Apartment/ Real Estate Rental Tips, Please?

Ako: P5k with garage, maximum of 4 people.
Ate: Pwede P4k na lang.
May garahe ka na, gusto mo pang gawing bed space?

Ako: 1 year contract
Ate: Pwede 6 months.
Ate nakalagay na sa ad na non-negotiable.

Ako: 1 month advance, 2 months deposit = last month + bills, repairs expenses
Ate: Pwede 2 months lang.
6 na buwan na nga lang gusto mo, 2 months lang ang deposito.. hindi po ito bakasyon


Respeto naman. Kung hindi nyo kayang tuparin LAHAT ng terms, wag nyo na lang upahan. Bwisit na bwisit ako sa pag-uusap namin. Nangupahan din ako. Tumawad din ako sa renta - Iyon lang! At hindi ako garapal. Sorry mga sis, naglalabas lang ako ng inis. Hays nabwisit talaga ako.

^For me its okay.  Here in SG, we were told by the landlord that on this particular day (one time its a saturday) that there will be visitors who are potential buyers.  Its our prerogative to tell them to drop by another day but its okay for us.  When our singaporean land lord held the viewing day, I was sleeping in my room and they visitors were very quiet and did not wake me.  I was told 3 families were able to view / enter my room while I was sleeping (balot ng kumot hanggang leeg ko because of the aircon).  Di naman kayo iistorbohin just tell land lord to be quiet when they enter your room and be sure to tidy your things para di nakakahiya.

Tama ba na may may nakatira pang tenant e nag a advertise na ang landlord and he expects the tenants na papasukin sa loob ang mga nagi-inquire to show around the house? It is a bit off for me. Pati yung mga nag inquire di ba sila nakaka-feel ng a bit of off-ness na may nakatira pa e magi-inquire sila.

Yes, this is normal as long as the landlord gives a heads up na may pupunta and gets the tenants permission. Also I dont think theres ever been a  tenant who said he/she wouldnt allow this. For the person inquiring, its even an advantage coz he/she can ask the current tenant the real deal of the house/condo meaning if there are any problems and how the neighborhood or neighbors are, etc. kasi sometimes the landlord will tell the potential tenant anything just to get them to rent their place.

Ah ok, if example your cooking or may ginagawa ka and some prospective tenants suddenly arrive, then that means your landlord didnt inform you that he/she is bringing prospective tenants and didnt ask you what day they can visit. If thats the case, mali nga ang landlord. But as I said in my previous post, as long as the landlord informs you that he/she is bringing prospective tenants and asks you what day they can visit, I think the current tenant should be courteous enough to allow the landlord to bring those prospective tenants. Fortunately for me maganda ang relationship ko sa tenants ko kaya they always allowed it. Kahit wala sila and yung maids lang nila ang nasa house, they dont mind prospective tenants to inquire as they know the agent wouldnt bring kung sino sino lang.

Any thoughts po on buying an awarded property (given by the government)? What are the chances na hindi na kukunin ng government?

And

Thought po about buying a property that needs extrajudicial settlement?
Nakamatayan na po ng may ari then binebenta ng wife and heirs.
Matagal po ba na process?

^For the extrajudicial settlement you need to wait at least 2 years bago matransfer sa name mo ang property. When I bought our first property ganyan ang case, pinaghintay pa kami ng 2 years bago matransfer sa name namin kasi baka may mag reklamo na kamag anak nong namatay. Kahit pa lahat sila nakapirma na agree sila na ibenta ang property kailangan pa rin ng waiting period.

Kaya ang nangyari non, hindi namin pwedeng gamitin sa Pag Ibig ang title dahil don sa case na yon.

^^ Thanks sis for answering. Ang tagal pala ng waiting period. Misleading yung agent or hindi pa marunong kasi mga bagito pa na tutulungan daw ako iprocess yun sa bank financing. Kung sa pag ibig hindi mo na iwork out, what more pa sa bank? :/

^ako sis mas ok if plantsado na lahat. though yung isang property namin, sinangla kasi sa min then namatay na yung lalake. ginawa ng mom ko, from the wife, to the daughters and sons, pati asawa ng mga yun pinapirma niya sa documents. mahirap lalo na nasa iba't ibang lugar na and may kanya kanya ng pamilya. pinuntahan pa sila ng mom ko isa isa.  buti wala naming nag contest.

^I dunno sis kung ano ang prevailing rental rate sa Cebu.  My friend whose family was devastated by Yolanda moved to a rented apartment (not furnished, as in walang laman talaga) near cebu institute of technology for 6k lang a month. 

I have no idea where cebu institute of tech is but maybe they simply cannot afford 18k kahit na village.  Baka out of way din ang village I guess, no means para sa pagcommute. 

Depende talaga sa lugar (location) and sa rate.  I myself, tinitignan ko talaga location bago ako mag rent kasi in the long run, ayoko mamroblema on how to get out.

^ CIT is near the main town sis,yes there are cheap houses jan,pero depende din sa bahay.

Paano po kapag ang tenant ayaw sumunod sa pag increase namin ng rental payment ano dapat gawin? Every two years ang increase, 500. This year mag add na pero she refused and told us na hindi naman kami ng iissue ng official receipt/nagbabayad sa BIR. Palaban talaga yung tenant at ayaw naman umalis kapag sinasabihan namin na gagamitin na yung place. Ano po kaya dapat gawin dun? Thanks

^IMO lang sis ha is better paalisin nalang kasi sakit sa ulo lang though medyo complicated kasi baka isumbong kayo sa BIR.

Yay. Delikado nga yan, maraming penalties ang usapang ganyan. Pansin ko kasi halos lahat ng tinirhan namin hindi din nag iisue ng official receipt. Kung tutuusin pwede ko silang isumbong sa BIR lalo na yong isa na grabeh kung makapaningil ng kuryente  .

If you plan to increase the rental every 2 years make sure also to provide OR. Marami talagang tenant na hindi basta sumusunod sa increase ng rent lalo na kung alam naman nila na hindi ka nagbabayad ng tax. Marami silang questions at kung i-insist mo pa rin ang increase dapat prepare ka din kung sakaling magreklamo sila.

Another question, san ba nakakuha ng lot plan? Kasama ba itong binibigay kapag napa survey and napatitle na? or separate transaction pa para lang makakuha nito? thanks again?
