nakabili kami ni hubby ng lot 100sq.m, while si hubby nasa abroad , ipon muna after that inunti-unti ko magpatayo , simple lang gawin naming room for rent lang muna since kami lang ng anak ko and hub nasa abroad, sa parents muna kami nakatira , last year lang nagpagawa kami ng 30sq.m for  studio type room, ok naman ang tenant ko walang problema, tapos last feb 2013 nagpagawa ako uli bording house, 15sq.m. 4 person, may borders na ako agad, then 30sq.m room uli na commercial space sa water station business ng kuya ko malapit kasi sa kalsada then plano uli naming magpatayo ng another room dami kasing nghahanap pa pero pagiipunin pa, so far ok naman ang kita at nagagamit ko siya sa mga gastusin and tuition ng anak ko, usually bubong ang kadalasan problem ko , pinpaalam nila na may tulo , then pinaayos ko agad para wala perwisyo..

gudpm mga sis ask ko lang ano ibig sabihin ng 1month advance 1month deposit sa pag rent sa apt.? like lumipat ako ng may 1 next month ba need ko na magbayad or sa july pa? tia sa sasagot

^Ang one month advance is binayaran mo ng advance ang rent.  For instance, today is May 31, yung ibabayad mo is for the month of June.  So yung ibabayad mo sa June 30, payment na for August.  So laging in advance yung bayad.

One month deposit naman is security ni owner.  Which means, kung aalis na kayo doon sa nirerentahan mo, isosoli sayo yung deposit unless may nasira ka, kaltas na doon sa deposit.

Kung lumipat ka ng May 1, dapat mo na bayaran yung months of May and June dahil advance payment ang kalakaran.

^sis if palagiang late possible na magalit siya kahit ilang days lang late maari kase na inaasahan din nila ang payment na iyan kumabaga may nakaschedule sila kaya kapag hindi ka tumutupad palagian sa schedule mo e nalalagay sila sa alanganin. pwede din naman na kung alam mo na madedelay ka ay magsabi ka na, inform mo na landlord mo. kaysa sa nagwowonder sila kung magbabayad ka ba o hindi. maaaring may previous experience sila na hindi sila binayaran or tinakbuhan kaya naghihigpit sila.
with regards sa tubo na may leak, if bago ka dumating may leak na siya si landlord iyan. if nangyari iyan while you are renting check your contract kung ano ang nakasaad pagdating sa repairs. kase kung ikaw nakasira syempre ikaw magpapagawa, if wear and tear naman iyan maaring si landlord or hati kayo. depende sa magiging usapan ninyo iyan. kaya always read nga your contract.

as renters, obligasyon natin magbayad on time. masyadong matagal ang 5 days. almost 1 week delay yan. kahit ako pag meron may utang sakin halimbawa magagalit ako pag late magbayad.

i suggest ipa-move mo nalang yung payment date nyo sa most convenient date kesa naman delayed kayo magbayad. but again, discretion na ni landlord if papayag siya. kung di siya pumayag wala din tayo right magcomplain kasi nakikiusap lang naman tayo

sa pipe naman, ganyan din yung naging problem ko. yun landlord nag-ayos after 3 months na pangungulit. hehe. sabi ko kasi lapet na tag-ulan baka araw araw tumulo. pwede nyo ipaayos yan sa landlord unless nalang na kayo ang may kasalanan sa leak

i am a rentee and a renter here. we have a townhouse and we have it rented  and  moved to a house near our kids school and put up a store in front since the house is in a main road. we pay our rental fee through bank deposit but didn't know our landlord's account is a provincial account so automatically i deducted the P50 service charge from the rental fee monthly. am i right that i am not supposed to shoulder the service charge monthly in paying our rental fee? the landlord kasi is a seaman and his family is in Cagayan De Oro.

^^yes sis pede namang consume nyo na lang yung 2 months deposit as long as wala kayong iiwan na bills and walang nasira habang gamit nyo yung bahay.

been a renter before and now na kami naman ang nagpaparent super maluwag ako sa tenants.bakasyon now kaya yung mga tenants mga nasa province and one month delayed sila pero nagtetext sila na paguwi na lang ang bayad.kahit dito sila never ko sila kinatok para singilin kahit na late na ng one week,its one way of blessing them.pag masyadong mahigpit sa tenants mabigat daw sa buhay kaya para  both kami happy i do what i have experienced dun sa dati naming mabait na landlord

sis geishaslut check your contract, sa amin nasa contract namin the 2months security deposit will not be used for rent. panghahawakan siya as security until the owner has checked if walang naiwan na bills na nasira during our stay that wasn't repaired and then ibabalik kapag ok na. pwede mo kausapin if payag siya na para sa rent na lang iyon

  Magtatanong lang po ako regarding sa pagbabayad ng Tax with our Apartment Business.

 Meron po kami apartment Business bago lang po at tinatry ko po na magmanage including accountin
 records ..  Tanong ko lang po sa nakakaalam..

  Puede po ba ideclare na deduction sa Income Tax ng Apartment ang mga pagpapaarepair na ginawa namin halimbawa nasira na tubo , nag pagawa ng bubong etc etc.. wala naman po kasi resibo itong mga simple labor contractor.. ano po puede ko gawin?

To those renting out residential properties: tuwing kailan ba nagiincrease ng rate? And by how much? I asked this landlord, eh they're renting out commercial properties, so their rate is 15% every two years. Parang ang laki ata if I apply that same rate for residential? And old house lang naman pinaparent namin. Please advise. Thanks!

What do you do to a tenant na laging may reklamo tuwing magbabayad ng rent nila? Bago palang tenant ko and the first rental payment nabali daw ang saraduhan ng gate. So a welder arrived at the house and fix it...considering less than a month pa lang yung gate bagong-bago. This month she texted me to inform that she deposited her rent payment already and she was telling me may tagas ang bubong ng bahay. Well, it's that side of the house na may minor tulo na hindi naman heavy flow...alam nyo yun. As i assume not all houses naman are leak-free especially during typhoons. nakakaasar lang. ang ganda naman ng bahay na pinauupahan namin bagong bago pa halos. hanap kaya sya ng iba na lang.

Pinapatanong lang: umuupa sila sa isang duplex house, iisa may ari. Yung isa bakante then one day may nag rent na. Nakakwentuhan daw nila yung bagong renter at nalaman nila na pinaupahan sa mas murang halaga, mga 500 pesos difference. Parehong pareho ang bawat bahay nila dahil duplex. Ngayon, nagtatanong sya kung confront nya Ang nagpapaupa at mag demand na babaan din ng 500 ang upa nila.

Is it the correct approach daw ba?

For me, yes I think its definitely alright for her to talk to her landlord about asking that they decrease the rent by P500. Mas maganda face to face like ie if she pays the landlord at the end of the month face to face, then that would be the best time to bring this issue up. Also, dapat hindi confrontational or demanding ang approach nya. Even if they have a contract na lets say P15,000/mo ang rent nila, if the landlord agrees, it can still be P14,500. It all depends on how she approaches it. She can say it just seems fair na dapat babaan ang rent nya. The landlord will probly say yes kasi probly the only reason pinabab ng landlord ang rent for the other house is it probly couldnt get rented out and syempre hell be scared to look for a new tenant. Pero if he/she says no, than its up to your friend to accept it (which I would as its really hard to move) or your friend can then probly threaten that shell leave if her rent doesnt decrease by P500. I think the landlord will probly give in pag yan ang case. Pero lets hope it doesnt come to that.

It's up to you kung gusto mo sya pahanapin ng ibang house na, but as a landlord it's our duty to fix these things. I have Korean tenants and they really demand alot pero I need to give it as my house is a bit expensive to rent out and nowadays its really hard to find tenants. Pero I had a tenant before who was a terror and gave me a 1 year advance for my house, pero she would make the craziest demands so wala pang 2 months I returned her advance (minus the 2 months of course) and pinaalis ko na. So again its all up to you, but for me the things your tenant is asking for is normal. You can give conditions na lang next time na if the gate handle breaks ulit within 6 months, you need to pay for that na. Things like the gate handle breaking or the toilet clogging up, that could be them, but I doubt that the roof leak was there fault. Also another way to look at it is its better for you to know kung may mga sira ang house mo para mapaayos mo rin kaagad kasi in the end, its really your house and its your investment. For example if your tenant didnt tell you na may maliit na tagas ang roof mo and you didnt get that fixed immediately, that small leak will grow and cost you much much more in the future. Anyways, once open up your concerns with your tenant and you let your tenant open up to you as well, then Im sure everything will be fine.
