mabilis maubos ang units sa amaia sa cavite, right now cluster 3 is offered, and even before pa ma offer ang cluster 3 nitong July, ubos na kagad ang single homes last june palang, the secret there is to give a Letter of Intent (LOI) if gusto nyo maluwag na house na mura na range 1.2M to 1.5M (price varies sa lot area). Single houses are limited and so they are not offered via Pagibig btw. Through Bank and In house lang sya

right now most people are discouraged sa location nito, kasi malayo or inaccessible, in reality its not, may mga fx na pa derecho sa amaia from alabang, and accessible din ito if via Cavitex and emilio aguinaldo, and by the time na ma turnover ang mga units next year, hopefully by then gawa narin ang Ayala District na 10 mins away lang from Amaia, alam nyo naman pag may mall, kasunod na magkakaroon are transportation terminals. think of the future guys, dati hinde rin namin akalain na uunlad ang North Fairview Q.C, puro talahib doon some 25 years ago accdg to my dad, but look at it now. ang mahal na ng lupa and at bahay sa fairview area.


Ayala land has a vision para sa cavite projects nila and its community, including bella vita, avida settings, amaia scapes, they are investing a lot sa cavite including the daanghari south link express way, they are also trying to bid with the LRT bacoor extension project, govt has plans also to extend this up to Dasmarinas, pero that's in the far future pa, right now hanggang bacoor palang ang LRT extension (2015)

we got Twinhomes sa Amaia Scapes Laguna. very disappointing. fully paid na kami 2 years na hindi pa maturn-over ng maayos. naka-6 attempts na ng turn over lagi na lang may sira yung units, to think dapat bago. hay nakakapagsisi talaga. tapos wala pa sa bank yung titles ng 2 properties. never again talaga. kung pwede lang mabawi hay.

^ewan ko sa management nila. Sobrang perwisyo inabot namin jan sa amaia na yan, eh magkakamag anak kaming bumili ng units. Halos mag away at magsisihan bakit daw nagtiwala don. Neighbor namin bumili din ng carriage pod at multi pod added investment, same problem. Fully paid na, no turn over. Napilitan tuloy siyang ibenta yung house na tinitirhan nila ngayon.
Buyer beware na Lang. In good faith kasi once Lang namin chineck kasi nga may name sila. Dapat pala thousand times namin chineck. Pero andito na e, no choice kundi I tuloy till the bitter end. In fairness sumasagot naman sila. Pero paasahin at paiiyakin ka muna. Hopefully in the future they will learn not to do this again sa clients nila. I'm just sharing our experience as a buyer/client. Yung dapat sana na may house na kami na sarili last year eh until now wala, still renting pa tuloy kami. House hunting Ulit kasi ayaw na ni hubby tumira don naalala Lang namin halos maghiwalay kami ng dahil jan.
So...we might put our units for sale. Baka may interested jan haha! Sabay sales pitch e no. At least if u buy from us it will save u the agony of loooooong waiting and numerous follow ups. Jk!

^yes, willing na si hubs kahit malugi na kami to think na newly constructed yung units namin. Hay eto nag text Ulit sila bukas daw another attempt for the turn over. Pang 7 na Ito good luck samin. Gusto namin kasi maski Hindi na kami ang titira don and ibebenta na namin eh maayos sya na mapupunta sa new buyer. Name din kasi namin ang nakataya this time and Hindi biro ang buying ng h&l kaya maski konting sira yan papaayos namin.
Materials for construction naman I admit wala akong masabi. Quality Kung quality talaga. Ang nagpasira Lang talaga is yung execution and documentation. Naka ilang prima kami ng CTS kasi twice nawala. At first I thought we're just the isolated case of bad luck. E yun pala Madame kami my gosh!
Kaya yung bibili ng units namin swerte. No hassle na laki pa ng ma-slash sa price. Oh well, that's life, u win some, u lose some. Pm me sa mga interested, haha! Joke, half-meant haha! Dinadaan ko na Lang sa tawa kasi magsisikip na naman dibdib ko pag sineryoso ko masyado. Ayon.

hi mga sis, imho ko lang po, yes you're not an isolated case, ako din prepared na ko sa sakit ng ulo pag dating sa pag pagawa ng bahay na binili sa preselling,it's not a breeze magpatayo or bumili ng bahay, sarap lang isipin na in a perfect world, pagkabayad mo is perfect narin ma deliver sayo yung bahay.

lahat po ng developers even the high end ones madami po pumapalya, there's no such thing as a perfect developer - even the Bellagio units in Fort has water leaks, DMCI has their own problems din, madalas po naririnig ko ang kasabihan na kung gusto mo ng sakit ng ulo, magpatayo ka ng bahay.

hinde rin po ito nalalayo if kayo mismo ang magpapatayo ng bahay nyo with your chosen contractor, still every week, sometimes everyday, meron ka tao or ikaw mismo magbabantay sa mga contractors para maiyos nila ng mabuti ang trabaho nila, because if hinde ka nagbantay for sure dadayain nila materyales, patatagalin ang trabaho or hinde pulido ang pagkagawa etc.

isipin nyo nalang po sa mga developers who just hire contractors on a fixed contract price to finish 1 cluster / block of units of their projects, minadamali po yan ng mga contractor, kung hinde nyo rin yan babantayan asahan nyo na po na hinde perfect ang units nyo, may mga warranties and guarantees naman po ang mga developers to protect you from these, kelangan din ng agarang effort and action from the client's end to make sure na matugunan yung mga modifications and repairs, sad to say, even the repairs are delayed and yes this is a usual scenario and be prepared for this if kukuha kayo ng preselling.

yung promise nilang target turn over dates, those are just targets, you have to expect a delay of 6 mos to the most, this is the risk that you have to take because nakuha nyo sya in a preselling rate, that's why mas mahal na ang RFO units ng mga developers because for one mawawala na yung agony of waiting and mga future na disappointments pag delayed ang turnover,actually meron na po mga RFO units sa Amaia Laguna.

Hinde ko po kayo mabigyan ng mga pointers kung pano pukpukin ang amaia with these complaints, wala pako kilala na taga jan with their experiences, unlike sa profriends, may idea ako kung pano kulitin sila thanks to the numerous residents there who all had problems with their units, meron isang homeowner dun sya pa mismo naghanap ng Transfer of certificate title nya sa Registry of deeds, mga ganyang bagay, hinde nyo akalain na pwede pala, kung hinde sya aaksyon ng ganyan, hinde ma turnover to banking loan ang kanyang bahay, the registry of deeds lost it kasi, so hinde rin naman po palagi sa developer ang sisi in this case.

If you really want something then you have to go all the way to get it lalo na kung mura nyo pa eto makukuha and yes prepared nako sa sakit ng ulo and stress, pinagdaanan na to ng 2 friends ko and they tried to discouraged me also not to get one because of all the complaints, pero for me magagawan naman yan ng paraan with a lot of patience, ang importante is may sariling nako bahay :) good luck talaga saken next year

^na-anticipate na naman na Hindi talaga yan makukuha in one go. Ako siguro nacu-culture shock pa ko during the early stages, at least yung husband ko sanay na kasi he has dealt with these transactions before. Ako first time talaga. So lahat yan Explain niya sakin and he made me understand. Pero sumo bra kasi sila when pinapunta kami sa site for turn over daw only to see grass. (hubby is based abroad kasi and I stayed with him 3 months prior to that). 2 years and construction just started this late January. Tapos magpapasign ng docs, Mali yung price. Tumaas daw kasi value ng land pero prior to that may dp na kami and we even confirmed na were not affected with the price increase. Bukod sa andami na nilang sablay, the persons coordinating with us can't handle it well pa. Ginagawa nila kaming t____a. At least ako pwede pa pero yung ibang family ko they know their craft and it happens sa construction din sila. Paaasahin ka binigayan ng percentage of completion when u go check it ni wala pa ngang materials na nadedeliver. Sobrang lousy sila maghandle ng concerns. Now na NASA turnover stage kami and I'm looking back, Hindi siguro ganito ka-bad ang nararamdaman namin if our concerns were handled well and they're honest from the beginning. Pero talking to other homeowners of the same calibre as amaia, it could be worse pa pala talaga. Na if I compare sila side by side parang lalabas maswerte pa din kami kahit pano. Ako naman nada drama kasi feeling ko I was robbed of that feeling na wow first time kong magkabahay na I can call my own, as in my name talaga, not my folks. Marami pa talaga ako dapat matutunan dito, but I know I've learned a lot din sa experience na to.
Basta sa mga interested jan ha! Hahaha I'm just a PM away. Twin homes, check niyo na Lang sa site nila yung plan and itsura niya. Actually hati kami sa gagawin don e Kung for sale or for rent. If I-consider mo kasi location nya NASA industrial area, malapit sa mga companies the likes of Samsung.
Good luck sayo sis, and may u have lesser headaches. Baon ng madaming pasensya at Advil ;) we all dream of having a place we can call our own talaga. Kaya kami house hunting pa rin kaya good luck din samin haha!

one factor also is that nauna yung amaia laguna site, so learning stage pa ang amaia sa site na yan before, kaya yung sa cavite inuunti unti lang nila ang pag benta and sinasabi na kagad na 2013 pa start ng construction. Looking at the Amaia laguna inventory andami nga nila nilabas na units na available doon, pati mga clusters madami na kagad na offered or still open, as compared sa Amaia cavite hanggang cluster 2 parin ang naka public na pwede i offer, unless mag ask ang client ng single or twin homes na ibang location, saka lang pwede offer ang cluster 3.
sa Pex ko nga nabasa taga amaia laguna, naiinis sya na now he knows how it feels like to be guinea pig, eto pala suggestions nya for amaia buyers / future residents:

Lessons learned:
1. If your unit is scheduled for turnover, DEMAND for the punch list. Do not accept the unit even if you have just minor concerns. Show the Amaia rep all your concerns and fill-up the action slip immediately. It might take them ages to address all of your concerns. In my case, I accepted the unit in the absence of the punch list since we were rushing during that time (Christmas holidays). Hanggang ngayon naghahabol ako sa kanila to get things done. Yung ibang minor issues ako na nga ang umayos para matapos lang.
2. If your unit is turned-over without the Meralco service post; you have the option to not accept it or bantayan yung installation. A month or two would be reasonable, but 6 months is way too much. Make sure you know kung sino ang dapat i-follow up dito. I have been passed around from the Amaia office rep to the site engineers and contractors. Nahihilo na ako.
3. Expect the worst and magbaon na kayo ng lots of patience. They don't reply to emails immediately kahit alam nilang galit ka na. Try to call them also via landline and mobile and be persistent to be able to get things done.

I'm not speaking against the entire Amaia organization but probably there really are some persons that put Amaia or any other company for that matter in a bad light.

Oh my gulay, I'm so p!$$@d! Now I know how it feels to be a guinea pig.

^wow, ang bahay namin haha! In fairness buhos ang second floor nyan as in concrete talaga.
Kami when it seems nakaamoy na is hub na pagpapasahan na kami tinangay nya from site yung sales rep and engineer papunta sa alabang office nila. Diretso kami Kay mr. WF, yung kataas-taasan nila. E di patawag agad ng meeting. Ako naman sinulat ko minutes haha then I let him sign. Tapos naka record pa s cell ko yung buong meeting with their assurances. Sawa na din kasi kami pag madami kausap so now it's either him or ms. MI ang kausap namin. Pag nga nagdelay ka pa uumpisa na ang pass-pasa. That day talaga Hindi nilubayan ng asawa ko yung 2 until iharap sya Kay WF. ayon so thank goodness Hindi namin na-experience yang nangyari sa poster na yan.
Pansin din namin grabe sa ads at promotions sila. Sa fb page nila Ganda ng poster nila for the launching ng street names. Pagdating mo naman don yung main road Lang ang may street sign the rest wala haha! Basta sa lahat ng sinabi nila kalahati Lang ang totoo kaya better see for yourself na Lang. and tama siya, never ever ever go without any written agreement be it punch list palang or request for action na for other defects na covered pa ng guaranties/warranty nila. Lahat din ng papers na isa submit sa kanila better make an exact replica and have them sign and receive it. May history sila na nakakawala ng docs. Also always check or ask for statements especially if DP palang sablay din accountant nila jan. keep your checks na ni-present na nila sa bank kasi kulang-kulang sila mag OR. Kami 2011 ORs till now wala pa lol! And get their mobile numbers, pasimplehan niyo 2 numbers ng mga yan. If binigay sa inyo globe (usually) ask Kung may smart or sun sila ek ek. Hindi yan sa sagot sa biz number nila pero sa other numbers nila sa sagot na mga yan. Mga konting tips and tricks Lang na natutunan ko sa kanila hehe. Anubayan may ganon?

Hi all, matibay talaga ang gawa ng Amaia, ang contractor nila ay hindi basta basta, MDC or Makati development Corporation ang may gawa ng mga bahay. and all amaia scapes, kahit na economic housing sya, will be managed by APMC - ayala property management corporation, this is the same body that manages ayalaland premiere, avida, greenbelt etc.


Last cluster na ang cluster 3 sa cavite, and even though hinde pa eto open for the public and wala pa price, ubos na ang single homes dito, buyers were able to have a reservation via LOI. although this will be the last cluster, may mga iba pang projects nearby ang ayalaland sa Amaia scapes and Bella Vita.

Amaia projects are dubbed to be the "favorite" of ayala land, for this year and subsequent years, ayalaland inc. has allocated 50% of its budget for all the amaia projects, they are projecting up to 40 housing projects for a total of 5 years alone.

bare finished ang amaia scapes, depends na sa usapan nyo sa contractor, mas mura ofcourse if plywood, hardiflex ang gagamitin for partitions then have them painted. expect to shell out minimum 100k kasama tiles, wall paints

para saken mas malapit ang bella vita and accessible via Cavitex. sa ayala land din ito. Bella vita ranges from 400k to 550k for rowhouse, 700k for the bigger duplex unit, upto 800k for the duplex commercial unit.

For those planning to buy at amaia cavite, please think a thousand times.

Kung yung open canal ay lalaparan nila at aayusin ang kalsada, eto pwede nyong consider. Accident prone area ang open canal. This open canal, is the only route papuntang soon to be ayala mall, sa aguinaldo hiway, na pinakamadali.
With regards to public transpo, as of the moment, jeep going to epza and sm dasmarinas ply the route. There are also tricycles to serve you. Siguro yung van na sinasabi, if i were ayala, sya na maglagay ng shuttle from amaia to ayala mall. Para less headache sa homeowners.

If kayo naman ay may sasakyan, wag na kayo mag Tejero na daan kase ang layu ng ikot. Feeling nyo mas mapapabilis kayo if magcavitex kayo, hinde! Mahal na tollgate, malayu pa.
The best route pa din ang daanghari tas ikot ng molino blvd. Tas coastal road.
Now if mag Epza kayo na jeep at dun kayo baba tas dun din kayo magbus. Eh expect nyo na po na mas mahal ang bus fare ng dadaan ng cavitex. If i remember it right, 55 from tejero to baclaran.

Di ko po sinisiraan ang amaia cavite, nagcocomment lang ako, para ishare ang nalalaman kong best way to go around the place.

OMG! kkabili ko [textspeak!] dn ng unit twin homes sa Amaia Scapes in Laguna. Actually, kksimula ko plang mgbyad para sa down payment. After reading to some of the comments here, I feel like I made the wrong decision again. This is my 2nd investment, my 1st one is a condo. And medyo ndi dn maganda ngyri dun, I was thinking that since the developer here is Ayala Land then maybe ndi na mngyyri ulit [textspeak!] ngyri sa unang investment ko. But I guess I'm wrong. :(

sa dami ng bumili na sa amaia scapes cavite, i think that those who bought here see it differently, with the price range that these houses has to offer and the features of amaia, wala ka makikitang project that's the same distance to Pasay,Makati and Alabang, that's backed up by the Ayala name and will be managed by the same people that manages Greenbelt, Serendra, Ayala Alabang etc, i'm referring to APMC and the houses will be constructed by MDC - look around sa mga major constructions in Makati, you'll see MDC a lot. With all these features, the houses are being sold only at 600k to 1.25M

A 55 pesos bus fare via Cavitex is not bad at all considering this will lessen the traffic as compared to emilio aguinaldo route, so all in nasa 130up ang commute fare balikan depends on your destination, kesa sa mga projects in Antipolo, Montalban, Bulacan na same distance also to Makati that has the same commute fare but they are bahain and not to mention grabe ang traffic, if from cavitex ang daan mo, pinaka ma experience mo nang traffic going to manila is the traffic in baclaran, good thing there's MRT and LRT para bumilis ang byahe compare kung mag bus lang all the way.

People also can see that the toll fees in cavitex is way lower than the toll fees in SLEX, having your own car ang paying toll fees that's half the price of the toll fees in cavitex is still a plus point.

so yes, i'm positive that these people see it differently.

Btw, Cluster 3 will be the last cluster offering ng Amaia Scapes Cavite, pero Ayala Land will soon have new projects in this area, not just realty projects but more developments to come.

First devt na that's under construction is the The District Mall, tinayo to ng Ayala para may malapit na community mall for their projects - Avida Settings, Amaia, Bella Vita and other future housing projects. More infrastructure developments to come by Ayala Land.

Ayala Corp's CEO also signaled that the company would get more involved in transportation and power projects, which anticipates growing demand as the population continues to multiply.

"We're excited about touching lower and lower price points in our economy and being as relevant to those markets as we have to the high end," said Zobel de Ayala.

The move may be ideal for those searching out good quality at good prices. Zobel de Ayala added, "Hopefully, we'll have the same kind of level of service and quality we've been known for over the years."
