Apartment/ Real Estate Rental Tips, Please?

To everybody that rents out apartments, condo units, commercial spaces etc - Please share your valuable tips on how to start and make this "business" successfull!

How did you start - 1 unit, duplex, 4door apartments?

Did you take a loan? Bought it cash?

Do you require post dated checks? NBI clearances?

1 Month advance & 1 month deposit?

Etc...

Sample ha.  Yung pinapaupahan kong condo, I paid the downpayment (more than the required downpayment) in cash, closing costs etc.  In house financing. I actually paid for the monthly amortization for three months before I was able to rent it out.  Now the rent goes to the MA and I have P1200 as a positive cash flow. Not too bad.  ;D I could've charge higher. Ma-check ko nga sa bakasyon ko what's the ongoing on rent sa building na yun.

I required a post dated check. And a month deposit (para sa mga dapat kumpunihin pag aalis sila).

Sakin naman, nothing talaga is easy in Pinas  :P 

My "renting out" of properties kasi is just accidental.  The original plan eh titirhan lang namin. Tapos as we move on to our next place, since ayoko ibenta at hindi naman sila nag appreciate masyado in value, isip namin ipa-rent out nalang.

But here are my thoughts in renting out (napost ko narin ata ito before but cannot remember where) -
1) Ang hirap maghanap ng ok na tenant, unless yung asset mo ay nasa luxury condos/village. High maintenance din, pero once you have an expat as a tenant, wala ka masyadong problem since dire diresto stream naman ng cash.  Prob lang is finding the right tenant. 
- I am in a dilemma here kasi kung mataas ang rental (>P20k), most likely, potential tenants would just look for their own place and pay for the amortization that is worth around this rental range. Kung maliit naman ang rental (<P15k), most likely, eh baka hindi nila afford makabayad buwanan regularly at maging sakit sila ng ulo later on, esp kung hindi makabayad at babuyin ang place mo.
- check mo din ang number of people living in the house.  kasi the more they are, mas maluluma ang place mo.

2) Sa dami ng units na available for sale, renting - para sakin, I still suggest be cautious on your purchases. The assets i currently have are in good locations pero hindi parin sila nag appreciate ng malaki. baka nga nagdepreciate panga.  They are located in near main roads in New Manila/Sta Mesa and Mandaluyong (as in 3-10min walk nasa jeepney line or train ka na).  Hindi bumabaha na area.  Near main establishments. 15min to Ortigas.  20min-30min to Makati.   I was thinking what more kaya sa mas liblib na areas - nag appreciate kaya sila?

3) as your original intent is to have a business on this, do your financial projection - how much purchase price mo (include turnover fees), loan mo, tax, association dues (if applicable), annual maintenance (you have to make the place presentable esp kung madalas ka magpalit ng tenant). and see if the ROI is satisfactory to you.

4) one realization I also had through the years is the poor governance ng Pinas pagdating sa real estate. Aside from RESPECTING squatters, the government does not have the iron hand to implement proper laws. Nakakainis especially if you have a property na stand-alone.  Di ko maintindihan why neighbors would like to encroach on someone else's property. not all naman, pero some. kaya nga madalas ang away sa barangay dahil dyan. heard of incidents na ganyan eh -  ginagawang sala ang garahe nila para gawing garahe ang driveway mo (funny pero this is very typical).
Of course not to mention kung standalone ang property mo, iwan mong nakatengga, malamang nanakawan na ng grills or something, or worse, may nakatira nang hindi mo kilala.

5) they say location is key. Yes, it's not everything. Check mo surroundings - may squatter ba, may establishments, well lit?, ayos ba ang roads, accessible ba, bumabaha ba, malambot ba ang lupa, ok ba ang mga kapitbahay or yung roads wide enough ba kung para pumasok ang f*** in case magkasunog.   

6) be very very very careful in buying condos.  livable ba sya or sobrang liit?  kasi tendency these days, walang labahan area. or paparent mo nalang sa mga estudyante na dormers?
minsan when a condo unit is being sold, hindi nila sinasabi ano ang inclusions. pag handover, hindi pa pala livable kasi you have to spend at least P1M pa sa flooring, ceiling, etc.
check also the number of lifts ratio with the number of units. I have heard of condo buildings that it takes 30min just to go up and down the building. check the maintenance, association, kasi dami din condo these days ang dilim dilim tapos walang upkeep yung place kasi ayaw magbayad ng association dues ng mga tenants.
as much as sinasabi nila mas mura ang pre-selling, I still personally prefer "seeing" the unit before purchasing it.

I want to start my own apartment rental business. Mga 10 door apartment sana. Ano ang mga steps to do for starting the biz like requirements for registration/permits/bir para dito? Do you still need to retain an accountant for this?

With regards to renting out condos naman, do you still register it as a business ba?

Q for the lessors, do you implement contract signing (even a non-notarized document) prior to leasing out a unit? and for small studio-type apartment owners, do you adopt the same?

^ well, I know someone who did a workaround by declaring only half of the actual number of units they rent out. Ang laki kasi ng inabot na tax after having it assessed and hindi naman lahat na-occupy agad. You could aptly say that "colorum" yun ibang units for the time being esply since they just began the leasing venture. Not that I'm saying that you shld follow suit, but it could be an option you may consider depending upon your circumstances. Medyo loob kasi yun sa kanila na parang compound so it's relatively concealed from the prying eyes of city hall inspectors.

Yung kakilala mo, do they retain an accountant for their apartment pa ba? I asked around kasi, sabi around 2k per month daw ang bayad for bookkeeping altho hindi apartment yung biz nung napagtanungan ko pero start-up palang din sila. Parang mabigat ata? I'm quite confused din how to start kung alin mga uunahin, I'm keen on beginning construction na sana next year. Hirap pa man din sa city hall sa amin, ang tagal maglakad ng permits, yung bldg permit pinakamabilis na ang 3 months. Parang SOP na kelangan may ibibigay kang padulas    :'(

orangepix - 10-door apartment? that would be my dream! 3 months ba talaga before ma approve ang building permit? mga 1 month, meron ganun? re accountant, kelangan pa ba yun let's say duplex lang naman? please share here if natupad mo na rin yan plan mo ha? sana kahit 5-door magkaroon rin ako. :)

OD - is an official BIR receipt needed para ibigay sa nag rerent everytime magbabayad sila?

on taking loans...

Try mo i-calculate ang ROI mo with or without loans. Kung magloan ka, dont forget to include the interest that your idle cash can earn.  Pero yun nga, kung interest nga lang sa banko, definitely mas mababa kasi sya compared sa interest you will be paying to the bank, kaya kadalasan ang decision eh nag-c-cash nalang kesa magloan.

Kung sakaling magloan ka, make sure that your monthly amortization will not exceed 35% of your current  monthly net earnings. Para lang sure na may cushion ka at hindi ka magipit, especially for floating interest rates.  Tapos to be on the safe side din, make sure to keep each unit's deposits, and also have at least 6 months worth of monthly amortization saved as "emergency", just in case lang na ma-hold ang income stream mo to pay for the amortization (either wala pang nag-r-rent or mawalan ng work), para may oras ka pa gawan ng paraan ang future payments mo at hindi ka magdefault sa bank.

^hi mga sisses, i will take risk in converting my "pamana" na bahay into "rooms for rent". Well, honestly I only have 500-600k COH here. Sabi ko nga, sugal dahil di ko alam kung saan aabot ito. Well, the place is small, i will update you what will happen, but I'm planning to have 5 rooms sa 1st floor and if may extra money pa, I can add 6 rooms sa 2nd floor. Well, slowly adding rooms siguro ang drama ko. Well, the place is near industrial park pala.

Building permit naman, may kilala na kami from munisipyo, under the table ito. It's dual purpose, he will do the layout plus building permit. *cross finger

^I want to venture into that too eventually. Since college yan ang dream ko hehe  :) Kaso mas mataas ang cost of property sa areas near universities, ipon muna. Naisip ko rin na baka high maintenance sha as compared to apartments..

rent-to-own, or papa-rent lang. gusto ko ng passive income dito.

ang kinatatakot ko ay yung mga tenants na hindi marunong magbayad.

tanong ko lang mga sis, ano usually source niyo pangstart ng ganitong business? nagloan ba kayo or cold cash talaga? natatakot kasi ako magloan..pero tingin ko yun lang ang paraan sa ngayon para makapag-generate ng malaking amount for this business.

how much quote sayo ng contractor mo per sqm?
kaso naisip ko din parang mas mura pa din if buy ka ng foreclosed na low cost house and lot and turn it into a rental property. kase yun gawa na, improvemnets na lang

I started my leasing business by renting out the house my then new husband owned, coz there was just the 2 of us and we bought a new townhouse.
Then, we would move from 1 house to another, as a good investment (location wise) would appear -- and so, lease out the old one again.
And thus it went on, until I had enough funds of my own to purchase townhouses, then houses... but my requirement was that it should always be in a good location (kahit  na mas mahal ang acquisition)  coz it was easier to lease out, and to demand good rentals.

I got into purchasing thereafter houses, warehouses or 2-storey detached business buildings, and even vacant lots I could rent out to businesses.   I do not go into installment payments, laging cash... I get better purchase prices that way and I do not have to worry if nakatiwangwang any property.  If there is 1 lesson I have learned:  better not to rent at all than to make do with a tenant na you asses as "iffy" then hoping for the best.  hopia yan, mas problema and you take a loss at the end.

I choose prime properties, kahit na maliit, kahit na tiny tiny studio condo yan.  I am able to,  for example, get from 1 tiny studio rental what a sister gets from 2 apartments in Cubao.  I am also able to demand at least a year's advance rental and 6 months' deposit.  Take it or leave it, hehe.   IF the tenant negotiates for a no-increase after the 1st year, I ask for 2 years' advance rental. 
My lease contract is always for a minimum of 2 years, renewable on an annual basis, everything covered with pdc checks.

And yes, I do background checks.   

1 useful guide I use in deciding whether a property should be acquired or not -- is:  Given the rentals the property is  likely to bring in for me... if I will recover my investment in less than 14 years, go! 
(Most probably, I will get back my investment in 10 years, so ok pa rin)   
With vacant lots, that will not work though coz vacant lots have a bigger margin for potential profitable development. 

In the leasing business, you must be flexible to the requirements of potential tenants.
Like, there are good prospects that require furnished condos/townhouses.  I jack up the rental by 50% and see if kakagat.  If kakagat, and will give me a non-refundable reservation.... I go furnish it in 10 days or less.  Do not go high-end, buy new but cheapo or pre-used na matino pa.  Kasi tenants seldom take care of what they do not own, so dapat factor in mo na after their lease period eh zero value na your furnishings.   Of course, may usable remaining value or life pa, but to keep your accounting simple... assume that.  :D 

The best return on investment improvements are a refurbished banyo (fixtures are cheap nowadays, fashionable pa) and a nice garden.
