo eh masikip na dahil sa mga extension ng kapitbahay (looban kasi kami).

THe oversupply in condo units is also one of my concerns...I'm really inclined to DMCI projects, but since 5yrs pa ang TO nito, nakakatakot lang kung ano ang mangyari sa economy natin, specially this coming election...

I guess i will have to postpone my hunt for condo until after election

hi mga sis! hingi lang sana ako ng advice and would like to know what you think.

im renting out 3 apartments and it's also in the same compound as my house. one of my tenants is "iffy", and always asking if the compound is a single lot or divided lots sha. i kept on replying na iisang lot lang and i'm not planning on selling the property. this is probably the 3rd time she asked me about it.

for some reason, her question and persistence got me worried. the property is under my parent's name. am i just worrying for no reason at all or should i be? :-s (i worry because this person is very sneaky. kung ang asawa nga ng iba napa-annul niya without the wife knowing until too late na-- property pa kaya) so yeah.

^ sis, have you asked your tenant bakit niya tinatanong yun? Seems fishy nga...though wala naman ako maisip na pwede nyang gawin..just make sure that you have the title..if the title is under your parents' name, make sure na hindi niya ma-"brain wash" ang parents mo to give her the title.
Also, for peace of mind, you may want to check the RD (Registry of Deeds) if clean (no annotation) yung title, baka kasi bigla may mag annotate without you knowing

^ yes sis, natanong ko rin siya about it and she said she wants to buy sana the lot portion where the apartments are. and sa isip ko lang, aba sinuswerte to, eto nga lang kabuhayan ko sabay ganun lang ang tanong lol

i've had my lawyer check with the RD, and he said may annotation daw nakasulat. he said there's nothing to worry about unless we suspect somebody's going to turn up one day. i've been reading about annotations but i'm not totally sure how other people can annotate it without me knowing? like how and what? :-s waaah so many questions ><

ah really? ano naka annotate? just check what kind of annotation ang nakalagay sa title nyo, just to be sure...

people can annotate on RD's copy title by going to RD and informing them they have a claim over that lot and show some documents ---- then the RD will annotate it...so it's better if every year siguro you will check the RD's copy to ensure na walang biglaang nag aannotate

Malapit na turnover ng new condo ko so I'm thinking of renting out my studio here in Makati bandang mga July siguro.

I am also renting out a 1br unit in pearl place ortigas, beside UA&P. Medyo hirap akong iparent ito I don't know why.. Brand new and fully furnished naman. Location wise, very convenient naman kasi walking distance sa megamall, tektite, PSE. Pero until now wala pa ring nagrerent. :-(

^sis may parking ba yang condo mo sa Ortigas? Baka pwede ko irent yung parking space lang. Kung may magrent na ng condo and they need the parking space din. You can end our contract.

For those renting out sa students/campus, considered ba 1 month rent if school starts at mid month ex.feb 15, then payment uli ng mar 1?or should the next payment be mar15? Just starting out rental kasi.thanks sa sasagot!

I would keep the 1st. You can prorate the rent if theyre moving in on the 15th if you want to be nice. But monthly rent is ideally paid by the first day of the month.

Where do you get your tenants sis? I need advise sa rental ng unit sa pearl place. Need ko na mapaupahan yun ASAP. I just posted sponsored ads sa fb and olx kasi.. May mga nagiinquire naman but onti lang and hindi tumutuloy..

^Magkano ba  sis ang rental rate mo, at magkano ang going rate sa building nyo?

20k/month. Yun ang rate sa building. Other units price their unit at 16-18k but bare to semi-furnished lang. May nakita nga ako, 40k pa eh. 10k/person x 4 bedspace yung kanila with the same floor area. So sakto lang sa 20k for a fully furnished unit. Inclusive of condo dues na nga eh. Tsaka 1 month advance, 1 month deposit nalang ang terms para mas magaan yung cash out.

Kaso yung mga nagiinquire tumatawad pa, gusto kasama utilities sa 20k. Nyek ano yun, dorm?

Sa Canada or sa States minsan kasali na yun utilities. Pero not suitable sa Pinas - tendency kasi ng Pinoy kapag di binabayaran walang pakundangan sa pag gamit ng aircon, tubig, etc.

Try mo rin advertise sa property24 or lamudi, or rentpad. Usually kasi pag 20k pm na rate na, ang market mo e pang mid- to high end na. Target mo mga single junior execs or expats. Tyagain mo lang, in the meantime, kung pressed to make money ka, and if OK lang sayo, mag short term rents ka muna - mga tipong for rent for the next 2 weeks lang (sort of rolling 2 weeks ka lang mag oopen ng availability, ready for occupancy pa rin yun unit within 2 weeks notice) kahit na bargain mo na yun rate per day.

^actually ang target market ay college students kasi katabi lang sya ng UA&P or employees ng tektite and nearby offices. Sige I'll try to post it sa sites na sinabi mo

Oh bigyan mo kaya ng flyer yun lobby guard or mag post ka sa notice board ng condo building. Puede mo rin bigyan yun school guard, tapos sabihin mo sa guard na sabihin ng potential renter kung san nya nakuha yun lead. Para makapagbigay ka ng tip dun sa masipag na guard.

I posted my unit for rent at Olx.ph and Rentpad. Be ready sa haggling. In my experience, I already replied via sms that price is final, so akala ko ok na sa kanila, then pag-view tatawaran ka pa din ng bongga. Since naabala na yung oras ko, I had to give-in na.

Update pala nung pinaparent ko, narentahan na ng Koreans nung March 18. tumawad din sila naging 18k nalang instead of 20k

Posted price ko is 28k, pero ine-endorse ko pa din sa broker if they wanted to view the unit since wala ako time to meet them. Nung hindi nagrereply si broker sa kanila at sakin, I have to attend to them myself. I gave in sa 25k since ako naman na magha-handle sa kanila, though lugi pa din ng 8k for  1yr. Mga Vietnamese naman sila.
