^Thank you sis Bluish. Ang inaalala ko kase baka mauna pa yung sa pagkuha ng biyenan ko ng bahay gamit yung pagibig ni mister. E nagiipon kase kami ng pampatayo ng bahay, which is iloloan ko din sa bangko yung ipagpapagawa ko. So kung matuloy yung sa pagibig ni mister sa biyenan ko, baka mahirapan ako makakuha sa bangko ng loan for construction.

^just make sure nakapangalan sa inyo ang title since si husband ang maglo-loan sa Pagibig, proteksyon nyo rin yan against sa mga kapatid ng husband mo kung meron man. By the way, 1 loan lang ang pwede sa Pagibig under his name. kapag may existing housing loan na kayo hindi na sya pwede ulit magloan ng isa pa. But he can file a loan for home improvement for the same mortgaged property. If you plan to file another loan with Pagibig, ikaw na ang option, ikaw na magfa-file under your name, yan pwede yan.

Itatanong ko sana kung iba pa ba ang requirements ng housing loan para sa property na naremita ng bank? at sa housing loan ng pagpurchase sa property?

Para kasing wala kami full picture.

Magfillup kami ng form ni hubby, application form for housing loan. Pero nahingi ang pag-ibig ng statement of account ng biyenan ko. OFW kase kami mag-asawa kaya hindi ko din alam yung mga processes.

may question po ako:

we have a 200sqm lot in the province and balak namin pagawan ng apartment. 1 pinto lang muna.

Kelangan pa po ba ng mga pirma pirma ng engineers and house plans bill of materials and permits bago magrant yung loan sa pag iBig?

Kahit 150,000 lang yung need ko iloan? Pandagdag lang sa construction?

^ I would suggest ang Pag-ibig Multi Purpose Loan na lang gamitin nyo, instead na House Construction Loan. kasi pag ganun imo-mortgage nyo  ang property sa kanila, gagawin kasi syang collateral, matrabaho yan. kung dagdag funds lang naman yung mga cash loans na lang ang gawin nyo.

We are newly weds and we are on our goal to purchase our new home.

1. Ang question namin, pwede kaya na yung pagibig fund namin ni hubby combined na pag nag apply?

2. Tapos, pwede bang pag mataas ang value ng property, Bank Financing kami sa DP, then Pagibig loan kami sa balance?

Medyo newbies talaga kami sa ganito. Will really appreciate your advise.

yes pwede, co-borrower ang isa sa inyo. Kung si Hubby mo ang nagfile ng loan, ikaw ang magiging co-borrower or vice versa.

sa 1 institution nyo lang pwede i-loan ang property, kung bank OR Pagibig. kung sa Pagibig nyo i-a-avail ang Housing loan, yung DP nyo, pwede nyo namang i-loan sa bank, pero cash loan hindi pwede housing loan, dahil naka mortgage sa Pagibig ang property. But you have to consider overlapping of payments here of course,  kung kaya naman ng budget, why not.

^what do you mean independently? you mean magfa-file kayo ng husband mo separately? Yes pwede yan, pero NOT for the same property. 1 lang ang pwede mag-file ng loan for a specific property, in this case pwede ka maging co-borrower din if you want.

marami kasing elements ang kino-consider: contributions at capacity to pay at kung minsan yung credit standing din kung may mga naging loans ka sa kanila previously.

hi mga sis! I want to share my recent construction loan from pag - ibig.

Our house and lot was under my mom's name. Then we asked to demolish our old house, completely demolish, and build a new one. the new house is under my name na, we had to make few paper works with LRA (Land Registration Authority) , but you can check your area sometimes you need Bureau of Land.

initially , we have to fix the paper works. certified thru copies. then ayusin ang requirement ni pag ibig.
we have to get an architect , and he also gave us BoM (building materials) as well as specifications. Blue printing follows pag OK na kayo sa design at sa budget.

then saka mag apply sa pag ibig. meron silang requirements, kasabay non meron din ang munisipyong ipapaacomplish sa inyo.

the pag ibig process took us 1-2 months before they gave our wanted price. 1.4 ang loan namin and it was approved In 5 days. I aassess nila lahat ng papers kung accurate ba ang specs vs BOM vs actual price ng mga bagay. They also have their architects and engineers that's why they know kung "overpriced" yung sinubmit na BOM or hindi. Minsan daw kasi, isusubmit na loan eh 2M tapos based naman sa specifications ng materyales ng bahay eh 1.6M lang, things like that.

they also give the money staggered. bago nila release ang 30% ng pera, kailangan may 20% na nagawa na sa bahay. meron talaga sila pinapadalang tao na nag iinspect.

Pagibig ay para sa housing loan. hindi sila magbibigay ng loan kung para sa apartment dahil business na ang category nun.

I would like to ask kung nag aaccept ba si Pag-Ibig ng pre-selling condo unit? I am about to buy a condo unit po kasi then sabi ni DMCI broker na ang need ng pag-ibig daw is title, eh ang maibibigay palang ng DMCI is the contract in the DP period po, so how can I apply via pag-ibig financing? pwede parin ba mag apply ng housing loan via pag-ibig po? TIA

Hello mga sis. Ask ko lang ok bang idea na i-pay off early yung loan? 30yrs to pay yung housing loan ko ngayon thru pag ibig and i was hoping na mabayaran ko sya earlier than that. If not, mabawasan man lang [textspeak!] principal para ma-lower down to less than 5k yung monthly ko. Thanks in advance!

^^hi sis, once done na with the equity tsaka lang pwede i-apply ng housing loan either sa bank or HDMF (PAGIBIG) if di nyo gusto sa in-house financing (normally with higher interest rate). Yes po, pwedeng mag-apply ng housing loan sa HDMF. Punta lang kayo sa office nila sa Shaw  then sa information pila kayo dun. I believe sa website nila is pwede nyo na rin ma-check if how much pwede nyo ma-loan.

^hi sis, yes, pwede po yan. Pa-re-compute na lang kayo everytime makakapagbayad kayo ng malaki.

My husband plans to apply for a Pag-ibig housing loan. I work from home so siya yung mag-apply. He's been working for more than 13 years and sa present company more than 5 years na siya employed doon. Will it help the approval of his loan if I also submit my bank statements, certificate of employment/proof of income etc?

Actually  ok lang na kahit sa husband mo, if add mo yung sa'yo, pwede naman.  Nag be base lang yata PAGIBIG sa sahod para malaman gaano kalaki ipapa loan and syempre, age, para malaman if gaano katagal yung payment ng loan. =)

Question lang po sa mga nakapag-loan na. Nasa magkano ba ang dapat iprepare para macomplete ang requirements bago irelease ang loan sa pag-ibig? Nababasa ko lang kasi processing fee lang. I know may iba pang documents na kelangan. Thanks sa mga sasagot.

^sa natatandaan ko, processing fee lang  ata ang binayaran ko with regards to PAGIBIG. pero syempre since they will require the title to be in your name already, separately you will have to spend for it. so lahat ng expenses that you will incur for the transfer, that would be outside PAGIBIG na.
